ANDY’S STORY
Andy's Frozen Custard has always been fanatical about custard, and has served it with pride since 1986. For
more than three decades, only the freshest ingredients have been used for a frozen custard experience you
can’t get anywhere else. The Andy’s Frozen Custard tradition started in Osage Beach, Missouri when John
and Carol Kuntz embarked on a new frozen custard endeavor. Their treat quickly became a legend at the
lake, and soon took nearby Springfield, Missouri by storm. It was at the original Springfield location where
John and Carol’s son, Andy & his wife Dana, worked long hours learning the business from the ground up.
Their fanaticism for a supreme product and unmatched customer service never wavered. Always striving to
expand and improve Andy’s Frozen Custard, they have taken the brand to new heights, with locations
throughout Missouri, Arkansas, Oklahoma, Texas, and Illinois, with plans for locations in Kansas, Tennessee,
Colorado, and Florida. These shops offer customers near and far from its Osage Beach roots a slice of
hometown Americana, where it’s fun to be a kid for a while. At the heart of each Andy’s is a fun work envi-

COMMENTS
The subject property is located in the heart of Carrollton’s retail trade area. It is situated at one of the main
entrances to the “Market at Hebron”, which is a neighborhood shopping center anchored by Sprouts Farmer’s
Market. Other national tenants within the center include a Starbucks, Jimmy Johns and T-Mobil as well as
numerous regional and local retailers. The building was newly completed in April of 2016 and features a
unique contemporary design with soaring walls of glass that allow customers to enjoy watching the desserts
being hand made. Andy’s will benefit from excellent visibility and exposure from over 50,000 cars per day at
the intersection of Hebron Parkway and Josey lane. In addition, Andy’s is surrounded by a dense residential
base and strong daytime population surrounding the center. Located just a few blocks from the property is
the Baylor Medical Center, which is a 216-bed acute care facility providing comprehensive care in a general
acute care hospital setting. Baylor Carrollton admitted 5,942 patients, delivered 1,399 babies, and saw over
35,000 emergency room visits. Baylor Carrollton has 499 physicians and 650 full time employees, not to
mention the countless part-time and volunteer staff. Together with the strong residential base, Baylor Medical

The City of Carrollton is located in the heart of the
Dallas-Fort Worth area. About 20 miles north of Dallas and
part of three counties: Denton, Dallas and Collin. The city’s
location offers residents and businesses, direct access to
an extensive labor market, top colleges, airports and
tourist attractions.
As of the 2013 census, its population was 126,700 making
it the twenty-third most populous city in Texas. In 2006,
Carrollton was named in America's "Top 100 Places to Live"
by Relocate America. Also in 2006, it was selected as the 19th
best place to live in the United States by Money magazine. In
2008 it was named by Money magazine the 15th best place to
live among small cities.
Businesses and neighborhoods flourish throughout the city's
approximately 37 square miles, and the surrounding major
highways, rail freight lines and Foreign Trade Zone designation
ensure continued success. A business-friendly city, Carrollton
ranks in the top cities in the region in creating the highest
number of new jobs, the total new development square
footage, and the number of businesses moving to Carrollton,
including the expansion of current businesses.
The momentum in commercial/industrial development
continues, and the economic cornerstone is the well-balanced
residential and business tax base. The city houses
headquarters for FASTSIGNS International, Inc., Halliburton has
North America operations for Easywell in Carrollton, Heelys, Inc.,
Jokari, Motel 6, RealPage, Inc. and Sandy Lake Amusement Park.
The City of Carrollton has established a successful track record in
attracting new companies, retaining present business community
partners, and assisting in the expansion process. In 2008,
Carrollton set a commercial/industrial leasing record. More than

in Carrollton. Occupancy levels for the commercial-industrial
