• 740 High Street Road currently has a double storeyweatherboard house situated on it.
• Existing houses in the area vary from a mix of single anddouble storey houses from different periods.
• The existing vegetation on site is largely of small to mediumsized trees and shrubs on the north of the site. There alsoconsists of many medium sized trees on the western andsouthern part of the site.
• Fencing in the area is varied with brick and timber being themost dominant.
• The site is also close to major road access and also withinwalking distance to The Glen Shopping Centre.
• Two existing crossovers exist on the site on the South westcorner of each allotment.
• The site has a north facing orientation.

1. Site consists of an area totalling 756m².2. North South Orientation.3. Close to the main shopping centre, The Glen.4. Within close proximity to parks, reserves and
amenities.

• The proposed development is situated atnumber 740 High Street Road in GlenWaverley. The site area is 756m² and currentlyhas a two storey weatherboard house on it.
DESIGN RESPONSE
• Building & works to construct a four storeybuilding with a basement to contain 14apartments and 16 car spaces with 2 visitor carspaces
• The proposed design is to sit comfortably withthe surrounding environment, by pushing andpulling the elements on all facade elevationsthus keeping the overall bulk of the buildingrelatively small. Brickwork has beenincorporated to compliment the existing localstreetscape and materials of surroundingdwellings. Setbacks to the second & thirdstorey and emphasis on the first and secondstorey elements reduces the sense of visualbulk.
• Street network permeability allows the ease ofaccess for local traffic onto major arterial andfreeway road networks.
• Low volume traffic ensures safe access in andout of the site from Blair Road.
• Required screening and window positioning hasbeen considered. Refer TP11 - TP12 - Elevations.
• Windows have been minimized where there ispotential for occupants to face directly ontoneighbouring yards. Where this cannot beavoided, window sill heights are positioned atleast 1.7m above the finished floor levels or hasobscured glass fitted.
• Landscaping has been maximised wherepossible.
• Please refer to TP14 - Shadow diagrams. Theproposal is designed to minimize the extent ofovershadowing onto neighbouring private openspace.
• The design has considered the rescode setback.
• The proposed driveway of the design hasbeen considered to have no effect to theexisting large street trees.
