Re: Quaterstown Mallow, preliminary site assessment.
In February, 2014 Priority Geotechnical were requested by DPS, acting on behalf of their
Clilent, Magni Industries Ltd., to undertake a preliminary site investigation to obtain
environmental samples for analysis, as part of a due diligence for the purchase of a site
at Quaterstown Mallow, Co. Cork ( 52° 7.531', -8° 39.979', see also below).
The brownfield site included the carparking to the north of the existing building and
allotments to the south.

The scope of works was such that one (1) day trial pit excavation and professional
attendance was provided by PGL, Denis Mc Carthy BSc, Geologist. The position of the
trial holes was determined by DPS, EHS Manager Nicholas Murray, in conjunction with
PGL, following a brief walk over survey of the site.
The works were undertaken on the 12th February, 2014, using a JCB back-hoe
excavator. The fieldwork was carried out in general accordance with BS 5930 (1999)
Code of Practice for Site Investigation and Part 9 of BS 1377 (1990). The subsequent
sections should be read in conjunction with the exploratory logs, photographic records
and environmental analysis attached.
A total of seven (7) number trial pits (TP01 to TP07, inclusive) were excavated to depths
of 1.2m below existing ground level (bgl) to 2.5m bgl. The trial pit excavation locations
accompany this report on drawing ref: P14013-SI-01. The ‘as built’ locations were
surveyed to the ING75 system of co-ordinates with elevations to Malin head datum. The
survey data has been presented on the relevant exploratory logs.
The preparation for and methods of taking environmental samples, together with their
size, preservation and handling was in accordance with the Association of Geotechnical
and Geoenvironmental Specialists (AGS) guide to environmental sampling, September
2010. A total of twelve (12) number environmental soil samples (ES), two (2) number
environmental groundwater samples (EW), and one (1) bulk disturbed samples (B) were
taken from the trial pit excavations between ground level and a depth 2.0m bgl within the
Madeground, Fill and natural Silt deposits on site. These were placed immediately in air-
tight containers, which were filled to the top of the sample container, a 250g Glass sample.
The sample was such to allow for required analysis.

All samples were transported to Priority Geotechnical’s laboratory in Midleton, Co. Cork
and prepared for scheduled testing at specialist analytical laboratory, Chemtest. The
following tests were scheduled by PGL being approved by DPS. The laboratory test
results were presented herein. A summary of tests undertaken were detailed below.

The geology of the study area (GSI 1:100,000 mapping Sheet 21) was characterized by
the Walsortian Limestone formation (WA) - massive unbedded Lime-Mudstone. Teagasc
subsoil mapping indicated; Madeground glacial deposits, alluvial deposits and bedrock
outcropping in the vicinity of the study area.
Based on the available data the site was characterized by Topsoil to depths 0.13m bgl to
0.3m bgl and unbound surfacing (Fill) to depth 0.25m bgl. The Topsoil was underlain by
assumed alluvial deposits of (slightly) sandy (slightly) gravelly SILT to depth up to 2.5m
bgl. Sandy GRAVEL was identified locations TP05 to TP07, below 0.5m bgl and 1.7m
bgl respectively. Madeground was identified at locations TP06 and TP07 to a depth
1.05m bgl. The Madeground had inclusions of plastic, steel and bitumen.
Groundwater was encountered at a depth of 1.05m bgl to 1.7m bgl. The Gravel was
groundwater bearing. Groundwater at location TP07 at a depth 0.5m bgl was assumed
perched. The Silt deposits were described as mottled at TP01 possibly indicative of
fluctuating groundwater level on the site. The site was characterized by regionally
important karstified bedrock aquifer. It is noted a cave feature lies 600m east of the site
at Ballydahin.

Environmental assessment The waste acceptance criteria (WAC) indicated inert materials, based on the extractable
leachate. There was no determination of absolute concentrations. Note, there has been
no assessment of the PAH of the Madeground between 0.6m bgl to 1.0m bgl at location
TP06. It should also be noted that the list of parameters assessed was not
comprehensive, the scope of works being a preliminary assessment.
Analysis of the ground water found it to be in-keeping with the Environmental Protection
Agency, interim guideline values, IGV outlined below.

In summary other than the presence of Madeground on site, there is no apparent
contamination based on the extent of works undertaken.

Re: Magni, Quaterstown Mallow, Site investigation
In April, 2014 Priority Geotechnical having previously undertaken a preliminary site
assessment, were requested by DPS, acting on behalf of their Client, Magni Group to
undertake a site investigation to determine the ground conditions at the recently
purchased site at Quaterstown Mallow, Co. Cork to allow for the design of new structural
elements within the existing building.
The works were undertaken on the 11th to the 17th of April, 2014, using PGL’s Dando
2000 light cable percussive rig. The fieldwork was carried out in general accordance with
BS 5930 (1999) Code of Practice for Site Investigation and Part 9 of BS 1377 (1990).
The subsequent sections should be read in conjunction with the exploratory logs, and
laboratory data attached as well as previous reporting ref: P14013, March 2014.
A total of seven (7) number boreholes (BH01, BH02, BH03, BH03A, BH04, BH05 and
BH05A) were advanced to depths of 0.2m/ 1.21 below existing ground level (bgl) to
10.9m bgl. The boreholes terminated after one hour chiseling without progress at depths
of between 4.85m bgl and 10.9m bgl. The nature of the strata in which the borehole
terminated was not determined. Twenty four (24) bulk disturbed samples (B) were taken.

The exploratory borehole locations have not been surveyed to a system of co-ordinates,
nor were with elevations to any datum recorded. Locations as presented are indicative
only. These locations are outlined on drawing ref: P14013A-SI-01 accompanying this
report.
A total of twenty five (25) number Standard Penetration Tests, NSPT values, were carried
out in the borehole, in accordance with Geotechnical Investigation and Testing, Part 3
Standard penetration test, BS EN ISO 11476-3:2005. The data was presented on the
relevant logs as well as being presented graphically herein. The distribution of
uncorrected Standard Penetration Test, NSPT values with depth is presented with the
exploratory logs. Refusals, NSPT >50 or where a full set of 4 number 75mm increments
were not achieved have not been plotted.
All samples were transported to Priority Geotechnical’s laboratory in Midleton, Co. Cork
and prepared for testing. The following tests were scheduled by PGL being approved by
DPS. The laboratory test results were presented herein. A summary of tests undertaken
is presented below.

The geology of the study area (GSI 1:100,000 mapping Sheet 21) was characterized by
the Walsortian Limestone formation (WA) - massive unbedded Lime-Mudstone. Teagasc
subsoil mapping indicated; Madeground glacial deposits, alluvial deposits and bedrock
outcropping in the vicinity of the study area.

Based on the available data the site was characterized by Fill material to depths 1.0m
below existing ground level (bgl) Beneath the Fill slightly sandy gravelly CLAY with low
Cobble content was identified to depths 4.85m bgl to 10.9m bgl. Boreholes terminated
after one (1) hours chiseling without progress. The nature of the strata in which the
borehole terminated has not been established. Location BH02 identified granular
deposits slightly gravelly clayey SAND and very clayey very sandy GRAVEL with low
Cobble content to a depth 4.5m bgl. These deposits were underlain by slightly sandy
CLAY to a depth 9.0m bgl. BH04 identified a slightly sandy slightly gravelly SILT to a
depth 4.0m bgl. Topsoil where encountered was 0.2m thick.
Based on the standard penetration test NSPT vales the CLAY was described as firm
(NSPT 12 to 19) becoming stiff (NSPT 21 to 39) below a depths of 4.0m bgl to 7.5m bgl .
Elevated NSPT value of 60 and 65 was measured at a depth 10.5m bgl and 4.85m bgl
respectively, prior to chiseling. The SAND was described as very loose (NSPT 3). The
GRAVEL was described as loose and medium dense (NSPT = 6 to 14). Elevated NSPT
values at 1.0m bgl were assumed associated with Fill material (NSPT 21 to 37 and >50-
Refusal).
Groundwater was encountered at a depth of 2.8m bgl to 3.2m bgl. Previous groundwater
was identified at a depth 1.05m bgl, noting the rate of progress of the cable tool casing
may not allow for equilibrium groundwater levels to be reached. Groundwater level may
fluctuate seasonally as previously indicated (TP01, March 2014).
Geotechnical assessment
The ground model for the site was such that: glacial deposits firm to stiff slightly sandy
slightly gravelly CLAY (CLAY_1) and loose to medium dense very clayey very sandy
GRAVEL (GR) were identified to depth 4.85m bgl to 7.0m bgl. Below a depth 5.5m bgl to
7.0m bgl stiff slightly sandy CLAY (CLAY_2) was identified characterized by high fines
content (98%) and plasticity index of 19 (intermediate plasticity) to depths up to 10.9m
bgl. Localised very loose slightly gravelly very clayey SAND was present at BH02

The upper slightly sandy slightly gravelly CLAY was charactersed by a NSPT value of 14.
The lower slightly sandy CLAY was characterized by a NSPT value of 22. Based on NSPT
data (Stroud, cu = f1 x NSPT, f1 function of PI, PI = 10 and 19, f1 = 6 and 5 respectively)
undrained shear strengths of the order 84kPa and 110kPa are proposed for the upper
CLAY of low plasticity (CLAY_1) and the lower CLAY of intermediate plasticity
(CLAY_2). An angle of friction, φ of 30o is proposed for the loose to medium dense
GRAVEL deposits (Nspt value of 6 to 14). An angle of friction, φ of 28o is proposed for
the loose SAND deposits (Nspt value of 3).
Given the presence of granular deposits of low and varied relative density coinciding
with groundwater, differential settlement is expected and so shallow foundations are not
recommended.
Mini-piles are proposed to transfer loading to a suitable bearing strata. The piles may be
designed for friction founding within the stiff slightly sandy CLAY (CLAY_2) below 7.0m
bgl. Piles may also be designed as end bearing at a depth between 9.0m bgl and 10.9m
bgl where cable percussion boreholes terminated in hard strata (Nspt 60 – 65).
pH and sulphate data indicated the site t be DS-1/ XA1.
