Curtain wall systems range from conventional mullion and transom technology to fully unitised solutions. Founded in 2009, the aim of the Al Fara’a Foundation is to harness the collective capacity of the Al Fara’a Group of Companies to meet the needs of our stakeholders with a deliberate and value seeking approach.

VICTORY TOWER, DUBAI MARINA

Flexibility to successfully meet diverse structural requirements

The Victory Tower is a 39 storey building offering a total of 292 one, two and three bedroom apartments and is situated alongside Sheikh Zayed Road in Dubai. In addition to three parking basements, Victory also consists of a ground floor with a 225m2 retail area as well as roof based health and swimming amenities. Nestled alongside the lake of the premium Jumeirah Lakes Towers suburb of Dubai, Victory Tower is easily recognised as a result of its unique and modernist architectural design.

We were approached to design and deliver the full façade requirement, which would ensure the optimisation of energy loads as well as the minimisation of reflection of direct sunlight. Ultimately we value engineered the system we installed to exceed specifications for the same cost, thereby maximising on the comfort of the residents and the community of the Jumeirah Lakes Towers, while saving energy costs for years to come.

Our façade installation comprised a double layer glazed system of stripped and coloured glass. The outer layer was imported blue reflective and the inner layer a muted silver glaze with additional absorptive properties, to ensure insulation from the heat or the cold. The aluminium cladding installed plays an important role in the perpetual saving of energy costs for and as it is fabricated from thermally broken profiles.

The structural challenge of the height and varied angles of the tower was compounded by dynamic variables such changing wind loads, acoustics, solar ratings and other climatologologal changes. We utilised 3D modelling to assess the impact of these factors and adjusted fixtures and installation methodologies meet the dynamic requirements at different locations on the tower.

We used an approach of open communication and teamwork with other sub contractors to help streamline our installation process. Our project management expertise coupled with our proficiency in the delivery of multi storey facades helped us to deliver this project on time.

PROJECT SHOWCASE

UAE UNIVERSITY, AL AIN

Superior project execution capabilities, exceptional detail and sophistication

The Al Ain University Campus is situated on 80 hectares of sprawling grounds in Al Maqam, Al Ain and accommodates 19,000 students in a 280,000m2 development that consists of 27 buildings that house state of the art educational facilities, sporting facilities and residential accommodation.

Each building of the 1,5’ billion construction package has its own unique design and personality to stimulate and encourage world-class achievement and learning. We were appointed to deliver the full façade requirement of 32,800m2, that includes brise soleil and extensively detailed decorative elements.

The project required a strong degree of sophistication comprising seven different colours of glazing and composites with different ceramic frit patterns, coatings and designs. Compounded with the sheer magnitude of the size of the project, this project called for leading technical and procurement expertise. We set up an onsite office at the site to maximise operational responses.

The project was of such high magnitude that at any given time we had up to 1,000 employees spread across 27 locations at a time. Utilising rigorous methodology that we have perfected over the years, we collaborated closely with other subcontractors to foster an environment of teamwork resulting in the completion of the project on time and with the commendation of our valued client.

MAZYAD MALL, MUSAFFAH

Technical leadership to deliver bespoke custom facades and decorative interior applications

Mazyad Mall is located in Mohammed Bin Zayed City, a community for 50,000 residents that will span 320 acres at an estimated investment of USD 7’billion. Comprising 350 towers along with educational, cultural, institutional and entertainment facilities, this community located in Musaffah is expected to be a key driver of Abu Dhabi’s economic diversification strategy.

Abu Dhabi Municipality is responsible for the development of the infrastructure of Mohammed Bin Zayed City, while the facilities are being constructed by private developers.

Mazyad Mall is located in Mohammed Bin Zayed City, Musaffah and offers both commercial and retail space alongside a community of 16 residential apartment blocks. The Mazyad Mall consists of a three storey mall with a basement that accommodates 920 vehicles. Atop of the mall is a fully furnished nine storey residential block and three 9-Storey office blocks. The built up area of the project is 113,380m2 on a plot area of 38,181m2.

We were appointed to fulfil 24,300m2 of shell and core requirements for the commercial buildings and malls with a specific requirement of maximisation of natural light to ensure a pleasant ambience.

Special considerations were incorporated into the design facades for the two office blocks that are built above the mall structure. Customised profiles were designed to allow for the integration of the horizontal brise system designed by us to help reduce the glare and heat. The glass for the 19,300m2 of glazed structures was sourced from the USA for the bespoke custom curtain walling systems.

Inside the mall, we designed, manufactured and installed the balustrades, glass and railings along with decorative works that match the contemporary styling of the interior of the mall. Every facet of our design focussed on maximising the distillation of natural light.

This project was fast tracked to accommodate the client’s requirements and we utilised our superior logistical capabilities to deliver and elevate thousands of panels everyday, while meeting safety requirements and working successfully alongside other subcontractors.
