Value formoneystill availableOne of the more remarkablefeatures of the Paarl residen-tial property scene this year,says Lizette Joubert, RawsonProperty Group’s franchiseefor the area, has been that al-though Paarl is now a seller’smarket – especially in the low-er price brackets – prices stillremain fairly stable, estimatedbyherasrisingonlysix toeightpercent per annumonaverage.
What is more, says Joubert,this means that the area still of-fers exceptional value to buyers,particularly those coming fromelsewhere.This Paarl franchise, says
Wayne Albutt, regional salesmanager for theRawsonPropertyGroup, Western Cape, has overthe past nine years grown instrength to be the currentmarketleader in the area, actively in-volved in more than 20% of all lo-cal property transactions.With over 65 Rawson residen-
tial sales franchises in the West-ernCape, the Paarl franchise alsohas an excellent referral-basedworking relationship within thegroup, nationally and regionally,as a sizable number of buyers andsellers are moving into and out ofPaarl.This year, he says, the fran-
chise ranked fifth nationally inthe Rawson Property Group interms of number of sales — andhas increased annual total salesby 48%.“The Paarl franchise’s success
is not only an indication of theproperty market in the area, butalso attests to the level of profes-sionalism of Joubert and herteam as well as to the the local
community’s faithandsupport intheir abilities,” says Albutt.“Joubert’s latest figures show
that the majority of sales (55%) isstill taking place in the ever- pop-ular middle bracket, which inPaarl means houses priced be-tween R1 and R2,5 million.“Here it seems homes on the
market usually sell within threeweeks. Above that level, demand
is increasing and the area hasmany upper-bracket homes, al-though these sales comprise lessthan 10% of the Rawson Paarl’stotal for this area.In contrast, the lower-bracket
homes (R350 000 to R1 million)have now been able to generate37% of sales.”Joubert says the significant
number of sales achieved in the
lower bracket is probably not al-together typical of most Paarl es-tate agencies, but is due to herfranchise establishing a targetedPaarl East satellite office a yearago, with husband, Arno as man-ager.This has been a good business
decision and has helped a lot tosatisfy local consumer demand.“In this price range,” says Jou-
bert, “thebigdemandis forhomespriced at between R600 000 andR800 000. In the middle-bracketprice range, demand is focusedmainly at round R800 000 toR1,5 million.Looking ahead, Joubert says a
revival in upper-bracket homeswill eventually come about buthas still to materialise, addingthat this scenario could changewithin the next 12 to 18 months.“However you measure it,”
says Joubert, “what Paarl can of-fer in upmarket homes, especial-ly at estates like Val de Vie, PearlValley and Boschenmeer, wherewe are involved, is exceptionallygood value, especially when com-pared with similar homes closertoCapeTownor in Stellenbosch.”The stock shortage in the popu-
lar price brackets, adds Joubert,has led to one or two sellers goingtheDIYrouteanddispensingalto-gether with estate agents.“While it is understandable
that some enjoy handling thistype of operation themselves, asestate agents we have to warnthosedoing this thatwehave seenseveral cases where over-confi-dence, combinedwith a lack of in-depth real-estate knowledge, hasled to costly mistakes.“It has to be appreciated that
the legislation surrounding realestate is complicated and thatthere are numerous pitfalls.which only those experienced inthis fieldwill recognise and avoidfalling into.There is an old saying which
still rings true: “If you think it’sexpensive to hire a professional,wait until you see how expensiveit is to hire an amateur,” she cau-tions.
A family home in Riparia Street that was recently sold by the Rawson Paarl team for R2 550 000 – the fullasking price. This home has four bedrooms, three bathrooms, two garages, a laundry, a swimming pool anda floor area of 372 m². The agent involved was Hestarie Uys. A similar home in the central Cape Town suburbs, said Lizette Joubert, would cost no less than R6 million.

you should budget a little extra just to besafe, suggests Madikizela.Maintenance of the property is up to the
home owner. If you are buying, make surethat you budget for ongoing maintenance,so set aside money every month for unfore-seen issues such as water leaks or a coat ofpaints for your place.Don’t go into debt to keep your house in
good working order!

The new Ford Fusion offers ex-cellent refinement and crafts-manship; technologies includ-ing Ford’s adaptive LED head-lamps, and Multi-ContourSeats; and a sophisticated de-sign.

“From convenience technolo-gies such as SYNC 2 and a new Ac-tive Park Assist, to safety technol-ogies including Pre-CollisionAlert with Head-Up Display, Fu-sion adds a range of safety and se-curity features for drivers in busyurban environments.”
Ford’s new Pre-Collision Assistwith Head-Up Display detects a po-tential collision and automaticallyapplies the brakes if the driverdoes not respond to warnings.
The system processes informa-tion collected from a windshield-mounted camera, and radar locat-ed in the bumper, and checks itagainst a database to help distin-guish people from typical roadsidescenery and objects.
The Fusion can also apply auto-matic braking to mitigate or avoida collision with a vehicle ahead.
Active City Stop operates atspeeds of up to 40 km/h.
At higher speeds new Pre-Colli-sion Assist uses radar and cameratechnology which allows it to scanahead and automatically apply up
to full braking force tohelp the driver mitigateor avoid many types ofrear-end collisions.
Radar technologyfurther enables the newDistance Indicationfeature and AdaptiveCruise Control technol-ogy.
Distance Indicationprovides an intuitivevisual interface to in-form the driver of thetime gap to the vehicleahead. Adaptive CruiseControl automaticallymaintains a chosen dis-tance from the vehicleahead.
In addition, the for-ward-facing camerasupports Lane KeepingAid, which applies steering torqueto guide the Fusion back in to laneif unintended drifting towards thelane marking is detected
Fusion petrol engine optionswill include the 1.5-litre EcoBoostand two 2-litre EcoBoost engines,as well as a high-powered 2.0-litreTDCi diesel engine that delivers132kW and 400 Nm of torque.
Combined with Ford’s ActiveShutter Grille system, which pro-vides aerodynamic benefits, thesenew engines deliver low carbon di-oxide emissions and excellent con-sumption.
The first model for Africa to bebuilt on Ford’s new global CD-seg-ment platform, the Fusion will de-but Ford’s new integral link rearsuspension configuration for im-proved refinement and more dy-namic performance.
The new platform and bodystructure is enhanced with Elec-tric Power Assisted Steering, andan optimised anti-lock brakingsystem also helps reduce stoppingdistances by more than one metrefrom 100 km/h.
The new Ford Fusion uses so-phisticated materials and produc-tion techniques to deliver greaterstrength and improved safety withreduced weight and enhanced sus-tainability.
An industry-first application ofhydro-formed high strength steelis used to produce the A-pillars,B-pillars and roof rails. A new mag-nesium inner tailgate structuredelivers a weight saving of approx-imately 40% compared to a tradi-tional steel equivalent.
Also helping deliver body struc-ture weight savings of up to 115 kg
for the 1.5-litre EcoBoost model isa recycled Front Energy Absorberdesigned to meet pedestrian pro-tection requirements.
Fusion introduces Ford’s adapt-ive LED headlamp technology toAfrica; combining full-LED head-lamps with Ford’s Adaptive FrontLighting System to enhance thedriver’s view of surroundings.
An advanced version of ActivePark Assist featuring Perpendicu-lar Parking enables drivers to de-tect suitably-sized parallel andperpendicular parking spaces andreverse hands-free into spaces andis supported by Park-Out Assist,which helps drivers to exit parallelparking spaces. Side Parking Aidalso warns drivers of obstacles tothe sides of the vehicles, as well asto the front and rear.
Fusion also enhances comfort
and convenience for driv-ers with features includ-ing a power-adjustable,memory-equipped steer-ing column, Ford Multi-Contour Seats withunique Active Motionmassage function, andFord’s SYNC 2 connectiv-ity system.
Enhanced MyKey tech-nology will enable Fusionowners to programme asecondary key to restrictparticular vehicle func-tions. Usually for young-er drivers, MyKey cannow inhibit incomingphone calls as well as re-strict the top speed; pre-vent deactivation of driv-er assistance and safetyfeatures; reduce the max-
imum volume of the audio system,and disable the system altogetherif the driver and passengers are notusing safety belts.
Low road noise levels have beenachieved by using an integral linkrear suspension and additionalsound deadening material, whilewind noise is now at levels previ-ously only experienced in the pre-mium segment.
Fusion delivers top quality andcraftsmanship for both the re-fined, elegant, sporty and highlyexpressive exterior, and the interi-or that features optimised ergo-nomics and comfort, with premi-um finishes and equipment.

The Opel Adam is an important little car.With the German manufacturer reelingfrom internal struggles and slumpingsales, Adam represents the spearhead oftheir newmarket onslaught. Named afterOpel’s founder Adam Opel, it’s akin toFord calling their new car “Henry”. It’s abig deal.
Newcars andnew technologyhave ensureda successful year for Opel and the Adam ap-pears set to add to this. Available at South Af-rican and Namibian dealerships from Janu-ary 2015 onwards, this luxury super-miniprobably won’t sell in vast numbers; ratheracting as the brand’s halo model.
It’s not that Opel needed another smallhatchback, the successful Corsa takes care ofthat and there are more on the horizon, with27 newmodels plannedby 2018.Adam is a lux-ury little plaything like an Audi A1 or Fiat500. Its three core principles are design, tech-nology and personalisation.
Thelookandfeelof thisnewcomercertainlyconfirms them and has allowed GM to secure115 000 orders worldwide. Locally, the Opelbrand has enjoyed a 41% sales increase year-on-year with extra investments and market-ing driving customers to more individual(separate fromotherGMbrands) showrooms.
Initially, we’ll get three Adammodels withtwo engines and five- or six-speed manualgearboxes. The base model uses Opel’s trusty1.4-litre four cylinder petrol engine(74 kW/130 Nm)while the two funkyandposhversions “Jam” and “Glam” use a sparkling-new 1-litre three cylinder turbo-petrol(85 kW/170 Nm).
During the car’s launch in December 2014,I was immensely impressed by this little en-gine’s abilities inmany different driving con-ditions. Peak torque arrives at 1 800 rpm yetI felt power comeon fromas little as 1 500 rpmwith excellent gear ratios to cater for any-thing from traffic jams to overtaking at high-way speeds.
AllAdams featurepower steeringwithCityMode for lighter response in confined spaces,where the two-door car’s small dimensionsal-so come in handy. This hatchback is just3 747 mm long, 1 807 mm wide and 1 484 mmhigh with a 35F petrol tank. Average claimeduse is5.3 for the1.4Land5.1 for thesmall turbomotor.
That last figure seems absolutely plausibleif not a bit conservative as the 999cc Adamsreturned just over 6F/100 kmafterbeingocca-sionallythrashedbyeager journalists.Anoth-eradvantageof thisnewenginewillbeitsrela-tively low loss of power at higher altitudes.I foresee it easily outselling the one-point-four.
The cheapestAdamwill surely find enoughsupporters as its base layout includes ABSbrakes with EBD, ESP stability control, sixairbags, air-conditioning, power windows,daytimerunningandfog lights, split rear fold-ing seats, cruise control, hill start assist, on-board computer, remote central locking,alarm and immobiliser.
I also discovered amazing interior textures(and trim options) in each car, as well as aradio/CD sound system with USB, mp3, auxand Bluetooth support. Dearer models get a7-inch touch-screen monitor with Intellilinksmartphone integration, various media appsand BringGo pre-loaded navigation.
AdamJam (themiddle child) can also boast
with blind spot alert, self-parking capability,LED tail lights and optional design / sportspackages. Adam Glam claims top spot withmulti-colour ambient lighting, panoramicroof, automatic lights and wipers, climatecontrol and an optional night-sky head linerwith 64 LEDs.
Asyoucan see,Opel didn’t fool aroundwiththe specifications of Adamand can thus justi-fy its 200-plus asking price. Final retail priceswere not confirmed at the time of going topress so I urge you to visit your nearest Opeldealer to get more information on this amaz-ing new car.
