mote Florida as a premiere travel destination.

We are very fortunate to live in one of the

most beautiful places on the earth. Each year,

millions of people from around the world

choose to spend their hard earned money and

precious time here with us in Florida. Those

visitors support jobs for more than one million

Floridians. In fact, we know that 85 visitors to

the Sunshine State supports one Florida job.

So I’m asking all Floridians to reach out and

“Share a Little Sunshine” with your friends and

family. Through an exciting and interactive

campaign, you can send an attractive postcard

or video to family and friends, inviting them to

visit our great state. Just go to

William “Bill” Crosby grew up in another beach

town, Rehoboth Beach, Delaware, the “Nation’s

Summer Capital”. After graduating from U. of

Delaware with a BA in Business, he wound up in

another beach area 9 years later, Cape Cod.

From there he made a big zig-zag to the Phoenix

area where he started 2 computer busi-

nesses. In 1999 he and his two partners sold the

software company.

Bill then moved to Ocala FL and tried his hand at

horses and that life, he found out just how big an

acre was after having 32 of them and how much

work it was. Bill decided he needed to move to

the beach, but this time one with no snow. Bill

fell in love with St. Augustine and has now lived

9 years at St Augustine Beach, about the same

distance to the beach as when he was a kid. This

is Bills 8th year in Real Estate. With 27 years of

computer background, putting technology to

work in his business is a real plus.

Why Own a Cellular Smartphone?

We have all wanted to carry the office with us; now

with the capabilities of the new cellular smart

phones this is really possible. These capabilities

break the chains of the office desk top and the lap-

top allowing wherever you are to become your new

office. With smart phones you can do all the normal

functions you have enjoyed in the past with you cel-

lular phone and enjoy all the new features and capa-

bilities.

The Cellular Smartphone is the new office.

With the Smartphone standard features and available applica-

tions your understanding of capabilities is essential to the port-

able office. Take a picture of a document, convert it to a PDF or

jpeg file and email it. With the correct application you can even

electronically sign a document on your phone touch screen and

email it without having to print it and have a copy going to your

email account for backup.

Smart phones have the capability of carrying files like a flash

drive transferring of the files is either by cable or Bluetooth.

This allows you to carry the files you need where ever you go

with the ability to transfer or email them as needed. It’s really

great to have your contracts and important documents available

at the touch of a few buttons on your smart phone.

Maintain and Utilize Contact information on your smart phone by

synchronization with your desk top or laptop. Using the right

application you can even sync your calendars, task, and notes

between computers keep from having to reenter information.

Utilize your smart phones digital camera and/or digital cam re-

corder and then be able to transfer the photographs or videos

you have taken to your desktop/laptop or to another smart

phone utilizing Bluetooth capabilities.

Use the digital voice memo recorder to record your thoughts,

when driving or previewing a property instead of trying to

find paper to write on. You can even record a voice message

then email it.

You can easily program your property locations into your

smart phones GPS application to map out your route when

showing property. It is impressive to a buyer to show them

the local map of the neighborhood, showing schools, shop-

ping etc.

Applications are available for to figure mortgage payments

and square footage to acreage converters.

The capability to surf the internet from you smart phone is

one of the most helpful things when you have run out of

property to show and need to quickly find another property

to show a buyer or when your buyer points out a sign and

wants to know about the property. Our board has a smart

phone capable website http://wireless.bor-mls.com where

you can do an MLS search and get the MLS information.

This is capability is provided by our board at no charge, you

even use your existing log on ID and password. Also, NAR

now has a wireless version of Realtor.com available for use.

Think about carrying your office with you while enjoying the

time additional time out of the office and a more productive

lifestyle. Remember our current buyers are spending more

and more time with the new technologies available and your

knowledge of how to connect with them is crucial to your

future.

Do you have kids currently in college, or maybe one who is about to graduate high school? Are they interested in a possible real estate related career? You’ll want to learn more about the Florida Association of Realtors Education Foundation Inc., a new not-for-profit corpora-tion established to provide real estate-related educa-tional scholarships and grants. Who can apply? Florida high school seniors who will be attending an under-graduate college or university; students currently en-rolled in an undergraduate college or university; and students pursuing graduate studies. Scholarships are up to $2,000 for students attending a two-year college, and up to $4,000 for students attend-ing a four-year college or university. Criteria to be con-

sidered include, but aren’t limited to: academic achieve-ments, financial need, relationship to the Realtor family, and contributions to family, school and community. The Foundation’s Board of Directors has “sole and absolute discretion” over all decisions as to whether an applicant qualifies. You’ll want to act fast: The application deadline for this year’s program is March 15. REALTORS® is pleased to announce the 2010

Scholarship Program. The Education Committee of the

St Augustine Board of REALTORS® kicked off its

Scholarship Program with committee members

contacting each office, promoting the program and re-

questing donations for this worthy cause. The annual

Scholarship Program as in previous years continues to

benefit graduating seniors by allowing them to apply and

to be considered for this award. Last year the Board of

REALTORS® awarded over $10,000.00 in scholarship

funds.

The Education Committee of the St. Augustine & St.

Johns County Board of REALTORS® realizes the

economic situations of the community but is dedicated to

continue the Scholarship Program. With the support from

REALTORS®, as well as our Affiliate members of the St.

Augustine & St. Johns County Board of REALTORS®, we will

attain this goal

guidance counselor, stop by the local Board office or email

2010 RPAC VALENTINE BALL FUNDRAISER The St Augustine & St Johns Board of REALTORS®, held their annual RPAC- Valentine Ball and Fundraiser at the Elks Lodge, St.

Augustine. The event was attended by about 100 Realtors® & Affiliate members and their guests. The invocation was given by

Travis Skogland with Land Title and the pledge by Chuck Pacetti, BOR President. The guests enjoyed a full buffet dinner, catered

by “Celebrations” with an elegant cake donated by RE/MAX 100 Realty, and dancing to music by “Terry Hunter” donated by Major

Sponsor, Mattamy Homes, represented by Dennis Gender.

Perfect Nails at Your Next Home Inspection!

It is the now the norm that a homebuyer will have their

prospective home inspected. That is a good thing!

Unfortunately for the homebuyer, it is not yet the norm

that their agent will be at the home inspection in its

entirety, and very often, not at all.

Now, I know some will say that it is the job of the in-

spector to care to and comfort the homebuyer during

the inspection, and I certainly agree. But the additional

care and comfort that your homebuyer feels with YOU

as their real estate agent also being present is the stuff

that life-long referrals are made of!

The agent has several extremely important duties to

perform at this very critical time. If these essential

duties are recognized, embraced, and then performed

well, the agent will be rewarded with three very impor-

tant things:

More deals closed,

Reduced liability,

And a near all-referral business.

The first great responsibility of the agent at the home

inspection is to do a proper and professional introduc-

tion of the homebuyer to the home inspector.

You must realize that most homebuyers have either not

purchased a home before, have not purchased a home

recently, or have not purchased a similar home in the

area. Despite any attempt at a poker face, they are

scared!

This fear of the process is made worse when the buyer

needs to go to a strange place, their wannabe home,

and meet a strange person, their inspector. They are

then instructed to go about making one of life’s hardest

and most expensive decisions. This fear can be greatly

reduced when the agent introduces the home inspector

as an experienced and familiar professional who can

be trusted to guide them though the scary parts to a

clear and simple understanding of the home under

consideration.

The next great contribution of the agent to the home

inspection process is to open the door!

Few home inspectors can legally obtain access to the

home to be inspected, and often I question the motives

of those who do have independent access. On the flip

side, the inspection never goes well if the entire inspec-

tion is conducted from the outside looking in.

During the body of the inspection, there is no special

item of significance for the agent to do. Some seem to

enjoy measuring and decorating, others use the time

for administrative or phone time. What is important is

that you are right there for the buyer when a need or

question arises. Remember, despite a calm exterior,

most buyers are very sensitive during this time.

On more than one occasion, I have watched a buyer’s

concern turn to comfort when an unknown concern for

the buyer was made simple by their agent.

On one beautiful day not long ago, I came down my

ladder to deliver the news to an anxious buyer that the

roof was in need of immediate replacement. I knew

that no matter how calmly or sweetly I explained the

situation, there would be concern. After my explanation,

the buyer was nearly in tears, but thankfully her agent

was on site to reassure her fears. The buyer got real

happy, real fast as her agent explained that the contract

stipulated that the seller would replace the roof.

Had the agent not been present, the buyer would have

been a wreck during the rest of the inspection, and may

have walked away from a home and deal that was ulti-

mately good. Thankfully, she didn’t, and she proudly

owns that home today.

Do yourselves a favor, be with your buyer for every stage

of the buying process, even something as routine as a

home inspection. Don’t leave the transaction in the

hands of someone else!

The last and final role of the agent at the home inspec-

tion is to participate in the inspection wrap up and report

review. During this period, the inspector will go over

every detail of the inspection report with the buyer line

by line.

If the buyer has any questions about a particular system

or defect, the inspector can go with the buyer and agent

directly to that item in the home. The inspector can then

point out, describe, or demonstrate. This is exactly what

needs to be done for a full and complete understanding

of the thought and it’s impact on the real estate con-

tract. This is where the agent comes in!

With the agent observing and participating in this proc-

ess, many good things happen. The agent has total

clarity on every element of the report and any issues that

may require attention. The agent can explain if any

repair money is available in the real estate contract.

There is never any confusion on which item, which sec-

tion, or how many of a particular problem exists. Inspec-

tor, buyer, and agent see and hear exactly the same

thing. Each can tell if the other has any point in conten-

tion or confusion.

When you participate in every detail of the buying proc-

ess, your buyer feels important and cared for, and you

create great value for your services. Guess what? More

deals closed!

As a real estate agent, Gayle Logan makes a differ-ence in people's lives daily by helping them achieve the "American Dream" of home-ownership.

More importantly, one hour a week she makes a dif-ference in a young person's life by mentoring.

Logan, a 10-year veteran mentor with the St. Johns County Education Foundation Take Stock in Children Program, has seen her past mentees graduate from high school, attend college on the Take Stock in Chil-dren Program scholarship, and establish careers. She has just begun to mentor her newest student at Rogers Middle School.

"Watching, listening, and being part of their journey is an honor to me. The children are our future, and it is up to us to help them see their potential," said Logan.

Logan sees a lot of potential in new mentee, Deidra Ellison. Deidra, an eighth-grader, spoke to a gathering of newly selected scholarship recipients during the recent signing ceremony.

"This program allows students such as me to reach our full potential through the mentoring process," Deidra said. "I look forward with hope to the chal-lenges that await me armed with the knowledge, con-fidence and real world experience that a mentor can provide."

Logan says she is thankful to be working with her current mentee. She sees that mentoring gives students the op-portunity to learn about life from caring, positive adult role models.

In turn, mentors find their lives enriched by helping young people navigate their way through middle and high school in order to reach the goal of attending college and pursu-ing successful careers.

Take Stock in Children is a school-based mentoring pro-gram that requires minimal preparation and less than an hour a week.

Mentors meet with students during the school day at a time that is convenient for the mentor and not disruptive to the student's academic schedule.

Mentors are provided with training and resource material prior to being matched with a mentee. Additionally, staff is always available to assist with questions or concerns.
