We have pleasure in outlining our services in relation to locating tenants and managing your property including; 1. Prepare and enter into a standard management agency agreement

outlining general obligations and fees.2. Advertise and otherwise promote the property, “For Lease”.3. Extensive reference checking e.g. previous tenancy details, employment and

credit rating where possible. We are also members of the Tenancy database TICA and TRA.4. Submitting prospective tenancy details and recommendations.5. Collecting and lodging the required bond. After finding a suitable tenant

we undertake to: – Prepare and administer the signing of the Residential Tenancy Agreement. – Carry out detailed ingoing inspection reports, followed by routine inspections where a written report outlining

the condition of the property along with recommending repairs to be attended to. – Collect rent on your behalf. – Prepare monthly itemised income and expenditure statements. An end

of financial year statement is also provided. Rental income is processed by cheque or deposited monies directly into a nominated account.

– Supervise repair and maintenance of the property as per your instructions, – Carry our regular rental reviews to maximize rent return.

Due to the constant changes in legislation in relation to tenants and landlord rights and responsibilities it is important that the landlord is fully aware of and complies with all aspects of these laws and regulations. At Breakfast Point Realty we attend regular Real Estate Institute training and information days.
