Preston Gateway north corporate ParkThis 86-acre $80 million project represents Phase II of the Preston Gateway Corporate Park. Preston Gateway North is an assemblage of eleven parcels of land, owned previously by various homeowners. Preston Gateway North is located in the heart of the Baltimore/Washington Corridor. Once developed, Preston Gateway North will be accessed from both Magellan Drive, a public road running through the neighboring Preston Gateway Corporate Park, and from Hanover Road. Plans are currently underway for a two-way interchange from the Baltimore Washington Parkway at Hanover Road. The planned interchange would enhance Hanover Road as a secondary access to BWI and surrounding areas, and would positively influence the project. The total project develop-ment will include buildings ranging in size from 40,000 to 250,000 square feet with a maximum build-out potential of 800,000 square feet. Windsor stationWindsor Station is a 22-acre property in Woodlawn, Maryland that has just recently undergone an adaptive use transformation. In 2011, Baltimore County designated this area a Federal Facility Enterprise Zone to support the growing office and technology sector needs created by the 2009 federal health care legislation. Through targeted tax benefits, the enterprise zone encourages job creation and renovation of outdated buildings that no longer meet the requirements of today’s technology-dependent companies.

Preston Scheffenacker Properties was aware of this growing demand and successfully re-adapted the Windsor Station prop-erty as Class A office space. This newly designated enterprise zone includes approximately 395 acres of industrial and flex office prop-erty. It located right off of I-695 and includes portions of Dogwood Road, the Rutherford Business Center, Windsor Corporate Park, Executive Park West and Meadows Industrial Center. Windsor Station is strategically situated near two of the Federal govern-ment’s largest agencies: the Social Security Administration and the centers for Medicare and Medicaid Services. Combined, these two agencies provide jobs to 16,000 Maryland residents.

The building was previously used for manufacturing and distribu-tion by the pharmaceutical products company, Actavis, totalling 242,000 square feet. Today the site includes a 74,215 square foot office space occupied by the US General Services Administration and a 55,00 square foot 2-story office space occupied by Northrop Grumman.

hollins end corporate Park WestHollins End Corporate Park Wast is located inside the northern boundary of the Baltimore Washington Corridor, just off of I-695 and Hollins Ferry Road in Halethorpe, Maryland (Baltimore County). This 51-acre site is a major redevelopment project and is within the Southwest Enterprise Zone where tenants can benefit from job creation and real property tax credits. Hollins End Corporate Park includes 30.88 acres, comprised of two tax parcels. Parcel 1 is 13.55 acres improved with a 279,000 square foot renovated, service warehouse building and Parcel 2 is a graded site totaling 17.33 acres. In 2009 Federal Express took occupancy of a build-to-suit project of 126,000 square feet on the property.
