Foundations to be 600mm wide trench fill to a depth
to suit site conditions. Internal walls are to be 450mm
wide. External walls below horizontal damp proof
course to be a 100mm wide external skin in facing
bricks, 100mm wide cavity filled with concrete up to
ground level, and an inner skin of 100mm solid
concrete blocks or common bricks. A horizontal
damp proof course is to be provided a minimum of
150mm above finished ground level.
New windows to be upvc with 28mm thick double
glazed units in low E glass. Trickle vents are to be
provided to window. Window to provide a minimum
of 1/20th area of floor in ventilation (opening areas).
All windows are to have an emergency escape
casement provided, ans is to provide an
unobstructed openable area that is at least 0.33m2
and at least 450mm high and 450mm wide. The
bottom of the openable area should not be more than
1100mm above the finished floor level. New front
door to be standard composite door by specialist
supplier / installer. All glazing in critical areas to be in
toughened glass. New sliding / folding doors to be in
aluminium construction to match window colour. New
feature glazing to 1st floor to be in aluminium to
match bi-fold doors.
Space heating by new gas boiler system. All gas
works ar to be carried out by and approved GAS
SAFE engineer. Copies of all completion certificates
are to be provided to building control upon
completion of the works. The existing radiator in the
hall is to be removed and relocated along the same
wall. A new sized radiator may be required.
All new Electrical works to be carried out by an
approved self-certicating Contractor or individual.
Smoke and heat mains interlinked detectors are to
be provided where shown on the floor plans. These
are to have battery back up.
Copies of completion certificates are to be provided
to building control upon completion of the works. The
existing main electrical fuse board is to be checked
for current regulation compliance. This is to be
changed if required to meet current regulations.
All new drainage to be in 100mm diameter upvc
pipework in a 150mm pea shingle bed and surround.
Where pipework passes through walls a 65 x 100mm
pre-stressed lintel is to be provided over. New
manholes if required to be 450mm diameter
polypropylene.
All new wastes to be 40mm diameter with deep seal
traps extending to 110mm diameter soil and vent pipes.
Soil and vent pipes to extend to a minimum of 900mm
above head of highest window. Air admittance valves
provided to svp's if not at end of run.
1st floor construction to be 47 x 100mm swd treated
joists at 400mm centres with 22mm moisture resistant
tg chipboard screwed and glued to the joists. Floor to
be insulated between perimeter walls with a layer of
150mm thick fibreglass insulation quilt laid between the
joists. Outside roof areas are to have 2No layers of
150mm thick fibreglass insulation quilt laid at 90deg to
each other.
New feature spiral staircase provided within new
ground floor extension extending to new first floor
construction.
Ground floor construction to be 65mm thick
fibre reinforced cement and sand screed, on
1200g polythene membrane, om 100mm thick
Celotex (or similar ) rigid insulation board, on
a layer of 1200g polythene damp proof
membrane which is to be dressed up external
walls to lap horizontal damp proof course, on
150mm beam and block flooring. A 150mm
clear void to be provided below beam and
block flooring for ventilation.
Beam and block flooring to be vented to
outside air with telescopic air vents at 2m
centres.
Roof construction to be concrete tiles to match
existing, on 25 x 38mm swd treated tile
battens, on layer breathable roofing felt. Rafter
are to be 47 x 150mm C16 at 400mm centres.
Note all of existing roof areas are to be
stripped and re-felted and old tiles re-used
wherever possible. 47 x 100mm swd treated
wall plate to be fixed to internal walls with 2.5
x 30mm galvanised mild steel straps at 2m
centres.
Guttering to be 100mm diameter half round
upvc gutter to 63mm diameter rainwater pipes.
External walls
To be 100mm external skin of facing ricks to
match existing, 100mm wide cavity filled with
Dritherm cavity wall insulation (or similar), and
an internal skin of 100mm lightweight
insulation blocks. Catnic (or similar) lintels
provided over new window openings with a
minimum end bearing of 150mm provided at
both ends. Cavities closed at reveals woth
Thermabate insulated cavity closer (or similar)
Where new external face brick walls meet
existing they are to be cut, toothed and
bonded to the existing. Block walls joined to
existing with galvanised wall starters. All
cavities are to remain continuous.Stainless
steel wall ties are to be provided at 4 per m2
with additional ties provided around new
openings.
New internal stud walls to be 47 x 100mm swd
C16 at 400mm centres, faced both sides with
a layer of 12.5mm thick plasterboard finished
with plaster. New stud wall in Utility area to be
clad in a layer of 12mm thick plywood or
11mm thick sterling baord.
Roof to be insulated with 100mm thick Celotex
or similar fixed between the rafters with the
bottom edge flush with the underside of the
rafters and a further layer 50mm thick fixed
across the outside edges of the studwork and
finished with a layer of 12.5mm tick duplex
plasterboard with a plaster setting coat finish.
Outside perimeter walls at 1st floor level to be
47 x 100mm swd treated at 400mm centres
and insulated and finished as main roof.
Internal stud walls to be 47 x 100mm swd
C16 studs at 400mm centres faced both
sides with a layer of 12.5mm thick
plasterboard with a plaster setting coat finish.
All stud walls to be insulated with 100mm
thick fibreglass insulation quilt placed
between the studs.

New gable wall construction to be external
man made external boarding on 25 x 38mm
swd treated tile battens, on a layer of
breathable roofing felt. New walls to be 47 x
150mm swd treated at 400mm centres with
100mm thick Celotex provided between studs
and a further layer 50mm thick provided
across the inside face of the studs. This is
then to be covered with a layer of 12,5mm
thick duplex plasterboard with a plaster setting
coat finish.
New double rafters provided to both sides of
Velux rooflights. Velux rooflights to be
installed in accordance with manufacturers
instructions.
All new structural work to be in accordance
with structural engineer's details and
calculations which must be strictly adhered to.
New soakaways to be provided a minimum of
5m from any building with a minimum capacity
of 1m3. They are to be filled with standard
soakaway crates wrapped in geotextile
membrane.

DESIGN AND ACCESS STATEMENT
The proposal comprises of a single storey rear extension and loft conversion. The new rear extension
will be constructed in materials to match the existing. The current hipped at the front of the building
will be changed to a gable construction which will extend over the small area of the corner recessed
area. This will provide balance to the design when looking form each side. The rear gable will include
a new gable glazed area, which will project light to the new living area and extend into the open loft
area.
Access to the rear extension can be made from the driveway side of the property, and from within a
central entrance hall. The main entrance door position to the property will remain the same. There
are no changes to be made to the current car access and parking as the current areas are adequate
for the client’s requirements.
