BUILDING SPECIFICATIONS & FINISHES LOWER MERION TWP., MONTGOMERY COUNTY The following specifications are noted to inform Buyer of the methods of construction, and materials used therein. All items and materials noted herein are the “inclusions”. Items and materials NOT noted herein are NOT included. EXCAVATION: Available topsoil shall be stripped and stored on the lot and spread at time of finish grading. Tree stumps, if any, will be removed or shredded in place at builders discretion. BUILDING SPECIFICATIONS & FINISHES LOWER MERION TWP., MONTGOMERY COUNTY

The following specifications are noted to inform Buyer of the methods of construction, and materials used therein.

All items and materials noted herein are the “inclusions”. Items and materials NOT noted herein are NOT

included.

EXCAVATION:

Available topsoil shall be stripped and stored on the lot and spread at time of finish grading.

Tree stumps, if any, will be removed or shredded in place at builders discretion.

CONCRETE:

Footings will be per plan and be 3000 pounds mix or better and set upon solid undisturbed ground.

Basement floor to be 3" concrete set on crushed stone with a 4" perforated pipe system, for Radon

mitigation if needed.

Garage floor to be 4" concrete with wire mesh reinforcement and pitched toward doors.

Sills and pads, IF ANY, to be concrete.

Dampproofing and waterproofing applied to all below grade new or amended foundation walls.

MASONRY:

New foundation walls to be 10" poured concrete placed to a height of nine feet (9') and/or as

indicated on the plan

Garage foundation will be as indicated on the plan.

STONEWORK:

All stonework indicated on Plan, IF ANY, to be authentic/natural stone indigenous to the area

as selected by the builder. All stone to be hand set in mortar with a pointed joint.

STEEL: As indicated on plan

LUMBER: Hemlock fir to be primary framing material

Finished basement area, if any, to be framed with a drywall ceiling to meet

code

First and Second floor joists, ceiling joists to be HEM FIR #2 or equal

Roof rafters to be per plan

Exterior walls, 2"x 6" set at 16" on center

Interior walls, 2"x4" set at 16" on center and packed out as required for heating and plumbing

at builders discretion.

Sub-floor, 3/4" Tongue and groove 4'x8' plywood "quiet" floor glued and nailed.

EXTERIOR WALLS & EXTERIOR FINISHES:

1/2" ZIP system sheathing or equal, traditional stucco, if any, done according to code. Balance

of home siding to be “hardie plank” cement board siding. See exterior finishes attached hereto.

EXTERIOR DOORS:

Front door to be custom SIMPSON, garage access to be "Peachtree" or equal 6 panel

fully insulated metal or equal per code, Patio or deck area to be "terrace" type door. Garage doors

to be one (1) 16' wide

wooden “Artisan” door w detailing to include an electric door opener. See Finishes below

ROOF:

Main roof, pents, porches, if any, to be “Certain Teed Landmark-Pro in Georgetwon Gray color”.

Gutters, where indicated on plan to be Aluminium w “gutter stuffer” material.

WINDOWS:

"Marvin” Intergrity fiberglass clad and insulated glass with screens, on operable windows, together

with traditional grilles or mullions as indicated on plan.

INSULATION:

Walls---“high-efficiancy Batt type” (R-20 approx.)

Ceilings: R-38 Blown-in Insulation Material

Sheathing: R-4 approximately

ELECTRICAL:

All wire(s), wiring and electrical circuits to be per BOCA code

“200” amp service with circuit breaker panel wired as per code and standard to the industry.

Separate wiring and breakers for ovens, cooktop, dryer, furnace(s), air conditioning, and

other major appliances. Quiet switches with normal sized plates used throughout.

Dimmers will be charged as an Extra. All baths supplied with exhaust fans. Two outdoor outlets

provided. The homes will come with 10 Standard “Juno” recessed lights. Additional lights will be

charged as an Extra at $150. per light., as an Extra.

A $1,500. Lighting fixture Allowance or credit is available for any/all decorative light fixtures.

INTERIOR WALLS:

1/2" Drywall glued and screwed and finished on interior living space walls of the home. 5/8"

Fire code drywall on all walls common to the living areas of the home to meet applicable codes.

MILLWORK:

All material to be paint grade as supplied by millwork company.

Baseboard trim in family room, kitchen, foyer, central powder room, to be one piece 5" colonial w

“profile” finish moulding at junction w floor; balance of house to be 3" colonial,

Standing trim and openings to be “ADAMS”.

A beamed or coffered ceiling detail is available for the Family room, or other rooms, as an Extra

If indicated on the plan(s) the home shall also include “custom designed architectural” columns.

Additional or special design woodwork or shelves, if any, to be as an Extra.

INTERIOR DOORS:

Traditional pre-hung molded colonial “Roman” design.

FINISH

HARDWARE & LOCKS:

Exterior: Front door to be "Emtek" entry system, other exterior doors, except "Terrace" or sliding

doors, if any, to be "schlague". All exterior doors to be keyed alike. Interior doors to be

"Schlague" in an oval type/shape series decorative knob.

Custom Bath accessories by Restoration Harware or other vendors: towel bars, TP holder(s)

and the like are are available as an Extra. The Builder does not supply any standard bath

accessories as these items are personal in nature. The Builder will install any bath accessories

supplied by the Buyer.

MIRRORS:

A Standard plate mirror to be installed by the builder over each vanity.

SHOWER DOOR:

A custom safety “THICK” glass shower door system is supplied at the Master shower.

Plumbing Specifications and Fixtures:

Selections to be made through Denise Guilfoyle of Fergusons

610-337-8856 Fixtures (toilets and the like) to be Kohler or Mirabell standard or equal in white color.

All toilets and sinks to have separate control valves. Toilets to be two piece elongated type.

Bath tubs in auxiliary baths to be 5’ "Americast" or equal.

Hot water heater to be one 55 gallon high efficiency.

Two frost free garden hose hydrants to be located by builder.

Water meter to be located per PSW Co’s directives .

All local codes will be met.

staircase landing. Many floor examples are available. The below floor samples are the standard and rated at a cost of

Family room Standard is an oversize “Majestic Quartz” fireplace that accomdates gas logs. The fireplace surround
