Note: For pre-2021 loan files, you can submit to Fannie Mae’s Desktop Underwriter via the interfaces labeled ‘DU

on the Web’ or ‘DU XIS’. However, for 2021 loan files, Fannie Mae no longer supports ‘DU on the Web’, so only

the ‘DU XIS’ interface is available. Similarly, for pre-2021 loan files, you can submit to Desktop Originator via the

interface labeled ‘DO on the Web’, however for 2021 loans you must submit to DO using the new ‘DO XIS’ interface.

ATR Assessment Method: Updated the DocMagic mapping to eliminate an audit error that occurred

when the ATR Assessment Method is ‘QM - Agency’.

Mailing Address: Updated the DocMagic mapping to address a condition that could cause disclosures

to get incorrectly delivered to the subject property address.

Print and Deliver: Added a default setting to enable an administrator to hide the ‘DSI to Print and

Deliver to Borrower’ option on the DocMagic interface screen. This setting can be configured on the DocMagic

defaults screen.

FHA Conditional Commitment

Updated the FHA Conditional Commitment document that can be printed directly from BytePro.

Optimal Blue - Pushback Service

Juneteenth Federal Holiday

Added support for the new Juneteenth National Independence Day holiday. Earliest closing date

calculations will be updated automatically upon opening the loan file. Be sure to go to Defaults > Business Days and

make sure that the Juneteenth holiday is checked appropriately for whether or not your business is closed on

Juneteenth. The checkbox affects certain calculations such as the 10 business day calculation for when the fees

expire on page 1 of the Loan Estimate, but the checkbox does not affect the calculation of the earliest closing date.

QM - General (Price Based)

Provisional Result: Corrected an issue that caused the QM test result to be flagged as Unknown when

the ATR Assessment Method is ‘QM - General (Price Based)’ and the rate is not locked. With this correction in

Revisions G, in the event that the rate is not locked then today’s date will be used to determine the Average Prime

Offer Rate and the corresponding test result will be flagged as provisional.

Application Date Check: Removed the component of the QM test that required that the application

date be on or after March 1, 2021 when the ATR Assessment Method is flagged as ‘QM - General (Price Based)’.

Loans that have an application date earlier than March 1, 2021 can now pass the QM test.

API

High CPU Usage: Corrected an issue that was introduced in Revision E that could cause the API to

result in high CPU usage under unusual circumstances.

Improved Speed: Improved the speed of opening a loan file.

Macros

Store Compiled Macros: Added the ability to reduce the application startup time by loading compiled

attribute to 1. Supported filter types include greater than, greater than or equal to, less than, less than or equal to,

and between.

Mapping - Construction Fields: For Construction and Construction to Permanent loans, added

mapping for TRID Purpose and corresponding URLA Loan Purpose.

Mapping - Refinance Type: Updated mapping for refinance type for 2021 URLA loans with H9

rescission notice to export the selected “Refinance Purpose Type” instead of Cash Out Other.

VA IRRRL: Fixed a problem that caused the VA IRRRL origination fee to calculate incorrectly under

Document Preparation Interfaces

Case Number Assignment Date: Modified the Docutech, DocMagic and IDS document preparation

interfaces to transmit a blank value for ‘Case Number Assignment Date’ when the value is blank. Previously if the

case number assignment date was blank, a value would be sent over based on selected MIP Period. For instance, if

the MIP Period was 'On or After 9/1/2019' and the case number assignment date was blank, the value 9/1/2019 was

transmitted.

Docutech

Application Taken Method: Corrected an issue where, if the Borrowers position was moved or

switched on a 2021 URLA application, the corresponding ‘Application Taken Method’ was not moving with the

borrower to the correct position. This only affected subsequent submissions to Docutech.

Fannie Mae

Validation - Attachment Type: Modified the validation message for ‘Attachment Type’ so that it

MISMO 3.3/3.4 Export

Mapping: Made a technical change to the MISMO 3.3 and 3.4 export files. An xlink:label attribute was

added to the EMPLOYER element. These file formats are sometimes used by certain document preparation

companies other than DocMagic, IDS, and DocuTech.

Import: Fixed a problem that prevented 2021 URLA files from being imported from MortgageBot.

labeled ‘View Warnings/Errors’.

Supplemental Property Insurance: Fixed a problem that caused supplemental property insurance

(e.g. flood, windstorm, and earthquake insurance) to be dropped when submitting an FHA or VA loan.

Credit Aliases: Fixed a problem that occurred when submitting a loan file that had a blank credit alias

record (i.e. the credit alias record existed in BytePro, but the first, middle, and last names were all blank).

Freddie Mac - LPA

Down Payment Information: Modified the interface to send down payment information only for FHA

and Home Possible loans. Also fixed a problem with the mapping of the down payment type ‘Secured Borrowed

Funds’.

Property is in a Project Indicator: Modified the interface so that the ‘Property is in a Project Indicator’

indicator is set to false for PUDs.

4506-C: Fixed an error that prevented the spouse’s information from printing on the 4506-C under

some circumstances.

Object Reference Error: Fixed an object reference error that occurred when importing a MISMO file

Related Loans: Fixed an issue that prevented the user from editing certain related loan information on

Interest Only Checkbox: Updated the checkbox so that it is no longer checked for ‘No Payment’ loans

where the interest rate is zero.

Web Portal

URLA Version: Fixed a problem that prevented users from importing pre-2021 URLAs when the user is

part of a correspondent organization.

Factual Data Credit Reports

Credit Report Stored Document: Fixed an issue that caused the stored Factual Data credit report to

be deleted when the Fannie Mae DO or DU interface was run for loan files using the 2021 URLA. This issue affected

only the ‘Factual Data’ interface; the ‘Factual Data by CBC’ interface was not affected.

Fannie Mae DO and DU

Other Income: Fixed an issue that caused Fannie Mae to count only the first ‘Other Income’ record of

a particular type when multiple records of the same type exist. For instance, if two ‘Foster Care’ records are entered,

each for $600, then Fannie Mae counted only $600 in foster care income. This fix causes the full $1,200 to be

counted. In prior versions the work-around is to enter the full amount in a single record, so in the foster care

example you could work around this issue by deleting the second foster care income record and entering $1,200 in

the first record. Note that this issue did not affect multiple ‘Other Income’ records of different types. For instance, if

you had one foster care record for $1,200 and one alimony record for $3,000 then Fannie Mae would correctly

calculate a total of $4,200 in other income.

Omitted Mortgages and HELOCs: Modified the DO and DU interfaces to send the Omitted flag to

Fannie Mae for Mortgages and HELOCs in addition to other types of liabilities. The Omitted flag may be necessary in

the event that a borrower is obligated on a mortgage but a different obligated party is actually paying the mortgage.

In previous versions the Omitted flag was sent only for non-mortgage and non-HELOC liabilities.

Fannie Mae DO

List of Lenders: Corrected a problem that prevented the DO interface from being able to obtain the

list of lenders.

Copy Loan File

URLA Version: Modified the loan file copy feature so that ‘Standard’ and ‘Limited’ copies that are

created after the URLA implementation date are flagged to use the 2021 URLA. For instance, if you copy a loan file

on March 15, 2021 using the ‘Standard’ copy option, the copy will be flagged to use the 2021 URLA, even if the

source file uses the classic URLA. Copies that are created using the ‘Full’ copy option retain the source file’s URLA

version.

URLA Lender Loan Information

Printed Document: Fixed an issue that caused the Lender Loan Information document to be

formatted incorrectly when no header is included on the document. A header is included when a logo, barcode,

and/or license information is configured to print on the document. A work-around for this issue is to configure a

logo, barcode, or license information to print on the document by editing the information in the Documents tab of

the Security Manager.

Document Preparation Interfaces

Mortgage Type: Modified the document preparation interfaces to transmit ‘StateAgency’ or

‘LocalAgency’ when the corresponding mortgage type is selected in BytePro when using the 2021 URLA. In prior

versions the mortgage type was transmitted as ‘Other’ under these conditions.

Continuation Sheet: Added mapping for the URLA Continuation Sheet for Docutech and IDS.

LTV Calculation

LTV: Corrected the following LTV calculation issues.

(1) Modified the LTV calculation so that all loans that are treated as refinances use the appraised value exclusively

for the denominator when the ‘LTV Calculation Method’ is set to ‘Rehab’. Loans that are treated as refinances

include: (a) loans where the loan purpose is ‘Refinance’, ‘Second - Refinance’, ‘Third - Refinance', ‘Second’,

‘Third’, or ‘Other’, and (b) loans where the loan purpose is ‘Construction’ or ‘Construction - Perm' and the ‘Treat

as Refinance’ checkbox is checked on the ‘Construction Loan - Details’ popup. In prior versions, when the ‘LTV

Calculation Method’ was ‘Rehab’, only loans where the loan purpose was ‘Refinance’ used the appraised value

exclusively for the denominator.

(2) Altered the amortization schedule so that loans that are not treated as refinances and have the ‘LTV Calculation

Method’ set to ‘Rehab’ require either the purchase price or the ’Alterations Improvements and Repairs’ to be

entered. In prior versions the purchase price could not be left blank.

(3) Altered the amortization schedule so loans that are treated as refinances do not require the Price/Value field to

be entered.

(4) Altered the MI cutoff calculation on the amortization schedule so that the LTV denominator is calculated using

Parties: Modified how the party category is transmitted to CoreLogic to resolve mapping issues.

Document Preparation Interfaces

Co-Borrower indicator: Updated how the co-borrower indicator is transmitted to the document

preparation companies for loans using the 2021 URLA. In previous versions this may have caused the document

preparation vendor to produce two URLA Borrower Information forms for a borrower/co-borrower pair instead of

an URLA Borrower Information form for the borrower and a corresponding URLA Additional Borrower form for the

co-borrower.

DocMagic

Texas A6: Fixed the mapping of the element that indicates whether the loan is a Texas A6-to-Non-A6

loan.

DocuTech

Application Taken: Fixed an issue that caused the application method (labeled ‘Info Provided Via’ on

the screen) to not be populated on secondary loan applications on the 2021 URLA Borrower Information and URLA

Additional Borrower forms.

Ernst Publishing

Environment: Added the value ‘UAT’ to the Environment drop-down list on the Ernst Publishing

defaults screen. This new environment should be used instead of the ‘QA’ environment after approximately March

9, 2021.

Fannie Mae – Desktop Underwriter

Validations: Removed the requirement to enter the number of payments left for liabilities for loans

using the 2021 URLA.

FHA Addendum to URLA - 92900-A

Made several changes to the 92900-A:

(1) Added a new party 'FHA Mortgagee Rep' for the signature name and title found in part 4.

(2) Added CHUMS ID for Reviewer of Appraiser to print in part 4, section B. This field is also found on the 92900-LT.

(3) Fixed the party association for FHA Post Closing Mortgagee selection.

(4) Added Cardex selection for parties ‘FHA Mortgagee Rep’ and ‘FHA Post Closing Mortgagee Rep’. After

installing 21.1 Revision B, you must open and close the Security Manager once in order to initialize these new

contact types; until they have been initialized any new contacts with these types will be inaccessible.

Freddie Mac - Loan Product Advisor

Validations: Removed the requirement for the user to enter the application date. An

earlier version of this release note attributed change BYTE-5262 to Freddie Mac Loan Product Advisor instead of

Fannie Mae Desktop Underwriter (see above).

Freddie Mac - Loan Assignment

Loan Assignment: Fixed several issues with the Freddie Mac loan assignment functionality for the

2021 URLA. To access this functionality open a loan file that uses the 2021 URLA, open the ‘Loan Product Advisor -

System to System’ interface screen, then look for the button labeled ‘Transfer’ at the top of the screen.

Credit Reference Number: Fixed an issue that caused the co-borrower’s credit reference number to

not be automatically populated for loans using the 2021 URLA.

Web Portal

Merge MISMO 3.4 ULAD File: Fixed the object permissions for the ‘Merge MISMO 3.4 ULAD File’

feature; disabling or enabling this screen in Object Permissions had no effect on the screen in the Web Portal.

Fannie Mae DO/DU

MIP Refund: Fixed an issue that caused Fannie Mae to double-count the FHA MIP refund on loan files

that use the 2021 URLA.

Web Portal

Desktop Underwriter: Fixed an issue that prevented the DU findings from being imported when

Fannie Mae returned warnings on the submission of a loan file that uses the 2021 URLA. In addition, the user was

not notified of what conditions gave rise to the warnings. As an example, a warning occurs when the value ‘Stock

Options’ is selected for the asset type on an FHA loan file.

Details of Transaction

‘Not Counted’ Closing Costs: Adjusted the logic on the Details of Transaction for the 2021 URLA so

that closing costs that are flagged as ‘Not Counted’ are not included in the calculations for borrower closing costs,

seller credits, or other credits. In prior versions the ‘Not Counted’ flag had no effect on the Details of Transaction on

the 2021 URLA.

FHA 92900-LT

LDP/SAM: Added checkboxes labeled ‘No’ for the ‘LDP/SAM’ indicator. In a prior revision to the form

HUD removed the ‘No’ checkboxes; HUD then subsequently re-added them.

DocMagic

H-9 Rescission Notice: Fixed an issue that prevented DocMagic from producing an H-9 Rescission

Notice for 2021 URLAs. The H-9 notice is triggered when ‘Yes’ is selected in the ‘Use H-9 Rescission Notice’ drop-

down list on Closing screen. This problem did not affect pre-2021 URLA loan files.

2021 URLA

State-Specific Disclosures: Added three new state-specific disclosure documents to replicate wording

that could optionally be included on the pre-2021 URLA. The new disclosures are ‘CA - Notice to Married Borrowers’,

‘OH - Equal Credit Opportunity Notice’, and ‘RI - Arson Conviction Disclosure’. The language in these three new

disclosures, in addition to the language in the existing disclosure ‘MA – Chapter 184 Section 17B Notice’, cannot be

printed on the 2021 URLA. If necessary, please include these disclosures in your print sets to ensure that the

disclosure notices are included with your initial disclosures.

Web Portal

2021 URLA Screens: Added new screens to the Web Portal to support the 2021 URLA. The new

screens are ‘URLA Borrower Info Part 1’, ‘URLA Borrower Info Part 2’, ‘URLA Borrower Info Part 3’, ‘URLA Borrower

Info Part 4’, and ‘URLA Lender Loan Info’.

URLA Version Option: Added the optional ability for third party originator (TPO) users to specify

which version of the URLA to use when creating a new file in the Web Portal. See the setting labeled ‘URLA Version

Option (TPO Only)’ at the bottom of the URLA defaults screen in BytePro. The option to create a new loan file using a

Fannie Mae 3.2 file is available only when using the Classic URLA, and the option to create a new loan file using a

MISMO 3.4 URLA file is available only when using the 2021 URLA.

Merge MISMO 3.4 ULAD File: Added a new screen in the Web Portal labeled ‘Merge MISMO 3.4 ULAD

File’ which provides the ability to merge a MISMO 3.4 ULAD file for 2021 URLAs. This feature mirrors the

functionality of the existing ‘Merge Fannie Mae File’ screen, which only applies to Classic URLAs.

Export Fannie Mae 3.4 ULAD File: Added a new button to the existing ‘Export Fannie Mae File’ screen

in the Web Portal. The new button allows the user to export a Fannie Mae/MISMO 3.4 file. The new button is visible

only when the URLA Version is ‘2021’.

Freddie Mac LPA: Added the ability for TPO organizations to use the system-wide default credentials

when submitting to LPA. On the Organization editor in the Security Manager, select a TPO ‘Organization Type’ such

as ‘Broker’. After making this selection a field labeled ‘Freddie Mac Credentials’ will appear below the ‘Organization

Type’ field. Select ‘Use Organization Credentials’ to specify the TPO Number and TPO Password that is unique to that

particular organization, or select ‘Use Shared Credentials’ to use the shared Freddie Mac credentials that are

specified on the Freddie Mac defaults screen.

Consumer Portal

Updated the Consumer Portal to support the 2021 URLA. New loan files created in the Consumer

Portal on or after the 2021 URLA implementation date automatically are flagged to use the 2021 URLA. By default,

the 2021 URLA implementation date is 3/1/2021, but can be modified by adjusting the ‘Early Implementation Date’

setting on the URLA defaults screen.

Offline Mode - Removal Announcement

Added a warning that Offline Mode will be removed in the next version of BytePro Enterprise in order

to pave the way for new features. Offline Mode is a rarely used feature that allows a loan officer to start a loan file

without being connected to the database, then upload the file later when the database is connected.

2021 URLA

REO Section Headings: Updated the REO section headings on the printed URLA Borrower Information

document; each REO is now presented with its own heading such that the third REO is under the heading ‘3c’, the

fourth REO is under heading ‘3d’ and so on.

Country Field: Added a default setting that allows ‘US’ or ‘USA’ to print in the Country fields on the

URLA when no country has been entered in the user interface. Go to Customize > Defaults > URLA and look for the

setting labeled ‘Default country to print if country is not entered’.

API

Purchase Credits: Updated the API to allow Purchase Credits to be added, deleted, and modified.

File Name: Added the ability to update the loan file name via the API.

Credit Reporting Services

Added ‘Credit Reporting Services’ to the list of available credit reporting agencies.

DocMagic

Escrows: Updated the DocMagic interface to support escrow amounts that are partially paid by the

borrower and partially paid by the lender, seller, or a third party.

ENote and ENotary: Added ENote and ENotary features for DocMagic. On the DocMagic interface

screen, select ‘Closing Documents’ for the ‘Package Type’, then check the ‘DocMagic eSign’ checkbox. The ENotary

and ENote fields will then appear at the bottom of the ‘Delivery Options’ section.

Document Preparation Interfaces - Escrows

2021 URLA: Updated various field mappings in support of the 2021 URLA.

Escrows: Updated all document preparation interfaces (including DocMagic, Docutech, and IDS) so

that prepaid items are marked as escrowed on the LE when (a) the Disbursement Schedule is [blank] and (b) the

Loan Purpose is [blank], Purchase, Refinance, Construction-Perm, or Other.

Docu Prep

Updated the Docu Prep interface to include the MISMO 3.4 ULAD file in the set of information

transmitted to Docu Prep.

MISMO 3.4 Export File: Updated the Fannie Mae MISMO 3.4 export file to include the ‘No. Units’ field

for REOs. To export this file go to Interfaces > Fannie Mae > Export Fannie Mae File, then select ‘Fannie Mae DU /

MISMO 3.4 (.XML)’ from the ‘File Version’ drop-down list.

AUS Runs: Fixed an issue that prevented the Underwriting screen’s AUS Runs table from being

updated correctly when FHA or VA loans were submitted to Fannie Mae using the ‘DU XIS’ interface.

FHA Addendum to URLA - 92900-A

Added a new ‘FHA Addendum to URLA’ screen and document to support the revised HUD 92900-A.

While previous editions of the form were shared with the VA, the new form is to be used for FHA loans only. For VA

loans, continue to use the existing ‘FHA / VA Addendum 92900-A/26-1802a.’ For details, please see Mortgagee

Letter 20-49.

Good Faith Estimate

Updated the GFE so that the ‘LE Delivered’ flag no longer gets set when the GFE is printed on a TRID

loan. The ‘GFE Delivered’ and ‘LE Delivered’ field share the same underlying database field; in prior versions printing

the GFE would cause the field to get set even when the loan was a TRID loan. Now the act of printing the GFE sets

the flag only if the loan is a GFE loan, not a TRID loan.

IDS Document Preparation

Added mapping for the IRS 4506-C.

Loan Purpose

Relabeled the loan purpose on the Home screen from ‘Purpose of Loan’ to ‘Loan Purpose’ to match

the verbiage on the 2021 URLA. When the loan purpose is Second, Third, or Other the loan purpose description field

appears, which is now labeled ‘Loan Purpose Desc.’

Macros

On File Copied: Added a new ‘On File Copied’ macro event that is triggered when a loan file is copied.

Loan Status: Fixed an issue that caused a ‘Object Permission State Cannot be Determined’ error

message to appear under certain conditions when a macro attempts to set the loan status while the file is being

created. This can happen in an ‘On File Created’ macro or a ‘On Field Changed’ macro.

Collections: Updated the SDK to allow items to be added to the following collections: Expenses, Gifts,

and Purchase Credits.

MISMO 3.4 ULAD Import

Updated the MISMO 3.4 ULAD Import feature to fix errors and import additional fields.

Mortgage Insurance Interfaces

Updated the mortgage insurance interfaces to support the 2021 URLA.

New File Screen

Fixed an error message that was displayed if the user attempted to create a new loan file using a
