The RERA (Rodeo Estates Residents’ Association) is a non-profit organization formed by the residents of Rodeo Estates

Mobile Home Park in Soquel, California. Its purpose is to provide the community with a forum in which to share

information and support to its members. Its newsletter, The Update, is published monthly to that end.

February Newsletter

Dear Friends & Neighbors,

This is a very important Editorial because we so many very exciting and important

announcements that I didn’t want to ‘hide’ in the back pages of the issue!!

First, the Nisson Dealership plan for building on the soon to be vacant lot at the corner of 41st and

Soquel has been put on hold!!! Thanks to Lisa Sheridan and some other volunteers who are

watching this project very closely. She actually stopped all progress by filing an environmental

report request, so that a study can be performed on the impact of the car dealership on our

neighborhood. She is going to attend our February RERA Board meeting to give us an update.

Please plan on joining us on February 7th at 7:00 p.m. We need a lot of support if we are to stop

this “traffic-making-noise-generating” business.

Second, the Red Cross will be making a visit to educate us on Emergency Preparedness on

Saturday, February 10 at 11:00 a.m. This program will cover the bare necessities in case of a

natural disaster. We will help all those who need resources to outfit their homes with the basic

components to assure they stay safe.

IT’S BACK ~ THE RUMMAGE SALE IS ON!! We need volunteers to help in many capacities. Starting

on April 21st, we will have an EARLY pickup of donated items. So this is the time to purge your

closets and storage units to make this an outstanding event this year! However, if you don’t want

to wait until the April pickup, you may call Pat Jenkins (cell: 314-607-1520). The volunteering

starts on that day, whereas we typically pick up the donations, and work at pricing and storing

them at the RV parking area. The actual setup for the sale (Date to be determined, probably July or

maybe September) will take 2 days. We have this process pretty much in the bag, so the blood,

sweat and tears (and muscle) are the only thing you need to bring to the table!

I have posted a “proposed” Social calendar for your review. By the time you read this, we will have

met at a Town Meeting on January 27th and discussed a budget for all the events. The next

newsletter will have an updated agenda. The tried and true parties will remain, so we hope you

will take advantage of what we offer here at Rodeo Estates.

Introduction of RERA Residents Attending

A quorum of Board Members was present.

Minutes from December 6, 2017 meeting.

Pat Jenkins moved to accept the minutes as printed and Nancy Hallmark seconded. The motion passed.

(An error in the December minutes stated that $1000 would be transferred from the RERA/Social account to the Legal

account. The correct motion was to transfer from the RERA account to the legal account.)

President’s Report - President Caren King was absent. Vice President Peggy Ross chaired the meeting. The latest Rent

Control hearing bodes well for park residents. January 30 is the next court date if the Waterhouse case is not thrown out

by the judge.

Treasurer’s Report

Liz Cass prepared and delivered the $100 holiday gift card for Dolores. - Tom Reefe gave Liz information about the RERA

Treasurer State status form for the Association. It is not yet due for renewal and the update form will be mailed to Lutz.

Liz did not receive the $100 donation from Management for our Thanksgiving party. She will inquire at the office.

Pat Jenkins moved that we not transfer $1000 from the RERA account to the Legal Fund until we have an opportunity to

discuss further. Sally Grey seconded. Peggy Ross, who originally had presented this motion in December, objected to

postponing the decision. The motion to rescind the previous motion carried. No funds will be transferred.

Pat Jenkins proposed a meeting to prepare a budget. Previously, the Social Committee created an annual budget based

on previous years’ expenditures.

Social fund balance $1,298.98

RERA balance $ 3,098.58

Social and RERA balance $4,397.57

Legal Fund balance $13,593.51

Sally Grey moved to accept the report as presented and Pat Jenkins seconded. The motion carried.

Emergency Contact Lists

The project is underway. Team leaders are supposed to hand forms to Pat Jenkins. At least two additional team leaders

are needed.

Social Committee

Georgia Labou handed out Christmas gifts to 11 residents, who were very appreciative. The New Year’s Eve party was

attended by 15 residents.

Please remember to sign up for these social events!

Pool access update

LaNell Aubrey had volunteered to research the legal requirements and submit a second request. She was not present.

Emergency Preparedness Report

Estelle Turner was not present to provide a date for the January information meeting.

General Discussion

Ann Schrodel (Space 40) has been told that her carport fence is too high. She will meet with Brett to discuss options. She

has lived here over 5 years and did not build the fence! There is also a dispute over the lot line. The lot had been

inspected without noting this issue.

Peggy Ross said that neighbors normally share the cost of such revisions. The Board has no power to become involved in

this issue. The legal fund is not a resource for resolving individual problems. Peggy suggested that Ann Schrodel contact

an Ombudsman.

It’s a good policy to discuss such issues with your neighbor before escalating to management or above!

Welcome Committee - Sally Grey reported that most of the new residents received welcome packets. A few remain to

be delivered. New residents are arriving and some are leaving already!

For February’s agenda: Who is the social committee? What about a budget? Pat Jenkins will form a rummage sale

committee.

Residents have requested that the minutes and agenda for Board meetings be posted in the clubhouse. Other solutions?

IN THE BLINK OF AN EYE

My name is Rosa Rita and I reside in Space 27 with my master, Jules Rodriguez. I weigh 4 lbs.

and I am 9 years old. I am going to tell you a story (based on a true event) that happened to me.

About 4 weeks ago I was on my leash standing at my Master’s side as she was chatting with a

neighbor.

A resident of the park and her dog joined us. That dog decided, I guess, that he didn’t likeme, so

he lunged at me and tried to bite me. I was terrified and I jumped back really fast to protect

myself and I did, my body twisted like a pretzel and I screamed really, really loud. It was noticed

almost immediately, that my back leg was limping. I yelped in pan that evening over and over

again and I could not walk.

My Master took me to my vet and the next morning (I hated that place!) I could not walk at all

and my Dr. pulled my leg every which way but loose and med me cry because it hurt so bad. I

had to have x-rays of my leg and neck and back – that was not fun! I have been to the vet’s office

5 times. I spent all of December on pain pills and steroids. Lost a ½ pound in 4 days because I

could not eat. I wouldn’t drink water either so my Master had to take me to the dreaded Vets

every other day to receive saline solution into my neck because I was dehydrated. I have to

physical therapy because my leg atrophied so much. The cards are not in my favor of getting my

beautiful gate back.

It’s been a little over 4 weeks and still I can’t walk correctly if at all.

In my life before this ~ when my Master would come home she would open the door and I

would be there wagging my tail furiously and I would then run a loop around the kitchen because

I was so happy she was home. That no longer occurs and feel really bad about it.

In my life before this, when my Master had her esophagus seizures it was my job to help her form

passing out. That no longer occurs and I feel really bad about it.

In my life before this, my Master used to laugh with me and now she holds me in her arms and

cries, and I feel really bad about it.

In my life before this, I really enjoyed sneaking out the back door to lay in the sun on my

Master’s porch. That no long occurs and I really miss the sun.

From Concerned Neighbor

addressed. We are actively implementing this program (volunteer only) for those who may not

have family or other emergency contacts living close to you. It will require that you fill out a

form with that data and it will be kept by a close neighbor for use ONLY if it appears you are

Sunshine Corner

A little silver-haired lady calls her neighbor and says, "Please come over here and help me. I have a killer jigsaw puzzle, and I can't figure out how to get started."

Her neighbor asks, "What is it supposed to be when it's finished?"

The little silver haired lady says, "According to the picture on the box, it's a rooster."

Her neighbor decides to go over and help with the puzzle. She lets him in and shows him where she has the puzzle spread all over the table.

He studies the pieces for a moment, then looks at the box, then turns to her and says, "First of

all, no matter what we do, we're not going to be able to assemble these pieces into anything resembling a rooster."

He takes her hand and says, "Secondly, I want you to relax. Let's have a nice cup of tea, and

then..." he said with a deep sigh ............

"Let's put all the Corn Flakes back in the box."

This cat name D-O-G helps train pups to be service dogs

Not many cats get to have a career as a dog trainer, but one Missouri feline is doing just that.The Associated

Press reported Thursday on D-O-G (pronounced “dee-OH-jee”), a fluffy black and white cat who plays an

important role at Support Dogs, Inc. in St. Louis. The group trains dogs for a variety of purposes, including

assisting people with mobility-related issues and people with hearing loss. Dogs aiding people with disabilities

need to be comfortable around other types of animals and remain calm in the face of distraction. D-O-G is

apparently the perfect candidate for testing their patience and can be seen in the video below batting at a dog’s

tail and playing with a dog’s leash. “He rules the roost,” CEO Anne Klein told ABC News last month. “He is the

boss.” Now a certified internet star, D-O-G has come a long way from his former life as a barn kitten. Nadine

Wenig, director of canine services at Support Dogs, Inc., met the friendly kitten over the summer at a bed and

breakfast and was “instantly smitten,” according to This Dog’s Life. The owners of the business ended up

giving her the kitten, and she brought him back to the nonprofit’s center, where staff cautiously introduced him

to the resident dogs.“We saw that he was completely fearless despite his size and had no issue being around

and close to the dogs,” volunteer manager Stephanie McCreary told This Dog’s Life.

She held the same job for 58 years and never looked for another one!

JOHNSON CITY, N.Y. — Mona Zipay was there almost from the beginning when her boss decided to become

an independent insurance adjuster 1955.

Fifty-eight years later, she decided it was time to retire from Dorner Adjustment Co.

"I love what I did," said Zipay, 83, of Whitney Point, N.Y., who retired Dec. 29. "I still do. But it's time to stay

home now."

The secretary has helped customers through natural disasters and fires, outlived boss John M. Dorner and

remembers when women were not allowed to wear pants to work.

Not only has she used manual typewriters, electric typewriters and computers, but she's also adapted to a wave

of technology so she could transcribe reports sent to insurers:

• Notes taken by hand in shorthand, which she learned in high school.

• Dictaphone machines with wax cylinders that could be reused after she shaved the cylinders in another

machine.

• A Philips tape recorder plus a large-format Polaroid camera to photograph damage.

"When I stop and think of it, I don't know how we did it," Zipay said of the old technology. "In that span of time

you can really see things, how they have progressed."

But what has served her well through the years has been her typing and customer-service skills, said MaryAnn

Dorner, daughter-in-law of John Dorner.

"She's a phenomenal typist," MaryAnn Dorner said. "She's accurate, and she's fast." She can transcribe as many

as 30 dictations in one day.

She's professional on the phones, keeping an even temper when dealing with irate customers, said Patrick

Dorner, who along with his brother Mike now heads the company that's located about 150 miles northwest of

New York City near the New York-Pennsylvania border.

"When the companies call, they don't want to listen to an answering machine," Patrick Dorner said. "But when

they call, they get Mona and they always said how good it is."

Zipay has consoled many customers over the phone, a key quality when helping others recover from disasters

such as theft or fire.

"They think insurance adjusters are going to cheat them, and you have to assure them that we are not and go the

extra mile with them," Zipay said. "A few kind words do a lot."

Dorner Adjusting wasn't the only place Zipay has worked. She graduated from high school in 1951, taking

business courses because she knew she would not be able to afford college and didn't want to work in a factory.

John Dorner lured her to his new company in 1955 from the General Adjustment Bureau in downtown

Binghamton N.Y., where they had worked together until he decided to become an independent agent.

At Whitney Point High School, Zipay was taught to wear white gloves and a hat, never wear slacks and always

wear stockings. "We were not allowed to wear slacks to work," Zipay said. "You had to wear a dress. ... You

just didn't go to work in slacks" even if the temperature was 15 degrees and snowing.

Now, Zipay wears slacks but always dresses professionally.

"That was one of the things that impressed me about her," MaryAnn Dorner said. "She's always dressed up."

Throughout all 58 years at Dorner Adjustment, Zipay said she never looked for another job. When she

graduated high school, jobs were not easy to find.

"Once you got a job, you were grateful to have it," she said. "And I think you stayed there longer."

Later, as she helped Patrick Dorner, typing his book reports as he grew up, she felt like she had become part of

the Dorner family.

"The work was the same. Wherever you worked was the same. We are like a family," Zipay said, tears welling

up in her eyes. "It probably sounds ridiculous, but it just was a good place. They were always good to me."
