Dear Friends, We have been having quite a number of events over the past few weeks covering a large number of interesng and topical subjects and we thank you for your regular parcipaon. I'm pleased to inform that we shall soon be hosng a Workshop on WBHIRA with Government representaves that shall serve as a vibrant plaorm for members for interacon on the subject.We shall be announcing the date of the event soon. With 'clean air' a rarity in the city, it has become imperave for everyone to do his/her bit to contribute to a polluon free environment. It is known that construcon acvies also add to air-polluon, hence all our members' projects adhere to guidielines to prevent the same. CREDAI Bengal is planning to collaborate with 'Kolkata Clean Air' to host an event to combat the growing concern of Kolkata's air quality due to unplanned urbanisaon, traffic, construcon, burning of waste etc. Akin to their moo, this event too will aim to build grassroots and policy level awareness and acon. There are a number of issues around which we are in constant dialogue with the State Government. Towards this, we perpetually require data and feedback from members to submit to the Government Departments and Agencies. There are also a number of proposals and recommendaons submied by CREDAI Naional to the Central Government for which they oſten take our inputs. I would request all my fellow members to be more acve when it comes to subming feedback and data for these issues as our inputs help create the basis of these recommendaons. Policy changes help in our businesses and these are being done for the welfare of our industry, so request you to kindly give more mely inputs and suggesons whenever sought. The dates of two of our big calendar events have been finalised. We are organising our annual exhibion 'Home Front 2019' on the 13th, 14th and 15th of December at Netaji Indoor Stadium and our annual state conference 'Statecon 2019' will be hosted on the 22nd of November at the Hya Regency, Kolkata. These are big events, so hoping for your parcipaon and cooperaon as usual. More details in the coming month. Dear Friends,

We have been having quite a number of events over the past few weeks covering a large number of interesting and topical subjects and we thank you for your regular participation. I'm pleased to inform that we shall soon be hosting a Workshop on WBHIRA with Government representatives that shall serve as a vibrant platform for members for interaction on the subject.We shall be announcing the date of the event soon.

It is known that construction activities also add to air-pollution, hence all our members' projects adhere to guidielines to prevent the same. CB Speaks August 2019 Edition CREDAI Bengal's Monthly E-Newsletter

CREDAI Bengal organized a Workshop on 'Water Efficiency and Management in Real Estate' to discuss the need for implementing a proper water policy in the real estate industry in West Bengal in tandem with the state Government and other agencies, thereby attempting to put in place a plan to conserve water and implement its scientific usage in the real estate industry. The real estate industry amongst many other industries is a high consumer of water and hence there is an urgent need to draft a proper policy framework in the building sector by monitoring and controlling water usages across sites. The two-hour workshop deliberated on the possibilities of reducing water consumption by 40 to 50%, water recycling, re-use of water, rainwater harvesting, landscaping with native species, water management systems, composting toilets, waterless urinals etc. A presentation was made by Mr M Selvarasu on ways to inculcate the 'energy-water-food nexus' and a panel discussion ensued thereafter.

Delegates of CREDAI Bengal, CREDAI Howrah-Hooghly and CREDAI North Bengal participated in CREDAI NATCON 2019 at Tel Aviv, Israel. Billed as the largest CREDAI NATCON, with over 1200 delegates participating, NATCON 2019's theme 'Resilence to Excellence' reveberated with the resolve and technological prowess of Israel with curated sessions woven around the the same.A special message by Mr Benjamin Netanyahu, Prime Minister of Israel, was also broadcast to the visiting Indian real estate developers during the Inaugural Session. 45 delegates traveled from West Bengal to Tel Aviv for the 19th Natcon.

The first Real Estate Dialogue (RED) session was organised by the CREDAI Bengal Youth Wing on 10th August 2019 with industry stalwart, Padma Shri Mr.Harshavardhan Neotia of Ambuja-Neotia Group. The Session was peppered by great insights from Mr Neotia’s personal life and business career and focused on his journey in real estate and outside its realm.

CESC organised an interaction with CREDAI Bengal wherein their senior leadership focused on Electric Vehicles (EV) and Electric Cooking, urging our members to implement the construction of EV charging stations across real estate developments. CREDAI Bengal endorsed the initiative as EV-s are zero-emission and will help clean up the city's air. Mr Nandu Belani, President, CREDAI Bengal says, " We too believe buildings should provide built-in infrastructure to charge EV-s. What we have to see is whether we should bunch the points in a common parking area where a cluster of EV-s can be charged overnight on a pay-per-charge-basis or provide separate charging points at individual parking spaces".

CREDAI North Bengal & CII organised a one-to-one interaction with concerned stakeholders to discuss impediments facing the growth of the real estate sector in the region. Shri Jag Mohan, IPS, Director General, Fire & Emergency Services, Government of West Bengal and Shri Adhip Kumar Ray, WBCS (Exe.), Secretary, WBHIRA, Department of Housing, Government of West Bengal were amongst dignitaries who addressed the audience.

Shri Naresh Agarwal, President, CREDAI North Bengal & Past Chairman CII NB Zonal Council said real estate & construction taken together were the second largest employment provider in the country with a growth rate of 15 – 20% by the year 2022. With the rise of MSMEs in North Bengal, there was a rising demand of Standard Design factories to provide common infrastructure facilities. New concepts like co-working spaces and student-housing were also slated to pick up soon in Siliguri, he added.

More than 100 members from the real estate sector in North Bengal attended the session.

A draft note highlighting the necessity of unlocking potentially developable land under Thika Tenancy Act along with the required amendments to the Act have been prepared by Adv. Afaz Uddin. The same has been submitted with the Hon’ble Mayor, Kolkata Municipal Corporation, Principal Secretary, Urban Development & Municipal Affairs Department and Principal Secretary, Land and Land Reforms.

Pursuant to CREDAI Bengal’s submission of the study on the rate of Property Taxation in different Metropolitan cities in India carried out by CBRE, the senior members met the Hon'ble Deputy Mayor in July, 2019. It was given to understand in the meeting that the suggested amendments to the UAA system were under consideration followed by which a small delegation was sent from Kolkata Municipal Corporation to Delhi and Pune to study the rates of taxation in those cities. We are currently awaiting a feedback from KMC in this regard.

As a new initiative, CREDAI Bengal in association with iKure is conducting Health & Labour Registration Camps under one roof. A healthy worker is a better worker and to improve awareness amongst the construction workers, CREDAI Youth Wing has been promoting Worker Health Check-up Camps at construction sites and in the last 5 years more than 17,000 workers have been screened across the city.

Following health services are provided by iKure:- Basic check up of health parameters, height, weight, BMI, blood pressure, hemoglobin and random sugar, chest, eye and abdomen examination- Medical report and an ID card- An eye refraction report, an ECG report and a prescription as and where applicable- 3-5 days general medicines for common ailments.- Database of individual workers and history of their health

The following have been added for registration of workers under SSY:- Individual workers data collection- Scanning of hard copies- Uploading of data and scans to SSY portal- Information and guidance on how the workers can get their SSY card and claim benefits available(Please note: Dept will not visit or inspect the site, but will verify only the workers permanent / village address)

IKure’s basic charges for health check-up- Per Worker Rs.200/Rs.215/ Rs.250 for 100+ / 75+ / 50+ workers- Minimum Rs.12,500- Extra for customized spectacles if wanted- Extra for Dengue test if wanted

Benefits to workers after registration under the SSY program include:- Accident – Rs.1,00,000 per limb lost or eyesight lost (maximum Rs.2 lakhs)- Death support – Rs.50,000 and in case of accidental death Rs.2,00,000- Children’s Educational Grant – from Rs.4,000 for class XI up to Rs.30,000 for Doctor/Engineer- Graduate/ITI pass daughters – Rs.25,000 each for upto 2 unmarried daughters- Hospitalisation including maternity – upto Rs.60,000 for surgery, upto Rs.20,000 for non-surgical treatment- (The limit includes Rs.1,000 per day for first 5 lost work days and Rs.100 for 50 days more)- Pension – Rs.750 pm
