Where we’ve been…• 2003: CCDC worked with Leland Consulting Group to
provide a Boise Downtown Housing Analysis
• Spring/ Summer 2014 –CCDC decides to update a Housing Analysis
• August 2014 – CCDC hosted an informal forum with ULI, and a handful of local developers
• Goal: • Determine what types of information developers would find
meaningful
• Outcome: • Developers and consultants had MANY ideas• Implementation tools for CCDC & the City• Peer city reviews and market research• Lack of comparables• Identify types of housing that exist and are needed• Develop a robust housing strategy• Compliment existing housing studies

Where we are…
QUANTITATIVE ANALYSIS:• Primarily responsible for the market analysis
• Feasibility Assessment of housing - relies on analytical model instead of comparables to determine achievable rents
• Assessment of potential for different types of housing 5-10 year outlook
QUALITATIVE ANALYSIS:• Review Districts and identify areas with high housing potential• Identify strategies to encourage and implement downtown housing by adding
value to neighborhoods• Document strategies based on the analysis from ECONorthwest
Where we are going…• February 2015- Analysis Complete.
• Identify areas within UR districts ripe for housing.
• Help CCDC and the City understand additional implementation strategies that may exist.
• Assist developers - showing the market need now and in the future.
• Help reach the goal of stimulating Housing in Downtown – The Next 1000.
