    The rise in inner-city valuationstracks the same trends in bigcities all over the world. Realestate prices are driven by supplyand demand and, as populationsgrow, theres greater demand orproperties close to city centreswhere jobs tend to be ocusedand entertainment is at itsliveliest.

    Anne Duncan, principal o topcity ringe agency Anne DuncanReal Estate, isnt surprised at thelatest capital valuations. Wereseeing prices back above thepeaks o 2007 and thats a realendorsement o the value obricks and mortar, she says.

    Its always been my view,backed by historic data, theresno sounder investment than

    IF the postman hasnt alreadybeen to your letterbox, he is notar away rom delivering newsthat will likely show the value oyour house has risen nicely overthe last three years.

    The inner-city suburbs, includingMt Albert, Pt Chevalier,Sandringham, Kingsland andWestern Springs, are amongthe high-yers o the Aucklandproperty scene, according tothe latest city council ratingvaluations.

    The valuations are set every threeyears and households were dueto receive the latest assessmentsas this edition o City Fringe Flyerwent to press.

    Many local property owners willbe pleased to see healthy jumpsin house value, even with thedownside o a slightly heavier

    rates bill rom next year. But inwider Auckland the news maynot be quite so good.

    The new capital valuations bringall the Auckland regions underthe same supercity umbrella orthe frst time. Previously, thevarious councils had their ownthree-yearly cut-os, but now all514,000 residential properties rom Rodney to Franklin areassessed at the same time.

    The valuations, eective at July 1,show marked increases in manyo the old Auckland City Councilsuburbs but more modest rises and in many cases atness anddecline elsewhere in the new,wider city.

    The biggest mover is Grey Lynn,where average capital valueshave risen by nearly 18% overthe last three years. The groupingo Sandringham, Kingsland andWestern Springs (average increaseo 13.17%) is next in line,ollowed closely by Pt Chevalier(13.01%).

    Comortably in the top 10 o thesupercity suburbs is Mt Albert(8.05%). Other local areas likeAvondale, Blockhouse Bay and

    residential property. While wellalways have peaks and troughs,the overall trend is upwards.

    Anne points out the councilvaluations are set through a massappraisal system and generallyoer a air assessment o valueat July 1. But they should not beregarded as entirely accurate, andmany local homes may actually beworth more or less than therating notices declare.

    They can be a useul guide,especially when they are frstissued, she says. But a moreaccurate pointer to a homesvalue is through a registeredvaluations or a trusted real estateconsultant with local knowledgeand experience.

    Anne says the wider Mt Albertarea is becoming increasinglypopular because o its excellent

    schools and transport links, tree-lined streets, great amenities,quality homes on good-sizedsections and handiness to theCBD.
