New Windsor have also donewell. By contrast, valuations in theold Rodney area have generallydeclined, with some parts allingsubstantially, and North Shore,Manukau and Waitakere havealso tended to dip or stay at.
The rise in inner-city valuationstracks the same trends in bigcities all over the world. Realestate prices are driven by supplyand demand and, as populationsgrow, theres greater demand orproperties close to city centreswhere jobs tend to be ocusedand entertainment is at itsliveliest.
Anne Duncan, principal o topcity ringe agency Anne DuncanReal Estate, isnt surprised at thelatest capital valuations. Wereseeing prices back above thepeaks o 2007 and thats a realendorsement o the value obricks and mortar, she says.
Its always been my view, backed by historic data, theresno sounder investment than
IF the postman hasnt alreadybeen to your letterbox, he is notar away rom delivering newsthat will likely show the value oyour house has risen nicely overthe last three years.
The inner-city suburbs, includingMt Albert, Pt Chevalier,Sandringham, Kingsland andWestern Springs, are amongthe high-yers o the Aucklandproperty scene, according tothe latest city council ratingvaluations.
The valuations are set every threeyears and households were dueto receive the latest assessmentsas this edition o City Fringe Flyerwent to press.
Many local property owners willbe pleased to see healthy jumpsin house value, even with thedownside o a slightly heavier
rates bill rom next year. But inwider Auckland the news maynot be quite so good.
The new capital valuations bringall the Auckland regions underthe same supercity umbrella orthe frst time. Previously, thevarious councils had their ownthree-yearly cut-os, but now all514,000 residential properties rom Rodney to Franklin areassessed at the same time.
The valuations, eective at July 1,show marked increases in manyo the old Auckland City Councilsuburbs but more modest rises and in many cases atness anddecline elsewhere in the new, wider city.
The biggest mover is Grey Lynn, where average capital valueshave risen by nearly 18% overthe last three years. The groupingo Sandringham, Kingsland andWestern Springs (average increaseo 13.17%) is next in line, ollowed closely by Pt Chevalier(13.01%).
Comortably in the top 10 o thesupercity suburbs is Mt Albert(8.05%). Other local areas likeAvondale, Blockhouse Bay and
residential property. While wellalways have peaks and troughs, the overall trend is upwards.
Anne points out the councilvaluations are set through a massappraisal system and generallyoer a air assessment o valueat July 1. But they should not beregarded as entirely accurate, andmany local homes may actually beworth more or less than therating notices declare.
They can be a useul guide, especially when they are frstissued, she says. But a moreaccurate pointer to a homesvalue is through a registeredvaluations or a trusted real estateconsultant with local knowledgeand experience.
Anne says the wider Mt Albertarea is becoming increasinglypopular because o its excellent
schools and transport links, tree-lined streets, great amenities, quality homes on good-sizedsections and handiness to theCBD.
New capital valuations showstrength o inner-city marketBIG DAY OUT FOR A GROWING BOY
COLIN the Great Dane might look grown-up, though hes just a puppy less than 11 months old. But he was on his best behaviour at the openingo pet store Animates St Lukes a couple o weeks back. Colin was there
with his owner, Anne Duncan Real Estate consultant Lynn Margan. Theywere supporting the arrival o a new corporate to the area and enjoying theopening razzmatazz with Animates regional manager DArtagnan Kennedy.

STEP into this beautiullyrenovated bungalow and youllfnd it hard to believe that not solong ago it oered the comort oa chilly shed.
At times during the challengingrenovation programme, Craigand Kimberley Dotchin must havewondered i it was worth it. Butthe end result speaks volumesor their commitment to create ahome that blends the best o the21st century with the charm oearly Mt Albert.
Dentist Craig and teacherKimberley knew a air bit abouthouses when they arrived atChatham Ave in 2009 they hadlived in a house a year since 1998,ater meeting at Otago Universityand living in Christchurch, Londonand Nottingham beore hittingAuckland.
When they spotted the 1926bungalow on the market or thefrst time in 40 years - they knew itwas or them (and daughter Ellie, now 4).
They saw a two-bedroom propertyon 622sq m that screamedpotential, but this was no move-in-and-put-your-eet-up proposition.Faded glory on good bones mightsum it up best.
But, boy, look at it now! A superiorrenovation with fne attention todetail and quality has transormedthe bungalow into a super amilyhome and a great entertainer - in
a pleasant Mt Albert street.
Now there are fve bedrooms (themaster has walk-in wardrobe andensuite) and a bathroom runningo the hallway leading to a64sq m rear extension, eaturingdesigner kitchen and living anddining area, owing the entirewidth to decks and a private andully-enced backyard. The streetappeal is eye-catching and a singlelock-up garage completes thepicture.
Craig and Kim look back now withsome pride at what they and therenovation team have achieved. They lived in the bungalow rightthrough the 18 month-long slogand at times, certainly in the earlydays without walls and ceilings, itwas cold, character-building stu.
They can laugh now, especially atmemories like little Ellie asking as
they went to visit riends: Doestheir house have walls?
But its all been worth it, right
down to the painstaking businesso sourcing original matai ooring(eventually rom New Plymouthand Wellington), putting insulationeverywhere the sun dont shine
and embracing architectural skillsto introduce space, warmth andlight.
They love their home (a 10-minute
walk to Gladstone School whereKim teaches) and the riendlyneighbourhood, but Craig isitching or another project. Its abloke thing, he reckons; theres
nothing quite like an excuse to buylots o new tools.
But this time they will be stayingor the long haul. Theres a limit tothe DIY in Kiwi genes!
Turning aded glory into a moderngem oozing class, light and space
