WHAT AM I BUYING?

You are purchasing a Freehold Strata Titled Unit stratum estate in freehold at 1028 GNR as per the plans, outline specifications, and subject to the Sale and Purchase Agreement.

ARE THE HOMES FREEHOLD?

Yes, all homes at 1028 GNR are on a Freehold Strata Titled Unit development so there is no ground rent to pay. You will however have Body Corporate levies, rates and utility charges to pay as required.

There are five apartments and four Townhouse Homes at 1028 GNR. The apartments range from 54m2 to 115m2 plus balconies from 6m2 to 15m2. The Townhouse Homes range from 111m2 to 120m2 with private garden areas from 30m2 to 101m2.

HOW MANY CAR PARKS ARE THERE?

There are seven car parks in total available for purchase to the new owners. Four of the car parks are outside and uncovered. Three of the carparks are in garages underneath the apartment building. There are no visitor parks available, however there is on street parking available on the surrounding streets.

WHAT STORAGE IS THERE?

The Townhouse homes all come with under stair storage on the ground floor and ample wardrobe space as detailed on the plans, plus a half sized storage locker in the apartment building’s basement measuring 90cm x 90cm x 60cm. The apartments come with an oversized wardrobe in the bedroom as per plans and a full sized locker in the basement measuring 180cm x 90cm x 60cm.

ARE THERE ANY BICYCLE PARKS?

Yes, in the basement of the apartments there is room to store eight bicycles with a sliding external door to provide easy access. Two of the private garage car parks have space to store bicycles . There are nearby cycle links to the city. Auckland Council has plans to expand these down Great North Rd making this a perfect location to safely commute to the city on dedicated cycle lanes. For any bicycle servicing needs Adventure Cycles is only 60m away across the road and down Premier Ave.

WHAT PUBLIC TRANSPORT IS CLOSE?

There is one bus stop heading west only 100 metres down the road and another one heading into the city only a 50 metre walk across the road. As well as the bus links, being city fringe and centrally located it is only a short trip in a taxi or Uber to most destinations. Generally there are ample eScooter's/eBikes for hire in close proximity.

WHAT MAINTENANCE IS REQURIED?

The building has been designed with low maintenance and durability in mind, external wall finishes and cladding are predominantly a durable combination of bricks and powder coated aluminium extrusions which require a low level of maintenance compared to other products on the market. Being a new building, it will have warranties provided as well as a Long-Term Maintenance Plan stipulating the maintenance required to maintain the building and the warranties. The good news is that this maintenance is arranged by the body corporate in conjunction with the owners. Internal maintenance and cleaning will be up to the unit owners to take care of.

WHO ORGANISES URGENT MAINTENANCE?

Should any urgent maintenance be required to the common area of the development, the body corporate committee (which is made up of owners) shall be notified and then, in conjunction with the Body Corporate Manager, they will arrange the works. Any urgent maintenance work for something inside your home will be attended to by the owner.

WHO LOOKS AFTER THE COMMON AREAS AND GARDENS?

As part of the Body Corporate's budget, funds will be allocated to the external cleaning of the building and common areas, as well as the landscaping. The owners/occupants of the Townhouse homes will be responsible for the maintenance of their private garden areas. However, on request, the Body Corporate can engage the incumbent landscaper to maintain their private gardens for an additional fee payable direct to the contractor.

ARE THE HOMES WIRED FOR TELEPHONE, INTERNET AND SKY?

All homes are wired for highspeed fibre, which can service internet, sky and telephone. There will be a central sky dish linked to all homes for owners to supply their own decoders. Owners can choose any service provider for these services and will pay the providers directly and provide their own modem/wifi router.

HOW DOES POWER/ELECTRICITY WORK?

All homes will have their own power meter, meaning owners are free to choose any power company and will be responsible for their power direct. The common area power and external lighting will be paid directly by the Body Corporate through the annual Body Corporate budget.

HOW DOES WATER WORK?

There is one watercare connection to the property payable by the Body Corporate. Each home will have their own wireless check meter installed for their unit to allow for regular readings. The Body Corporate will arrange for owners to be invoiced directly for the cost of water used by the occupants if their unit which will be based on their actual water consumption. Each home will also have their own electric Hot Water Cylinder so hot water consumption costs will be paid by each owner through their power bill.

ARE THERE ANY LIFTS IN THE BUILDING?

No. In an effort to save on long term maintenance and operational costs, to keep owners/occupiers active and to take a more sustainable approach, we made the decision to not include lifts in this project.

ARE THE WINDOWS DOUBLE GLAZED?

All external windows and sliding doors will be double glazed to meet the NZBC H1(Energy Efficiency) assessment provided by Thurston Engineers.

CAN THE PRICE INCREASE FROM THE SALES & PURCHASE AGREEMENT?

No, once the contract is agreed and signed the price is fixed and after your initial deposit there are no progress payments to be made until settlement. In fact once you have made your deposit you will start earning interest on this money which will be deducted from your final settlement bill!

DOES THE PRICE INCLUDE GST?

Yes, GST is included in the pricing so no extra to add onto what's advertised.

IS THE BUILDING BUILT TO SEISMIC CODES IN NEW ZEALAND?

Yes, the building will be designed and built to the New Zealand building code by BGT Structures. .

WHO WILL MANAGE THE PROPERTY?

The Body Corporate will be managed by a Body Corporate Manager. The Body Corporate Manager will attend to the day to day administration of the body corporate and includes: arranging the annual general meeting, issuing levy notices to owners, collecting levies, paying invoices on behalf of the body corporate, supervising service contracts, arranging the body corporate's insurance, reporting to the committee and so on.

WHAT DOES THE BODY CORPORATE DO?

The Body Corporate is a legal entity comprising all unit owners in the development at 1028 Great North Road. The owner of a unit becomes a member of the Body Corporate. The Body Corporate (controlled by the members) will meet at least once a year to talk about issues and vote on decisions. WHAT ARE BODY CORPORATE LEVIES AND HOW ARE THEY CALCULATED?

The annual body corporate levy is each owner’s share of the annual budget. The levy includes each member’s portion of the budget items such as the building’s insurance, the garden maintenance, common area electricity, the annual body corporate management fee and any other costs associated with the common areas. Each unit’s share of the annual budget is calculated by multiplying the Utility Interest of the unit by the total budget. The Utility Interest is usually the same as the Ownership Interest (i.e. the relative value of each unit compared to all other units) for each unit and is assessed by a registered valuer prior to the development being completed. It takes into account the size of the unit, aspect, views and other features deemed by the valuer to affect the relative value of one unit compared to all of the other units.

CAN I BE PART OF THE BODY CORPORATE COMMITTEE?

By purchasing a unit in the development, you automatically become a member of the Body Corporate. At the first AGM owners will be able to be elected to the Body Corporate Committee.

DOES THE BODY CORPORATE ARRANGE BUILDING INSURANCE?

The body corporate’s insurance covers all buildings, structures and other improvements on the land. Your apartment or townhouse is included in the policy and includes cover for any accidental damage caused to the building, including all carpets and fixed floor coverings, all appliances that are provided with the units or hardwired or hard plumbed into the building. It does not cover contents.

WHEN WILL THE BUILDING START AND FINISH?

Construction Target Start date is December 2020, subject to satisfying the Sales and Purchase Agreements clause 21.2's in relation to Development funding criteria. Target Completion date for the project is scheduled to for February 2022. Whilst every effort has been made to ensure the Target Completion Date is accurate, the date has been provided prior to the Development having commenced and the vendor shall use reasonable endeavours to achieve the Target Completion Date. The vendor however reserves the right to move the date forward or backwards at their discretion.

CAN THE DEVELOPER MAKE CHANGES TO THE PLANS OR OUTLINE SPECIFICATIONS?

If any materials, finishes, products or systems referred to in the Plans or Outline Specifications which are unable to be procured or used on reasonable terms or in a timely manner, the vendor may substitute other building items provided they are of a standard as near as reasonably practical to the building items referred to in the Plans and Specifications at no change to the purchase price. The developer may make alterations or variations to the plans, or outline specifications and scheme plan (without limitation) including an increase or reduction in the number of units (including car parking, bicycle storage and/or storage units), a change in the internal configuration in units (but not the principle unit being purchased), and/or a change to the layout or allocation of common property, lobbies, stairwells, car parks, storage units or bicycle lockers.
