An architect’s gamble pays off with a Shelter Island showcase

WHEN IAN MCDONALD MOVED FROM Manhattan to tiny Shelter Is-land, he had visions of a simple farmhouse befitting the area’s rich rural history. But the home he built there wasn’t for his own use. Instead, the architect wanted a portfolio showcase that would serve as the foundation of his new eponymous firm. So even with-out a buyer secured, McDonald purchased 1.1 acres and built a nearly 3,000-square-foot farmhouse—what he calls a “quintessen-tial Shelter Island residence” with roots in the early 20th century.
“There was a lot of financial risk,” he says of his company’s first complete residential project, “but the house was the best adver-tising for a new office.”
And it was a gamble that paid off, with a buyer, new clients, numerous inquiries and the Vetter Inspired Project Award for Best Custom Home (less than 3,000 square feet), which was judged by members of the Boston Society of Architects.
The buyer was Jim Offutt, vice president of Coach factory stores, who was drawn by the casualness of McDonald’s design. The home also reminded Offutt of the farmhouse in the South where his mother was raised. An avid boater, the Manhattan resident had been looking for what he describes as “a laid-back, friendly place with a country feel and access to water.” And thanks to McDon-ald, he found it.
The architect replicated themes found in typical Shelter Island farmhouses, which feature a main house, a porch and other de-tached additions or barn-like structures. His version includes four bedrooms, three and a half bathrooms and a wraparound porch, as well as a barn, which is used as a garage.
“Even though I scaled this farmhouse up for contemporary use, I was trying to make it look old and like it had been added onto,” says McDonald, who considers himself a contextualist. “A lot of people can’t believe it’s new construction.”
Indeed, clever design tricks create an aged effect starting right at the front door. The off-the-shelf item was dressed with a ma-hogany sill to make it look traditional. And instead of clad win-dows, McDonald chose a Vetter wood for a more old-fashioned look. Inside, he used beams procured from an old factory in Kings-ton, New York, and a Rumford fireplace, surround and threshold were constructed from reclaimed brick. The floors are made of 4-inch-wide white oak planks with a Jacobean fi nish. In the kitchen, shaker-style Plain & Fancy cabinetry, inset doors and a green slate countertop are classic touches.
Still, the residence has a contemporary flavor, with almost ev-ery room painted a different color. Adjacent to a simple staircase,

the entry hall appears larger, with two large pocket doors flanking the main-floor master suite. This “flex room” is suitable for a den, office or first-floor bedroom.
Throughout, McDonald experimented with natural light, dimensions, depth and perception. Ceiling heights are juggled to evoke different ex-periences. While the living room showcases a 16-foot cathedral ceiling, the first floor’s height drops to 9 feet and the powder room and kitchen goes down to 8 feet to set the tone for a more intimate feel. And mul-tiple windows in virtually every room guarantee brightness.
It’s a contemporary take on the traditions passed down through gen-erations of Shelter Island residents. And even a newcomer can appreci-ate that history.
Says Offutt, “The house has simply surpassed all my expectations.”

NO ONE WOULD MISTAKE the large home on Powell Road in Allendale, New Jersey, for a cathedral. But certain similarities are there: a dramatic peaked rooftop, a clerestory, high ceilings, fresco paintings and enough windows to show residents the light.
It was sunshine, not religion, that inspired architect Modeste Sobolta, principal of Elkin/Sobolta & Associates in Rutherford, to transform the previously traditional Swiss chalet–style home. His contemporary, free-fl owing design invites natural light to bless the 15-room structure, which features six bedrooms and four bathrooms in 5,500 square feet of living space.
The owners—a married couple with four boys—wanted more openness, so Sobolta intro-duced many enhanced-view features: large geometric windows, light-refl ecting mirrors and a clerestory. He even turned the house around, moving the front entrance from the street to a tree-lined side. Now when visitors step into the center foyer, they can enjoy clear views of the living room to the right and the dining room to the left. The unobstructed sight line from one side of the home to the other was achieved by eliminating barrier walls between the spaces.
Adjacent to one side of the dining room is the kitchen, which leads into a breakfast nook and sitting area. On the other side is a great room with 24-foot ceilings featuring a solid timber frame and exposed beams and trusses. It quickly became a favorite of the family’s and used often for entertaining, including an annual Christmas party. The space—along with the sitting area and

dining room—overlooks the patio, pool and 2 acres of land. “One of the challenges was to open the back of the home so that the family could take advan-
tage of the views and more light,” explains Sobolta, who also eliminated a freestanding garage that blocked the backyard view, relocating it underneath the great room. “Because of the setting, we placed the majority of large windows in the rear overlooking the rest of the property. It brings the outside into the house.”
Designer Patti Smith of P. Smith and Company in Ridgewood fi lled the interior with soft, unclut-tered accents and streamlined furniture to complement the fl ow of the home’s open architecture.
“I like a clean look with surprises like the oval buffet mirrors and the striped chairs on the subtle geometric carpet,” she says.
The modern design continues in the downstairs master suite, where the bed sits rotunda-style beneath a tray ceiling with discreet lighting and prominent draperies. A similar octagonal tray ceiling rests above the master bathtub, which is anchored by a semi-octagon of vertical windows.
Upstairs, the original “maze of bedrooms with a hallway down the middle,” as Sobolta describes it, was completely leveled. In its place, four bedrooms are neatly tucked in the corners of the house. On one side between two bedrooms is a guest room with a large oval window that sits over the front entrance, and there’s a study inside one of the home’s multiple hipped dormers. Between the two bedrooms on the other side are bathrooms.
Dual hallways wrap around a central overlook, with views down to the fi rst-fl oor alcove or up to the 35-foot-high clerestory. There, the ceiling features a reproduction of the Sistine Chapel fresco “The Creation of Adam.” Illuminated by light-refl ecting windows and mirrors, the image also can be seen from the fi rst fl oor, where another wall is adorned with a fresco mural, this one of Venice.

WHEN GOD HANDED DOWN THE commandment not to covet another person’s land, He couldn’t possibly have meant to include their gar-dens. If He had, then perhaps we’d all be condemned. Who hasn’t envied, at one time or another, a neighbor’s brilliant arrangement of perennials or a shower of roses cascading from an arbor? Or even a stately procession of trees?
The object of a Greenwich, Connecticut, homeowner’s desire was a particularly colorful border in the garden of her good friend, landscape architect Susan Cohen. The homeowner had long admired Cohen’s in-souciant mix of pinks, purples and blues. So when she and her husband built a shingle-style house overlooking Long Island Sound, she knew ex-actly whom to turn to. “We had the same vision of a garden,” says the homeowner. “Simple, fl owing, soft colors.”
Cohen—who worked on the property’s landscape design together with architect Robert Lamb Hart of New York—planned for her friend what is essentially a larger version of her own border garden. But while the plantings clearly bear Cohen’s signature, they also refl ect the desires and tastes of the homeowner, who is Swedish.
In fact, the homeowner invited Cohen to accompany her to Swe-den to see some of her favorite Scandinavian gardens.
They visited palaces, country gardens and even Stockholm’s Skogs-kyrkogården (the Woodland Cemetery), which is world-renowned for its landscape architecture. Together they admired one garden in particular that sloped down toward the sea.“I told her, ‘This is exactly the feeling you’re going to have overlooking the garden at your house,’” Cohen re-calls. “And she replied, ‘That’s why I wanted you to come to Sweden.’”
Construction took about three years to complete. One of Co-hen’s challenges was designing the slope leading from the house down to the water. That’s where she decided to install the soft-hued medley of shrubs and fl owers that includes Bonica roses, coreopsis, blue salvias, Alchemilla mollis, Six Hills Giant nepeta and Johnson’s Blue geraniums. The garden traces the rear of the house, fanning out into a shallow S-curve that averages 20 feet in

depth. Pink New Dawn roses clothe a tall stone wall behind the garden.“The size of the garden had to balance the size of the house,” the designer says. “It had to be a big
gesture. You couldn’t just have a few fl owers.”To create a terrace on the other side of the house, Cohen erected a low curved stone wall, raising
the grade of the lawn and making it level. From the bluestone patio, it’s a short saunter to the adja-cent outdoor spa. Both social areas feature soft-gray powder-coated metal furniture by McKinnon and Harris—an elegant and formal counterpoint to the garden’s casual air.
The area beyond the spa along the back of the house is fi lled with one of Cohen’s favorite plant palettes: Blue Princess holly, Cunningham White rhododendron and native dogwood. Pachysandra ground cover weaves together the plantings.
“I like that I can stand on my balconies and look down on the garden,” the homeowner says. It’s much the same way she and Cohen looked down upon that garden along the Swedish coast.
But the thing that is most special to her about her garden, she says, is that “it was designed by my friend.”

DESIGNERS WORK WITH what they’ve got, and when they’ve got glory, the good ones let it shine. That’s the challenge Galo Verdesoto faced recently when asked to design a Central Park West apartment with stunning views of the park and Manhattan’s skyline through tall French doors with juliet balconies outside.
The homeowners, both longtime New Yorkers, yearned to live in a high-rise with Central Park and city views—so much so that they waited nearly a year for an opening in a building that offered both. The 17th-fl oor fi nd had a classic confi guration of four bed-rooms, four bathrooms, a dining room, gallery, plus entry foyer—and a blank canvas. On all sides, instead of windows, there were 20 original French doors, most with fl anking glass inserts.
“The clients like both classic and modern, and I’m not afraid
to mix the two,” explains Verdesoto, principal of the Manhattan fi rm that bears his name. “It creates tension, which works here because there is enough space between the pieces.”
Verdesoto’s solution for the ethereal 3,000-square-foot space was to keep the background quiet, with photographer’s white paint on the walls and microshades mounted on the French doors. This created a blank continuum that is interrupted only by the greenery and cityscape that shine through the glass doors. He then juxtaposed pieces from different design periods to make the spaces sing.

metal, wood and glass dining table paired with Greek-inspired vintage walnut chairs creates an elegant formal dining area. For the adjacent living room, the designer grouped custom up-holstered seating from couture sofas, a French deco coffee table, a 19th-century Scandinavian lamp and an original Edward S. Curtis print from the early 20th century.
The designer pulled the project together in a mere nine months—less time than it took the homeowners to fi nd the place. The serene inte-rior now pays proper homage to its inspiration: the views of Central Park and the city.
“It’s the mix of things that makes it interest-ing,” says Verdesoto, “just like the city.”
“The clients like both classic and modern, and I’m not afraid to mix the two.”
