I N T R O D U C T I O N
The slow decline of industrial manufacturing in
developed nations and recent failures of financial
capitalism across the globe have sent us searching
for a new model of economic growth. I see the two
movements of Technology Entrepreneurship and
Social Entrepreneurship beginning to converge
into a promising solution. An increasing number of
entrepreneurs are awakening to the possibility of
combining the scalable tools and methodology of
Technology Entrepreneurship with the world-centric
value system of Social Entrepreneurship. Together
they create a new type of entrepreneurship that could
become our primary source of socioeconomic value
creation. What do we call this movement? I propose
we call it Transformational Entrepreneurship.

B A C K G R O U N D
The Beury Building is a 14-story, 112,000 square foot Art Deco skyscra
completed in 1933 and listed on the National Register of Historic Places.
Towering above the intersection of North Broad Street, West Erie Avenue, an
Germantown Avenue, the Beury is the key property in the neighborhood and
one of the most recognizable landmarks in North Philadelphia. A redeveloped
Beury will serve as the commercial flagship of the revitalized Broad & Erie
neighborhood.

Where North Philadelphia Comes Together The Beury sits atop the Broad & Erie Statio
the third busiest stop on SEPTAs Broad Street line, and is located only two blocks nor
of the Temple University Hospital and medical campus, a dominant economic presenc
in North Philadelphia. The teams branding effortunder the slogan Where North
Philadelphia Comes Togetherwill emphasize the role that the Beury Building plays
critical hub tying together anchor institutions, the neighborhood, and the city as a who

A pro-development mayoral administration won reelection in Philadelphia in fall 2011
and its citywide master plan through 2035 incorporates the Beury Building as the nort
anchor of the Broad Street commercial axis stretching north from Center City.
REBRANDING THE NEIGHBORHOOD
The Beury Building is a widely recognized landmark in North Philadelphia, and the
fortunes of the Broad & Erie district hinge upon its redevelopment. The team will devo
significant efforts to engaging the community as part of its outreach effort, with a maj
online presence devoted to spotlighting local retailers and residents, all under the W
North Philadelphia Comes Together sloganwhich demonstrates place, purpose, an
connection to the Broad & Erie neighborhood. In addition, the team sees the presence
the Temple University medical campus as a source of valueas yet untappedthat c
be leveraged to benefit the wider neighborhood.

The Beury Building is a
landmark, with great transit
access and proximity to
medical and academic
institutions that anchor the
Broad & Erie neighborhood
and North Philadelphia.
The Beury Building was constructed between
1929 and 1933 at 3701 North Broad Street.
Originally home to the North Philadelphia
National Bank, this 14-story, approximately
112,000 square foot building is the only art deco
skyscraper outside of Center City Philadelphia.
The Beury sits atop the bustling intersection
of North Broad Street, West Erie Avenue and
Germantown Avenue. The building is adjacent to
the Erie Avenue station, the third-busiest station
on SEPTAs Broad Street line, and once boasted
a direct underground connection to the station.
For decades, the Beury served as a commercial
anchor in North Philadelphia as a bank and office
tower. In 1985, in recognition of its architectural
significance, the Beury Building was listed on the
National Register of Historic Places.
The official designation of the Beury as a
landmark came at the nadir of the neighborhoods
fortunes in the 1980s, against the backdrop of
Philadelphias decline in the decades after World
War II. The crumbling of the citys manufacturing
sector and flight to the suburbs led to the
widespread abandonment of property. The Beury
Building was no exception. Once the beacon for
a prosperous North Philadelphia, the Beury lost
all its tenants. Vacant for over two decades, the
building became a target for vandalismand,
towering over low-rise North Philadelphia, a clear
symbol of the areas decay.
Since the Beury Building is such a widely
recognized landmark - and because its decay
and abandonment have for so long been a visible
sign of the neighborhoods healththe team
believes that the Beurys redevelopment will
determine whether the neighborhood revives
rapidly or more slowly. With this in mind, the team
will devote significant marketing effort to branding
and promoting the Broad & Erie neighborhoodto
emphasize the centrality of the location in North
Philadelphias identity. We strongly believe that
the Beury Building provides intrinsic value, and
the foundation for successful redevelopment the
entire Broad & Erie neighborhood.

O V E R V I E W
Our cities, and Philadelphia in particular, face
a large set of dynamic issues from youth
unemployment to immigrant inclusion that
are critical to the wellbeing of our communities.
Fortunately, successful models exist around the
world that address these issues, but they remain
isolated examples that have yet to realize their
full potential for working together.
The economy of the future will have to work for both
people and the planet, dissolving siloed approaches that focus
only on the planet or only on social problems. Investing within
planetary growth boundaries is complex and calls for new,
multidisciplinary partnerships that break down traditional
barriers across the many sectors of our economy and society.
However Philadelphia is uniquely positioned to bringthese best practices and creative means into one unified
place Beury : A Collaborative Economy Lab.

Including young world-changing entrepreneurs, experienced investors, world-renowned
scientists, distinguished academics, public servants with a long, proven track record,
environmentalist, business professionals, activist, techies, artists, food systems professionals,
hackers, educators
> Doing so will require bringing together and using all forms of capital
Including social, financial, intellectual, human, and natural to solve economic, social and
ecological problems within a holistic framework.
This will create the kind of environment where philanthropic funders focused on species
extinction learn to partner with investors focused on market-based solutions to poverty.
Partnerships such as these will lead to new forms of investment funds that will benefit the
commonwealth of Philadelphia. By creating a single space for these private, public, and social
sector actors to come together, we will be able to improve individual lives, boost the economy,
and ensure the stability and shared prosperity of Phillys social economic fabric.

economic needs.
