SURVEY DETAILS

The purpose of this research was to collect information regarding opinions and preferences pertaining to the amenities

which The Preserve at Jordan Lake community might provide its residents.

The survey sample of 467 included all emailable contacts in The Preserve’s database as provided by Talis

Management, representing 91% of the 516 total lots/households in The Preserve at the time of sample selection.

The 23-question online survey was designed jointly by The Preserve’s community association board members and

Readex Research. Placement of the survey on a web page, distribution of the electronic survey invitations, and

tabulation of the results were handled by Readex.

On June 22, 2017, Readex contacted all sample members via an email in the name of The Preserve’s community

association president, asking for participation in the study via a unique link included in the email.

Reminder emails were sent on June 26 and July 6 to those with deliverable email addresses who had not yet

responded. Additionally, at the request of the community association board members, Readex re-contacted several

sample members who provided updated email addresses after hearing about the survey.

The survey was closed for tabulation on July 11, 2017, with 289 responses—a 62% response rate. Responses from

those who own more than one property in The Preserve were weighted to reflect the number of properties owned

(e.g., if a respondent was listed in the database as owning two properties, their response had a weight of 2 in the

tabulated results).

The margin of error for percentages based on 289 usable responses is ±3.6 percentage points at the 95% confidence

level.

As with any research, the results should be interpreted with the potential of non-response bias in mind. It is unknown

how those who responded to the survey may be different from those who did not respond. In general, the higher the

response rate, the lower the probability of estimation errors due to non-response and thus, the more stable the results. The response was tabulated and this report was prepared by Readex in accordance with accepted research standards

and practices. Percentages may not add to 100 for single answer questions due to rounding and/or non-response.

ABOUT READEX RESEARCH

FINDINGS: Respondent Profile

A few respondents own an unimproved lot in The Preserve (4%) and/or rent a home there to others (3%), but the vast

majority (97%) live in The Preserve.

The typical (median1) respondent has lived or owned property in The Preserve for 10 years. The average (mean2)

tenure in The Preserve cannot be meaningfully calculated because nearly half of respondents (49%) indicated the top

category of 10 years or more.

FINDINGS: Respondent Profile

Among those who live in The Preserve (hereafter “residents”), the average number of people in each household is 2.8,

including two adults (typically, one between 46 and 65 years old and the other either younger or older). The typical

adult in the community is estimated to be 56 years old.

Two in five resident households (39%) have at least one child under 18 years old, including 9% who have at least one

under 6. Among households with children, the median age of those children is estimated to be 12.

Average Household Age Data was calculated using the responses to Q3, Number of Individuals in Household. First, the number of individuals in each age category was multiplied by the mid-point of that category. Then, the total sum of ages from that calculation was divided by the total number of household members in those age categories (child or adult).

FINDINGS: Respondent Profile

The most common work status among adults in resident households is full time, with two in three resident households

(67%) reporting that at least one adult in their household is employed full time. The next most common status is

retired, at 35%.

About a quarter of respondents (27%) indicated their households have at least one type of membership at The

Preserve at Jordan Lake Golf Club, including 20% that are golf members and another 7% who are social members.

FINDINGS: Respondent Profile

Respondents are generally happy with The Preserve in each of the three areas asked about: quality of life, community

safety, and overall image. Each was rated between 4.1 and 4.3 on the 5-point scale, on average—well above the

scale’s midpoint of 3.0.

Additionally, 83% are likely to recommend The Preserve to someone like them who was looking for a home.

FINDINGS: Respondent Profile

Nearly two in three respondents (63%) indicated someone in their household has participated in at least one type of

event/committee at The Preserve in the past 12 months, most commonly social events (50%).

Households with adults age 66 or older and those with kids under 6 years old are among the most likely to have

participated in an event/committee at The Preserve in the past 12 months. And, those households with retired or part-

time working individuals tend to be slightly more likely to have participated than those with full-time workers. Of

course, all respondents who have been part of a committee at The Preserve in the past 12 months indicated someone

in their household participated in at least one event/committee in that timeframe, but their participation in social

events, specifically, is also higher than most other population segments, at 79%.

FINDINGS: Social Event/Program Preferences

When asked which social events they would like to see continued or added at The Preserve, a majority of respondents

indicated at least one of the adult-only events (74%) and/or the other events (79%). The most popular are the adult-

only Christmas party and the pool opening party.

While the base of respondents is very small, the trend seems to be that those who have lived or own property in The

Preserve for less than a year tend to be more likely than others to be interested in events, in general, and specifically

the Christmas party, wine tasting events, 4th of July party, and (not surprisingly) new residents welcome dinner.

FINDINGS: Social Event/Program Preferences

The ages of the adults in the household has very little bearing on respondent interest in each of the listed social events.

However, while the base is small for statistical purposes, those with young children (under 6 years old) seem to be

most interested in the non-adult-only events when compared to those with no children or older children. Specifically,

the events of interest to the majority of those young children are the pool opening and closing parties, 4th of July

party, Santa party, and the Easter event.

FINDINGS: Social Event/Program Preferences

Nearly four in five (78%) respondents would like the see The Preserve create or increase programs, but there is not

consensus on which specific age group(s) those programs should be directed toward. Between 32% and 42%

indicated each of the three listed categories (adults, teenagers, and children under 13).

Those newest to the community tend to favor the creation or increase of adult programs, while households with

younger adults and/or children are more likely to prefer an emphasis on non-adult programs than adult programs.

FINDINGS: Use and Importance of Community Amenities

For many, the community amenities were among the most important factors in the decision to purchase a home or lot

in The Preserve.

And, for the most part, the importance of the listed factors are similar regardless of residence/ownership tenure with

the exception of those newest to the community. The results are not statistically significant, but it appears that

compared with the more tenured residents, those who joined the community recently gave more weight to

social/cultural factors like proximity to Jordan Lake/other recreation, access to golf/the golf course restaurant,

availability of social clubs/activities, and proximity to cultural events/museums/restaurants/shopping.

The walking paths, pool, fitness center, and golf course/clubhouse are the amenities used by at least half of residents

each week (in season). These same amenities also have the highest average frequency of weekly use per household.

FINDINGS: Opinions of Potential Projects

When asked what they think is currently the most important goal for The Preserve, nearly four times as many

respondents chose keeping the current infrastructure and amenities in good condition versus adding new

services/amenities.

The population segments with a substantial proportion choosing to add new services/amenities as the most important

FINDINGS: Opinions of Potential Projects

To help direct The Preserve’s association, respondents were asked to rate how high of a priority they feel each of

several potential projects should be for the community.

None of the projects were considered really high priorities, with the highest average rating only 5.2 on the 7-point

scale. But, the priorities ranking the highest (3.6 or above), on average, are not surprising considering their opinions

of the most important goal (keeping current infrastructure/amenities in good condition) and the amenities they use the

most (walking paths, pool, and fitness center).

Based on the average priority rating, maintaining the roads to be in very good to excellent condition is believed to be

the top priority for the community.

FINDINGS: Opinions of Potential Projects

Respondents’ desire to focus on maintaining the roads is reiterated in their opinions of the roads in The Preserve.

Virtually all (92%) agree that road quality is important to their property values, and about half (54%) agree that the

roads in The Preserve need improvement (only 12% disagree).

There is more of a divide about who should maintain the roads, with 47% agreeing and 25% disagreeing that it should

be done by the NC Department of Transportation if it saves significant money over a ten-year period—even if it

means the community loses control. But, overall, among those who made a choice to agree or disagree (versus

remaining neutral or not answering), the tendency is to agree that this is a good idea.

The desire to give road maintenance control to the NC DOT appears to correlate positively with length of time at The

Preserve.

Respondents are divided in their opinion of the project cost minimum to require competitive bidding. The most common

option selected was “all projects,” at 36%. None of the listed minimum values were selected by more than 18%.

A majority (65%) feel the current allocation of 3% of the budget ($15,000) to social events is about right. The

remainder are evenly divided (statistically) regarding whether it is too much or too little.

A majority (69%) feel the annual Association assessment of $1,000 per household per year is about right. The

remainder lean toward feeling it is too high (21%) versus too low (7%).

Most of the households in The Preserve receive information about the community through The Perspective newsletter

(84%) and/or Nextdoor (82%). It may take a while for word to get out about Nextdoor because it is not as prevalent

longer. Tenure also seems to correlate with gathering information via word of mouth. Those with the longest tenures
