Fron Gaer, Llandyfrydog, Llanerchymedd, Isle of Anglesey LL71 8AW

Fron Gaer – an irresistible 19th Century extended farmhouse situated in a glorious position on the renowned Isle of Anglesey surrounded by fine open countryside. This is a perfect family home in a tranquil setting within a scattered rural community at the north east end of

the island.

Description…….. A measure of seclusion is afforded by way of the driveway which leads through the generous gardens leading to a spacious brick paved courtyard – only here does the full extent of the property become apparent. Fron Gaer has many distinctive features which have been retained and even enhanced - all in keeping with the style and period. The original farmhouse was at sometime in the distant past enlarged and has recently undergone further modification with the addition of a sizeable extension - very much in keeping with the rest of the property, adding further bedrooms but more significantly an eye-catching and superb open plan kitchen with Jerusalem Antique Gold limestone flooring, dining space and sun lounge! The attention to detail is significant and the luxurious appointments quite impressive with the bespoke kitchen designed by Martin Lloyd of Menai Bridge along with granite worktops sourced from Corwen. Beautiful premium limestone tiles adorn the floor and the gas fired kitchen range boldly holds centre stage, poised to provide hearty meals! The combination of traditional and modern touches is never at odds with everything discreetly incorporated and providing the ultimate in convenience. Fron Gaer has five bedrooms, three of which have en-suite facilities. The master bedroom is within the confines of the original farmhouse and is generous in size with a high ceiling and exposed beams and has a good sized dressing room too. Most rooms on the first floor enjoy a pleasant aspect with views over the surrounding countryside towards the gentle rise of Mynydd Bodafon in the distance. The ground floor accommodation also offers cosy living space with a traditional lounge opening into a tasteful snug. There’s even a generous playroom which could be utilised as a further bedroom should guests arrive unannounced! Oil central heating is provided and propane gas fuels the range in the kitchen and a gas fire in the lounge. This is a very appealing, practical, accommodating and adaptable house which would certainly offer the space to run a business from if required. There is a range of traditional and authentic outbuildings and barns beyond the courtyard, dating back to the 19th Century and currently used as workshops and storage. These could be converted into a separate dwelling or even holiday lets – well worth considering as Anglesey is a renowned tourist destination.

Planning permission has been explored by the current vendors who understand that permission could be forthcoming. The generous gardens can cater for all, that’s for sure. An opening which is guarded by two bird of prey ornaments leads to large gardens laid to lawn and a wide and varied range of plants, shrubs and mature trees which include Ash, Silver Birch, Scots Pine and some more exotic species. Children can enjoy the freedom with plenty of space for football, swings and the essential trampoline! The driveway leads into the paved courtyard providing ample room for parking. The gardens extend beyond with further mature landscaped gardens with attractive plants and trees of Cherry, Ash, Sycamore, Willow, Silver Birch and Eucalyptus, interspersed with lawns and flowerbeds. A vegetable plot gives a hint of what also might be possible with a greenhouse nearby together with a purpose built dog kennel and run. There is also a mature sunken pond which you’ll be pleased to know is child proof having an ingenious hidden grid just below the surface of the water – now how good is that! A raised decked seating area which adjoins the sun lounge offers an attractive place to sit and enjoy the afternoon sun – peace and quiet, lovely views and a glass of wine make for a perfect combination!

Location……. The countryside hamlet of Llandyfrydog is located inland between the villages of Amlwch and Llanerchymedd which are positioned on the northern coast of Anglesey. Just a short distance to the west lies Llyn Alaw, a man-made lake and award winning conservation site which is an ideal leisure venue – great for picnics, fishing, walking and bird watching. It is also the starting point for one of the four main cycle trails on Anglesey, a pleasant way to explore the rugged coastline and beaches which extend for over 120 miles! Llangefni, in the centre of the island is an administrative market town with many shops, supermarkets and other facilities readily available. Both primary and secondary schools can also be found in the town, along with college facilities. The historic town of Amlwch to the north has a fascinating history, well and truly put on the map by the 18th Century due to the discovery of vast amounts of copper on Parys Mountain. London can be easily reached from Bangor in roughly 3½ hours by train, whilst the A55 Expressway provides a fast link to North Wales’ coastal towns, Chester and the motorway network. Bangor also boasts a major university, fantastic shopping and a wide choice of schools. From Holyhead, a trip across the Irish Sea via the Seacat takes less than an hour, straight into the heart of Dublin.

Anglesey is quite a unique island, separated from the mainland of North Wales by the famous Menai Strait and accessed via two different, yet equally fascinating bridges. Beyond lies the magnificent mountainous region of Snowdonia. This renowned mountain range can be seen in all its glory when taking a trip southwards from Llanerchymedd – a truly beautiful corner of the world in which to settle.

Present Owners Thoughts…… “Immediately I stepped into this house, I knew that this was where we should live.” says Jackie “What I didn’t take into consideration was the amount of renovation and refurbishment necessary, particularly when we first took up residence over thirteen years ago. It was, therefore, essential to undertake a great deal of work, a total labour of love, and all carried out with respect to the character and history of the original. In 2009 we extended and re-organised the layout of the house to create what is now this truly fabulous, spacious house, one which is perfect for our active family life. Apart from the well-proportioned sitting room, there is a room designated as a playroom, together with Gareth’s large study, affectionately known as ‘the boys’ room’ which is where the children and their dad disappear to watch football. My favourite room by far is the new kitchen/dining/sun room, referred to as my ‘chop and chat kitchen’. A large, sunny, friendly space which I adore; especially as I am no longer isolated when preparing meals. I can chop and chat to my heart’s content and enjoy everyone’s company and, because of where we are and the size and convenience of the house, we do have many visitors to stay.” “We have access from the sun lounge through large doors onto a decked area, perfect for al-fresco dining, enjoying the privacy of the garden and relishing the amazing surrounding hills and countryside, which include Parys Mountain and Mynydd Bodafon.” adds Gareth, “The garden contains a natural pond, plus two paddocks and outbuildings which we use for storage.” “We are conveniently positioned on the island in that nowhere is very far, including shops, school and supermarkets, with the Country Hotel Spa, of which I am a member, being just ten minutes away.” continues Jackie. We have so many fabulous beaches from which to choose, walks and nature reserves, the area is full of wildlife. Across the bridge into Bangor is where we connect with major roads or main line stations. We are moving purely for practical reasons but are remaining on the island and will forever cherish our time in this special home.”
