Our first edition was extremely well received by everyone and we have received some

excellent comments and feedback from clients, customers and the west London community at large.

Community is, of course, at the centre of the way we at Orchards of London operate as we recognise the importance of supporting and being an integral part of the communities in which we work, rest and play!

This year we will be supporting over 25 local projects and good causes. These range from school fetes through to the White Collar Boxing event that I recently participated in to support the Russ Dawkins “Back on Track” Trust which helps rehabilitate people with spinal injuries back into mainstream society through sport and fitness.

Eighteen non-boxers, such as myself, undertook weeks of intensive training to take to the ring at The Park Club in front of 1,200 people on an evening that raised in excess of £40,000 for the Trust. I must admit that it was one of

the hardest but also one of the most enjoyable things I have ever undertaken and, despite narrowly losing my bout, I was delighted that both myself and Orchards of London were able to contribute so positively to the event and an excellent cause.

2014 has started positively with a buoyant market in both sales and lettings and we shall celebrate our 5th anniversary this summer by opening our fourth office and flagship HQ in Shepherds Bush.

The building is currently undergoing a complete refurbishment and will not only house both sales and lettings, but also provide training facilities and offices for our growing support functions.

Our journey started from my front room in Acton when we started five years ago to operating

from four superb offices has been both challenging and exciting and testament to the hard work and professionalism that everyone in the Orchards of London team has put in during that time.

Winning the inaugural Sunday Times Estate Agent of the Year – Cecil Jackson-Cole - award for Corporate Social Responsibility in 2012 was a major highlight as was winning the Silver Award in the highly competitive category of Best London Small (1-5 offices) Letting Agent in the Sunday Times Lettings Awards in 2013.

We are always looking to set the highest standards of performance and service in everything we do and will hopefully be able to report many more examples of where this has been recognised in the years ahead.

2014 also sees our financial services partner firm, Paul Alexander, celebrate their tenth anniversary. Orchards of London work closely with the team at Paul Alexander to provide personal, tailored financial and mortgage advice to clients and customers.

Finally, our growth and success would not have been possible without the support of the local community. We firmly believe that we can achieve what we wish to achieve if we work hard to help enough other people achieve what they want to achieve. Rudolph Diesel on what’s new in the world of lighting

Q: How important is lighting?A: Lighting is phenomenally important; having the wrong lighting installed can have a negative impact all-round. Too much lighting or too little lighting is not ideal, fi nding the balance is not simple either, especially if lighting is not your forte.

Having the right lighting completes a home, it gives it ‘The fi nal touch’ if you may and creates the atmosphere and ambiance that so many homes often lack.

Lighting is not only key inside properties but also where gardens or patios are concerned. Philips have invested heavily in new LED lighting which apparently can last up to 20 years.

Q: A lot of upmarket homes now being sold with Lutron automatic lighting systems, can good lighting make a difference?A: Lutron lighting is fantastic as you are able to control your property lighting from

anywhere in the property or remotely – ideal for when you are away yet want to create the feel that someone is home.

The drawback with Lutron lighting is that it comes at a premium and when things go wrong they go wrong.

The other wonderful benefi t of Lutron lighting is that you can illuminate certain parts of walls more so than others to create that perfect atmosphere.

Q: Can it make a home more saleable?A: Living in London you often have situations where architects have designed fabulous homes and utilise every bit of space but all too often natural light gets lost in the process and having clever lighting installed or skylights can add that charm back into the property.

Properties with good lighting also take better photographs which is what is needed when marketing a property. When selling dreams we want the spaces

to be enchanting and for each space to sell its own uniqueness. This is achieved by fantastic lighting.

Q: Can clever lighting make a small flat seem larger?A: Yes, often clever lighting solutions installed in the walls, behind cupboards, underneath staircases etc can elude that spaces are bigger than what they are. There is no doubt that visually lighting can enhance spaces – provided lighting is well thought out and does not consist of fl uorescent lighting.

Q: Any thoughts on the benefits of good lighting in a house or flat, and any example of an interior where the lighting is particularly good, gratefully received.A: The benefi ts of good lighting are endless, it enhances the occupiers overall lifestyle! Being deprived of light has a negative eff ect unless you are someone who prefers darker spaces.

Light and colour often go hand in hand but what we see all too often is that homes have clever lighting and instead of opting for a colour they choose tones such as white. Within the white rooms they decorate accordingly and let artwork come to life rather than having feature walls or textured wallpapers.

The key thing to remember with lighting is to keep it simple and not overdo it.

Light allows for creativity, it allows a sense of positivity.

Inspired by the Lady of the Cake, Cherry Shakewell, this cake (pictured above) is gorgeous,

crowned with glittering cherries. I have used vanilla buttercream and white chocolate cigarellos on the outside to conceal the deep dark chocolate and black cherries within.

INGREDIENTS: a 20-cm Chocolate Mud

Cake (see recipe below) • 150 g black

cherry preserve • 1 quantity Chocolate

Buttercream and 1 quantity Vanilla

Buttercream (see recipe below) • about

80 white chocolate cigarellos • 400 g

fresh cherries • hologram red edible glitter

EQUIPMENT: a large serrated knife

• a large palette knife • a side scraper

• red organza ribbon

SERVES UP TO 20

1. Begin by levelling off your 2 cakes.

Remove your cakes from their pans.

2. Spread the cut side of one cake with

black cherry preserve and the cut side

of the other cake with the Chocolate

Buttercream. Sandwich your cakes

Talented bar manager Vincenzo Sibilia has created an exquisite

cocktail in homage to the recent Chelsea Flower Show, aptly named ‘The Chelsea Flower’. A heady blend of home made lavender-infused Grey Goose vodka, peach liquor and jasmine essence, this drink is best served in a delicate martini glass and garnished with a fresh lavender flower.

INGREDIENTS: 40ml of Grey

Goose lavender-infused vodka

(homemade) • 10ml of peach

liquor • 5ml of jasmine essence

GARNISH: We make a molecular

raviolo with fresh lavender inside,

but at home, a lovely lavender

flower will work just as well.

METHOD: Cool the martini glass

Pour all the ingredients into a

Boston glass, stir and garnish

with a flower.

MISS CHERRY SHAKEWELL CAKE

together so that the preserve and

buttercream are in the centre.

3. Dollop a friendly helping of Vanilla

Buttercream onto the top of your cake

and, using a large palette knife, spread

the buttercream over the top and sides

of the cake. Use your scraper to scrape

the top edges of the cake in towards the

centre to achieve a clean top edge.

4. Line up your chocolate cigarellos

around the edge of your cake pressing

each cigarello lightly into the buttercream

to secure. When you have completely

covered the outside of your cake, carefully

tie a ribbon around the middle of the cake.

5. Rinse your cherries under cold water,

then pat dry with paper towels. Whilst

still on the towel, take a hearty pinch

of the red edible glitter and sprinkle

this onto your cherries. Once you

are content that they are sufficiently

glistening, arrange them atop your cake.

Q: What is your view on the sale market currently?A: As the housing market reaches its highest level for six years, with most London Boroughs increasing by almost 18% last year, we are expecting our busiest ever time with homes owners releasing their property to the market now, with a view to move over the summer. We are also seeing record numbers of applicants registering, with an average now of eight buyers for every home that comes to the market. This is obviously good news for sellers, but makes buying very competitive at the moment.

Q: How can a buyer get ahead when trying to find the right property in this competitive market?A: The best piece of advice we can give to anyone looking to buy at the moment is to put themselves in the driving seat prior to viewing the home they will love. It all

starts by making sure that when you see the right property you are ready to pounce by being fi nancially organised. At Orchards of London we work very closely with Paul Alexander mortgage consultants, who beat new clients’ quotes nine out of ten times. Not only by speaking to our mortgage advisors will you be in a position to

THE STRUGGLE CONTINUES IN ACTON

Be a part of the Acton revolution

A proactive team have taken to the streets in Acton looking for the community to join them in their eff orts to save the old library on

Acton High Road. The aim is for the vacant library to be transformed into an art centre open to the community – saving it from being turned into apartments.

Glynne Steele, project coordinator says: “Julie and I have made it our mission to raise the profi le of this cause and to ensure we save the library to make it the hub of Acton as we have some wonderful ideas that will allow everyone to enjoy this fantastic building.”

Rudolph Diesel, Marketing Director of Orchards of London says: “We ought to all stand together and support proactive individuals like Glynne and Julie. It is rather exciting to be part of this movement/

project and this will go a long way in creating an exciting high street brimming with possibilities.”

ICONIC ARCHITECT:

FRANK GEHRY

The term iconic is overused but is the only word fit to describe the

Guggenheim Museum in Bilbao, Spain. This building takes its place alongside the Eiffel Tower and Sydney Opera House as instantly recognizable and unforgettable. Its architect Canadian/American Frank Gehry is now 85 and is a household name, winner of the treasured Pritzker Prize. His buildings, many of which are concert halls, museums or galleries, are themselves the stars of the show. However, fame came to him comparatively late in life. He had studied at Harvard but left to go into designing cardboard furniture although his heart was in buildings. With money from the furniture business he made his own extraordinary home, in Santa Monica, California. It brought him recognition and the commissions which have made him world famous, such as the Walt Disney Concert Hall in Los Angeles and the dancing house in Prague.

The house had originally been in the style known as Dutch Colonial and was basically a pink bungalow. It became a beacon of deconstructed modernism, using materials such as chain-link fencing. His choice of unusual materials is a part of his architectural philosophy but his use of materials such as corrugated metal has made some call his designs unfinished looking, even crude. The Santa Monica house, home of his second wife and their

children, divided opinion for many years but is now accepted as somewhere architecture and art itself meet. As Gehry himself explained: ‘I loved the idea of leaving the house intact. I came up with the idea of building the new house around it. We were told there were ghosts in the house… I decided they were ghosts of Cubism. The windows… I wanted to make them look like they were crawling out of this thing. At night, because this glass is tipped it mirrors the light in… So when you’re sitting at this table you see all these cars going by, you see the moon in the wrong place… the moon is over there but it

his temporary Pavilion for the Serpentine Gallery in Kensington Gardens in 2008. Like the Guggenheim there will be titanium facades and the concept has been compared to piles of shining coins. You will need more than coins to buy one of the 700 apartments however, as even the two-bedroom flats start at £1.5m. Four blocks will cluster round the ‘flower’, a titanium wrapped building with ‘petals’ exploding from it. Wags are calling it Battersea Flower Station.

There will be nothing else in London quite like it but Gehry himself told the Evening Standard that even though it will be huge he feels there is a modesty about it and that London has inspired him. ‘There are understated references to London crescents. The white colour comes from London terraced houses. The idea of the bay window is a very London thing. I haven’t seen a lot of it in the new buildings here. It’s not just a flat façade; I think that’s London town.’ It has taken him until his ninth decade to come to London but it looks like it will have been worth the wait.

Research the market – know your trade! If you are a first time buy to let investor, it’s incredibly important that you do your homework so you are fully aware of your options.

Find a good area – look up how house prices and rental yields have risen over the last few years and feel comfortable with the trends you find. What’s happening in the next few years in your area of interest? Look for developments that will be attractive to prospective tenants, such as a new transport link into the city.

Make sure you can afford it – most lenders require a minimum deposit of 25% of the property’s value, plus a minimum income of £20,000 per annum before they offer you a loan.

Know the rental yield you are looking to achieve – speak to lettings agents who already let similar properties in the area for an estimate of what your property will achieve - anything between 4-5% of the purchase price per annum is considered to be fantastic.

Consider the extra costs – Are you willing to do work to a property? If not, ensure you don’t buy something that needs all the electricity rewired! Ongoing maintenance costs may be essential too – your tenant(s) won’t be expected to pay for that, so don’t get caught out!

Consider having your property managed by an agent – most lettings agencies have property management departments or can refer you to their preferred company. Managing a property is a very time consuming task and can be complicated. A managing agent can deal with arrears collections and other issues that may arise along the way.

Shop around and get the best mortgage – there are so many lenders that are not on the high street - speak to independent mortgage companies like Paul Alexander who can thoroughly search the whole of the market and find the lender with the best option based on your requirements.
