DescriptionThe Craigendinnie beat of Salmon Fishings is situated upstream from Aboyne and located on theright bank of the River Dee. The top of the beat starts at Jockie Fyfe Pool and extends to justbelow the confluence of the Water of Tanar at The Lorne Pool. With its renowned fly water andconsistent records, the Dee attracts anglers from around the world. The Craigendinnie beatincludes 2.2 miles of prime salmon and sea trout fishing with 17 named pools.

The property was formerly part of the Glen Tanar Estate and is opposite the Aboyne CastleFishings, part of the Dinnet Estate. Tanarside House has been refurbished to provide acomfortable Fishing Lodge.

The River DeeThe River Dee enjoys international fame as one of the four largest rivers in Scotland. It is a mostattractive river rising in the Cairngorms and draining an area of over 2,000 square kilometresbefore entering the North Sea at Aberdeen, having travelled a course of over 90 miles.

The Dee District Salmon Fishery Board has been active in the removal of all of the nets aroundthe estuary and for much of the east coast of Scotland, including a contribution to the buyout ofthe Northumbrian drift nets.

Since 1999 there has been a catch and release policy on the river, with over 95% of fish beingreleased; one of the best observed policies in Scotland.

The Craigendinnie beat, like most beats on the Dee, has operated a fly only policy since 1999.There has also been, and continues to be, very extensive habitat improvement works throughoutthe river. All of these works are resulting in greatly improved catch returns.

The season opens on 1st February and closes on 30th September. Historically the Dee isrenowned for its spring fishing but the Dee’s summer salmon and grilse are the most abundant ofthe river’s fish stocks, with plentiful runs of sea trout in May, June and July. The autumn run startsin August providing excellent and productive fishing.

Lot 1 - Tanarside House - About 4.93 acresTanarside House occupies a quiet and secluded woodland setting and is approached off thesouth Deeside Road (B976) by a hard core drive flanked by the Water of Tanar and mature trees.The drive terminates in a gravel sweep at the front of the house just beyond an enclosed orchard.

Tanarside House is built of stone under a slate roof, and was refurbished in 2002. In combinationwith the high quality of renovation, the house retains many of its original features with sash andcasement windows. The accommodation is as follows;

Ground floor kitchen, sitting room, main bedroom with en suite shower room and walk-inwardrobe, bedroom 2, shower room, utility room, box room.

First floor bedrooms 3 and 4, bathroom.

Services include mains water, mains electricity, private drainage, with broadband connection, Cat 5 cabling, heating by Dimplex radiators.

The front door opens to a spacious open plan and equipped kitchen that leads into the sittingroom with oak floor where there is a large log burner for additional heating. The bedrooms haveample storage and the main bedroom has a walk-in wardrobe and en suite shower.

Garden and groundsThe gardens and grounds extend to about 4.93 acres, consisting of a combination of grassland,pasture and indigenous woodland. Beside the house is a lovely selection of heathers and ferns,which can be admired from the decking.

Studio Across the gravel from the main house is the Studio. This is a uniquely designed building with ahydraulic decking that lowers to reveal a large French window looking over the Water of Tanar.The building is designed to house fishing equipment with rod racks, wader hooks, and drawersfor reels, flies, etc, while offering a quiet and relaxing sitting room to unwind, which has a woodstove to provide heating.

The accommodation comprises rod room (5.81m x 2.06m), the sitting room (5.81m x 3.51m),and storage room (3.00m x 2.70m).

Lot 2 - Craigendinnie FishingsAbout 12.47 acres, excluding solum of river.The single bank fishing extends to about 2.2 miles.

Access to the fishing is excellent, with a hard-core track runningalmost the length of the beat marked in yellow on the sale plan.This useful track is accessed off the B976 minor county road atthe top of the beat. The riverbank is well maintained.

There are 17 named pools and Craigendinnie is split into an upperand lower section. The upper section starts from the Jockie FyfePool to the tail of Middle Fontie pool; the lower section is from thehead of Lower Fontie to the tail of The Lorne pool.

There is a reciprocal agreement with the Aboyne Castle beatopposite, which runs from February to the end of June toenable double bank fishing. The two Craigendinnie rods fish thelower section on Monday, Wednesday and Friday, and theupper section on Tuesday, Thursday and Saturday.

Craigendinnie has classic fly fishing pools and there is a hut atBrown’s Corner.

Planning permission has been obtained with an innovativedesign for a new fishing hut on a site at Simonds Pool, withlovely views looking up the river. The designs have beenproduced by Adjaye Associates, a London and Berlin-basedinternational firm of architects. The concept is a beautifulcontemporary building which is semi-cantilevered over the riverand includes a kitchen with a living/dining area, a WC/wet roomand a rest area. Ref: APP/2010/2490, the consent wasapproved on 19/10/2010.

An interesting feature at Brown’s Corner is the pulpit.

There is easy wading in most of the pools, although some fishing, particularly in the higherwaters, is off the bank. There are a number of croys in the river which have helped create betterholding pools.
