ABOUT THE COMPANY
Land Developers Associates (LDA) is a privately held company
specializing in the real estate acquisition, development and
investment opportunities, not only in, Southern California, but
throughout a number of different states nationwide. With
collective experience in the real estate sector dating back to
the late 70’s, LDA has knowledge and expertise of the real
estate industry for over thirty years. LDA utilizes capital and
land equity from its own portfolio, as well as those of venture
partners to optimize project and financial performance.
LDA is managed by a solid team of skilled executives with
industry expertise, operational talents and most importantly,
records of success. In order to generate the highest possible
yields, LDA carefully and methodically evaluates all land
acquisition and financial returns in a timely manner. The goal is
to focus on high yielding projects as opposed to mass
production developments. From entitlement to development,
to acquisition of finished lots, LDA’s team of seasoned
professionals provides disciplined management of land
acquisition, commercial and residential construction. LDA has
established a secure foundation in Southern California that
shows strong development activity for optimum return and
long-term growth.
OUR MISSION
LDA is a privately held development company that
synergistically blends residential development and investment
opportunities with integrated management skills and
entrepreneurial spirit. LDA prides itself with the ability to
negotiate deals that are acquired at a substantial discount.
Furthermore, LDA is currently strategizing to acquire property
with public agencies as partners, further reducing initial cash
outlay. In lieu of contracting our operations, LDA is actively
pursuing opportunities that will yield the highest return and
allow for expansion in this uncertain environment. The deals
that are made today were not possible in the past and that is
why LDA is poised for success! In addition to development
deals, LDA has a portfolio of over 100 rental properties that are
cash flowing. In LDA's current portfolio and land deals under
control, they will be increasing the number of rentals with
primarily senior apartments by 300-400 units.
LDA's mission is to develop projects of value and quality in
Southern California primarily, but will consider other
opportunities throughout the nation that will yield the highest
possible return.

MANAGEMENT TEAM
Daniel Singh, President A seasoned second-generation homebuilder with an extensive
background in entitlement and development; who as a principal has
acquired, developed and sold in excess of $300 million of real estate. He
has entitled, approximately 25 development projects, resulting in excess of
1,500 units of residential and mixed use projects, in mostly in-fill
communities of Los Angeles. Daniel Singh manages all major operations of
LDA including forward planning, product design, land acquisition,
marketing, sales and construction. Singh’s vision for the company is to
continue to yield the highest return for investors through its residential real
estate assets by measuring, developing and contributing to the
company’s financial performance.
Daniel Singh is a graduate from the University of Buckingham in
Buckingham, England, holding a degree in Economics.
Jag Dylan Pathirana, Chief Financial Officer Holding over twenty years of experience in financial, auditing and city
management fields, Pathirana brings a multitude of knowledge and
experience to LDA as its Chief Financial Officer. Pathirana has worked in
municipal government for over fifteen years, most recently as the City
Manager and Director of Administrative Services for the City of
Hawthorne. As the City Manager of the City of Hawthorne, Pathirana was
responsible for the day-to-day operations of a medium-size city with 10
departments, over four hundred staff members and annual budgets in
excess of $200 million. Pathirana’s municipal experience includes dealing
with complex redevelopment issues; issuing municipal debt and re-
financings; economic development and tax initiatives.
Prior to his time in local government, Pathirana worked in the private
sector in the fields of taxation, auditing and accounting both in the United
States and in England.
A graduate from the University of Buckingham, England, Pathirana holds a
BS in Accounting and Financial Management and is a Certified Public
Accountant and a Chartered Accountant (England).
Rodney Singh, Project Manager Rodney Singh, Project Manager at LDA, holds more than thirteen years of
experience in the Real Estate Development Industry. With his most recent
position held as the VP of Land Acquisition and Forward Planning for the
Los Angeles/Kern County Division for D.R. Horton, Singh was responsible for
the management of the Forward Planning Team and for the company’s
acquisitions and dispositions. With projects in Los Angeles, Kern and
Ventura counties, some of Singh’s daily operations also consisted of
overseeing all active projects, management of vendors, and
management of project budgets from $25 million to $250 million. Singh
was also responsible for managing the Village at The Park master planned
community in Camarillo and overseeing 100% of the development on this
project. As VP of Land Acquisition, Singh sold a combination of 100 Single
Family standing inventory homes, entitled properties and finished lot
communities on behalf of D.R. Horton in 2008 and was successful in
finalizing this transaction with the goal of removing these assets from the
books prior to D.R. Horton’s fiscal year end – a total combined value of
$30 million.
Prior to his tenure at D.R. Horton, Singh worked for the Riley/Pearlman
Company on the Valencia Marketplace project as the project
accountant. Working in conjunction with Newhall Land, Singh managed
the $100 million development from a cost analysis perspective and
managed the entire project budget for the Valencia Marketplace.
Singh is a graduate of Cal State University Los Angeles.
Phil Reyes, Public Affairs Phil has more than 30 years of professional and public affairs experience.
He also maintains an outstanding and exemplary record of public &
community service. He was first elected to the Duarte Board of Education
in 1989 where he served four years and once as President. Phil was
elected to the Duarte City Council in 1993. He has served as Mayor for
three terms. During his tenure on the city council, Phil has been a strong
proponent of youth services and an advocate for the underserved. Over
the years, his work and reputation as a leader has produced a strong
network of relationships throughout Los Angeles County and beyond. He
has advised on many boards throughout the region. He currently is a
board member of the League of California Cities Latino Caucus. In 2009
Phil launched a public affairs and community development company
specializing in economic development and public affairs.

Hotels (Presently Under Operation)
Best Western Airport Inn
Fort Myers, Florida
The hotel consists of 108 rooms, meeting rooms and other
enchanting amenities. This facility has been in operation for
more than 10 years. Centrally located in Fort Myers, Florida, the
hotel is situated right off of Interstate 75 and close to Southwest
Florida International Airport. The Best Western Airport Inn is the
ideal place to stay for a relaxing Florida beach getaway.
Best Western Plus Northwest Inn and Suites
Houston, Texas
The hotel consists of 88 rooms of which 30 are suites, meeting
and banquet rooms, full breakfast, 25 non-smoking rooms and
other appealing amenities. This facility has been operational
for more than 4 years. This hotel is located in the northwest
corridor of Houston, Texas. Aside from the great amenities,
major corporations such as, Exxon/Mobile Corporation, Siemens
Building Technologies and David Weekly Homes are all within
close proximity to the hotel.
Four Points by Sheraton Fort Myers
Fort Myers, Florida
LDA acquired the hotel in 2012 and after completing a
comprehensive property improvement plan (PIP) the hotel was
converted to a Four Points by Sheraton and opened under that
banner in October 2013.
This is the first hotel on Interstate I95 as travelers exit the
Southwest Florida International Airport complex. The hotel was
built in 2009 and has 110 guest rooms, of which 13 are suites.
The hotel also has 2 banquet rooms and a full service bar and
restaurant.
Hotels & Resorts (Future Projects)
Playa Blanca
South Shore, Puerto Vallarta, Mexico
This beachfront property consists of 300 acres. LDA is currently
entitling the property for a 180 room resort and 200
condominiums. This entitlement will be approved in 2014.
Hampton Inn and Suites
Simi Valley, California
This property consists of 1.7 acres adjacent to the 118 freeway
in Simi Valley. Conveniently located adjacent to the 118
freeway, the project has great visibility in a prime location. LDA
has received a letter of intent form Hilton Worldwide to
construct either a Hampton Inn or a Hampton Inn and Suites at
this site. We have commenced with the entitlement process
and anticipate approval by May 2014.
Hampton Inn
Pomona, California
This property consists of 2.09 acres adjacent to the 10 Freeway
in the City of Pomona. The Hilton Worldwide Group has
approved this site for a Hampton Inn and we anticipate a 6-
storey, 106-room hotel. The entitlement process has
commenced and anticipates completion by June 2014.
Courtyard by Marriott
Calabasas, California
This site consists of approximately 29 acres adjacent to the 101
Freeway in the City of Calabasas. The hotel will be developed
on a 3-acre site with the balance of the site preserved for
natural habitat. Marriott has approved this site for a Courtyard
Hotel and we anticipate a 3-storey, 145-room hotel with
subterranean parking and a full service restaurant. The
entitlement process will commence shortly and anticipates
completion by early-2015.
Other Locations
LDA is currently pursuing hotel development opportunities in
other the cities, including Chula Vista, Downey and Santa Ana.
LDA is presently in escrow on a 4-acre vacant lot located on
the bay front in San Diego County. This site can accommodate
two hotels; both the Hilton Worldwide Group and Marriott have
expressed interest in providing a Hilton Garden Inn and
Courtyard by Marriott hotels at this site.
Condominiums (Presently Under Operation)
Terraza Del Mar Puerto Vallarta, Mexico
Terraza Del Mar is located just minutes south of Old Town
Vallarta in the desirable neighborhood of Amapas. Comprised
of 20 two and three bedroom residences including six
spectacular penthouses, each unit has spacious terraces with
breathtaking views of the Bay of Banderas. Inside you will find
contemporary interiors that are warm and elegant appointed
with granite and marble countertops, marble tile floors
throughout, modern kitchens and full length sliding glass doors
for true indoor outdoor “Vallarta style” living. Additional
features include state of the art mini split air conditioning
system, spacious laundry and storage area, tall ceilings (almost
9 feet) and a private terrace and double sinks in each master
bedroom suite. Amenities of the complex include 24-hour

Astoria Estates
Agoura Hills, California
The 106 acre site is located just south of the City of Agoura Hills
with easy access to Kanan Road. It is perfectly situated to
allow quick access to the City and community offered by
Agoura Hills with just a few miles drive to the State Beaches of
Malibu. This site is gorgeous with existing flat terrain surrounded
by large ridges and 360 degree views. The site has an
approved subdivision; however the property is in the process of
being repositioned for a 115 unit senior apartment.
Sesnon Ridge
Granada Hill, California
LDA is currently processing the tract map on a 128 acre
property for the creation of 30 single family residence and a
100 unit senior apartment. The site is located north of the 118
freeway in the Granada Hills area. The entitlement jurisdiction is
the City of Los Angeles. The topography has flat areas with the
majority of it considered hillside. The site would include the
creation and dedication of open space to the Santa Monica
Mountain Conservancy.
Copperhill Estates
Santa Clarita (County of Los Angeles), California
This project is a single-family residential project located within
foothills of the Santa Clarita Valley. The project is designed to
provide for 101 lots spanning over 79 acres; 95-single family lots,
with average square footage of over 15,000 square feet each
are created along with approximately 30 acres of open space
and parkland. An extensive nature trail easement will also be
provided. The site will provide easy access to a nearby
elementary school.
