Situation and Amenities Cross Hayes House enjoys a wonderful private and secluded location set well back from the road. It sits on the eastern edge of Wilcot, which is set amongst the pretty Pewsey Vale countryside. Pewsey is about 1.5 miles to the east, which has a wide range of local shops and facilities including a mainline railway station to London Paddington taking from 56 minutes. The station is a short drive or easily accessible by bike. From 2018 there will be a useful link to the city via Crossrail at Reading Station.

There is an excellent garden centre at nearby Woodborough with shops and cafe and the Seven Stars pub at Bottlesford is very popular. Further regional centres include the charming towns of Marlborough and Salisbury both having a Waitrose. The area is also well served by good road links with access to the A303 (M3) to the south or M4 to the north.

The house is built of mellow brick elevations clad with wisteria and magnolia under a tile roof, with tall windows and solid front door. The property sits at the head of a copper beech lined drive in an elevated position with spectacular views over the surrounding countryside. It is not listed.

The accommodation is arranged over two floors with much period detail and is immaculately presented throughout. The reception rooms are arranged off a central hall with panelled ceiling and attractive

Gardens and GroundsThe gardens and grounds are spectacular and surround the house on all sides. They have been beautifully cared for and provide a wonderful setting for the house. Adjoining the rear of the house is a charming west facing terrace with summer house.

Extensive lawns stretch away to the south with a variety of well stocked herbaceous borders including roses and azealeas. A magnificent topiared yew hedge leads to an avenue of flowering cherry trees and two further areas of lawn bordered by mature hedges.

Further to the south is a large area of paddock with a central avenue of sweet chesnut trees and painted gate at the far end providing a lovely focal point.
