After fighting the intrusion of automatic valuation models, or AVMs, from third-party content providers, some brokers are ready to get in on the action. And now they have a change in MLS policy to thank for making the creation of AVMs easier to pursue. On the final day of the 2014 REALTOR® Party Convention and Trade Expo in Washington, D.C., this month, the Board of Directors of the National Association of REALTORS® voted to approve a proposal by the Multiple Listing Issues and Policies Committee to change the way MLSs make information available to participating brokers so that those AVMs can be developed and shared with clients and customers. MLS participants are subject to payment of the costs of adding or enhancing the systems needed to meet this requirement. An amendment, proposed by Utah REALTORS® on the floor, would have made the requirement apply only in states where disclosure of sales price is mandated by state law, but that proposal was defeated by the board. Several members of the MLS committee pointed out that some MLSs across the country already provide the information necessary for brokers to create AVMs. However, this new requirement may very well change the way brokers provide client services, especially online. In my opinion, there’s nothing more annoying than Realtors sharing links to their listings on Facebook.

JUST LISTED! JUST SOLD! NOBODY CARES … Well, that might be a little harsh. I’m sure a few folks care. Maybe.

Here’s a fun way to share your listing without coming across as the nonstop salesperson that we all really are:

1. Go to your listing.

2. Take a picture of the outside, one of the kitchen, and one of the living room.

3. “Check in” from your listing. Most likely, you’re going to have to create a “place” on Facebook for your listing. I often call it “Jared’s new listing” and then type in the address. Don’t worry about privacy or anything like that. The home is publicly listed in the MLS anyway.

4. When you “check in” on Facebook and share the pictures, put this in the description: “The first person to guess the price on this home wins a $25 gas card. This home is a three-bedroom ranch on a full basement in [your area]. Good luck and don’t cheat!”

5. Watch the comments come in.

This particular post brought in 29 “likes” and 218 comments. Most of those comments were guesses What does this do?

1. It helps you interact and engage with people.

2. It gets your listing in front of a ton of eyes that really want to see it. They want to see it because they can win a prize.

3. It gets your name in front of a ton of people, too.

4. It makes your seller happy because she is watching it unfold.

The Board of Directors is the governing body of the Dearborn Area Board of REALTORS®. The function of the Board of Directors is to govern board policy, engage members and promote the REALTOR®

image. Directors meetings are approximately eleven times a year for approximately an hour and a half.

One (1) Director will be elected in 2014 to serve a three-year term (2015, 2016, and 2017).

Applicants must be a REALTOR® member of the Board for at least two years and in good standing.

The Nominating Committee will meet in July to select candidates for each of the vacancies. A profile of each candidate will be published in the August & September issues of the DABOR Focus Newsletter as well

as the DABOR Website: WWW.DABOR.COM

NAR Approves Core Organizational Standards Daily Real Estate News | Saturday, May 17, 2014

The roughly 1,400 REALTOR® associations operating in the United States, as well as Puerto Rico, the Vir-

gin Islands, and Guam will be required to operate under unified, core standards passed Saturday by the Board

of Directors of the National Association of REALTORS®. The Board also approved a streamlining of the

election process for elected leadership posts with NAR.

In the weeks leading up to today’s vote, NAR President Steve Brown has called the standards essential to the

organization’s long-term ability to thrive as a trade association and advocate for its members and the industry.

The board vote came on the concluding day of the REALTOR® Party Convention and Trade Expo, where

8,800 REALTORS® gathered to discuss key issues with legislators and congressional staff.

The standards are meant to ensure that REALTORS® get a solid value proposition for their dues dollar. Un-

der the new rules, every association needs to maintain standards in the following areas:

Code of Ethics. Local associations are expected to have a viable, easy-to-navigate professional standards

process for enforcing disputes.

Advocacy. Local associations are expected to strive for RPAC “fair share” contributions through dues

billing or other means and to participate in state Calls for Action.

Consumer Outreach. Associations wil be asked to demonstrate their role as the Voice for Real Estate® in

their communities through plans to share market data with the public, issue press releases, or sponsor commu-

nity-building activities.

Unification and Support of the REALTOR® Organization. Associations need to adopt a business or

strategic plan with an advocacy component; maintain corporate documents, policies, and procedures; and en-

force dues billing.

Technology. Every association needs the ability to communicate using contemporary electronic re-

sources, including a website with links to the other levels of the REALTOR® organization.

Financial Solvency. An annual review or audit by a certified public accountant is expected to ensure each

association’s financial health.

“This is an issue of professionalism in our industry,” said Andrea Bushnell, executive vice president of the

North Carolina Association of REALTORS®, and chair of the presidential advisory group that wrote the

standards. It is not, however, an issue of size, she said, echoing assurances that Brown and NAR CEO Dale

Stinton have made amid speculation of upcoming consolidation.

“We want to ensure unity within—and the long-term viability of—the 100-year-old REALTOR® organiza-

tion,” Bushnell said in a presentation to state presidents in April. “All three levels of the organization must

thrive together as a true and strong association, rather than acting as group of independent but federated or-

ganizations.”

According to NAR, roughly 1,100 local associations have fewer than 300 members, and many will have no

difficulty meeting the standards, Bushnell said.

The directors today approved up to $20 million to support implementation of the standards: $5 million to help

associations create or update their business or strategic plan; $3 million to assist states with compliance; and

$12 million to assist associations that chose to merge, consolidate, dissolve, or become a chapter or council of

another association.

While Realtors® from across the country convened in Washington, D.C., last week to attend the Realtor® Party Convention & Trade Expo, over 130 members from across Michigan met with U.S. Senators and congressional staff on Capitol Hill to advo-cate policies that protect and advance investment in residential and commercial property and that are critical to buyers, sellers and investors in their communities.

Attending the Realtor® Party Convention & Trade Expo is an excellent opportunity for Realtors® to influence the public policy decisions that will directly affect consumers’ ability to buy, sell and own real estate. In hundreds of meetings with elected offi-cials and staff last week, Realtors® demonstrated the strength of the Realtor® Party and encouraged support for issues crucial to their business, clients, community and the future of the real estate industry.

The legislative hill visits focused on important issues impacting the real estate market, including preserving the mission and accessibility of Federal Housing Administration and Veterans Affairs home loan programs, protecting real estate-related tax policies, and reforming the secondary mortgage market.

Realtor® members also urged legislators to reinstate an expired tax provision that provides relief to individuals following a loan modification, short sale or foreclosure. The Mortgage Forgiveness Debt Relief Act expired at the end of 2013, and as-sured individuals would not have to pay income tax on forgiven mortgage debt.

National Association of Realtors® President Steve Brown, co-owner of Irongate, Inc., Realtors® in Dayton, Ohio, praised the efforts of the real estate community across the country in addressing the important residential and commercial issues that affect individuals, communities, small businesses and the nation.

“Homeownership and commercial investment help shape communities and strengthen the economy. With several significant real estate issues being debated in Congress this term, it was important that Realtors® met with lawmakers last week to share their views and positions on proposed legislation that could have a meaningful impact on consumers’ ability to purchase and own real estate,” said Brown.

State Licensing Requirements

During the 3 year licensing cycle each agent must complete a minimum of 2 hours

approved legal coursework each year. In addition, each agent must also complete 12 hours

of approved coursework of their choice. The additional 12 hours of coursework may be

completed anytime during the 3 year cycle.

**New licensees

In the first and second year of the license cycle, licenses issued on or after November 1 of the

current year do not require con ed for the current year. In the third year of the license cycle

licenses issued on or after July 1st no con ed is required.
