Development Tracking Report Third Quarter 2014 The following report provides a summary of county-wide residential and commercial development activity for the Third Quarter of 2014 (July 1, 2014 - September 30, 2014). Approvals 10th Street Flats (UCMUD): 3,660 sq. ft. retail, 4,704 sq. ft. office, and 144 residential units. WeLive (office conversion to residential) (SP #11): 5,848 sq. ft. retail and 252 residential units. Construction Starts Pike 3400 Townhouses (FBC/UP): 44 residential units. Verde Pointe (SP #420): 13,257 sq. ft. retail and 202 residential units. New Elementary School #1 (UP): 96,805 sq. ft. other. Shreve Self Storage (by-right): 107,980 sq. ft. other. Demolitions Various businesses were demolished in preparation for the Latitude (SP #426) and 1720 S. Eads St. (SP #424). Methodology

Quarterly development tracking reports are generated from County staff reports, County Board minutes, and data on Certificate of Occupancy (CO) permits, building permits, and demolitions permits.

The approval date is the date the project was approved by the County Board (by-right projects will not have an approval date). The construction start date is based on the date the first building permit was approved for the project, and projects are classified as under construction when construction activity commences above grade. Completed projects are those where a CO has been issued. In general, an office or retail project is determined to be complete if at least 50% of certificates have been issued to the project. For multi-family residential projects, completion is determined based on the issuance of a CO for the middle floor of the building. For the Third Quarter of 2014, the following table includes Site Plan applications that have been accepted and filed or are currently under public review (but not on hold). There are no active Form Based Code applications at this time. Development statistics reflect the initial Administrative Regulation 4.1 submission (for Site Plan projects) or 4.1.2 submission (for Form Based Code projects), and they are subject to change throughout the public review process and upon adoption by the County Board.

The attached tables are divided into four sections: • Site Plan and other Approved Projects• Completed Projects• Projects Under Construction• Demolitions

Each section separately reports Major Projects and Single Family Houses. Data are reported for each of Arlington’s Major Planning Areas and Other Planning Areas. Major Planning Areas include Rosslyn, Courthouse, Clarendon, Virginia Square, Ballston, Crystal City, Pentagon City, and Columbia Pike. Other Planning Areas include Nauck, Shirlington, East Falls Church, Lee Highway, and Four Mile Run.
