LOCATION Domingos Decatur Timberland sits just north of the city of Bainbridge in southwest Georgia. Tallahassee, FL is 30 miles to the southeast and Dothan, AL is around 40 miles west. The property is just outside of the city limits offering a great opportunity to enjoy the peace and tranquility of the woods with all of the amenities the city has to offer. There are numerous dining options, sporting goods and outdoor supply stores, and multiple grocery options from which to choose. This tract is also in close proximity to the Flint River, with Spring Creek and Lake Seminole both within ten miles. This is a unique location that offers the chance to enjoy the renowned fishing and boating opportunities of this water system right along with all of the hunting amenities of 410 acres. ACCESS & BOUNDARIES This property enjoys a full mile of road frontage along Pond Town Road. This is a county-maintained, paved road. There is additional road frontage from the north along Whites Mill Road. This road is a dirt road, but it is maintained by Decatur County. The tract can be accessed from either road via a system of internal woods roads, providing easy use of the whole property. Half of the western border follows a farm road and crop field along the adjoining property. The remainder of the western boundary, as well as the southern property line, follow a change in tree line; however, they are not definitively marked. TIMBER Domingos Decatur Timberland consists largely of pine plantations from three age classes. The youngest plantation has been thinned once, and is developing well toward a future stand of sawtimber-quality trees. There is an older age class that is ready for a second thinning to bolster the health of the stand and allow the biggest and best trees to continue developing into sawtimber. This plantation is a potential income producer at this time. The oldest timber on the property is predominately sawtimber trees and is in good shape.

TIMBER (Continued) With a very few acres not currently in use for pine production, this tract is well suited to being used as a timber growing property. SITE DESCRIPTION Laying in the upper coastal plains near the Georgia-Florida border, this property is mostly flat, making it very easy to walk and enjoy. With planted pine plantations making up the majority of the landscape, recreational options abound. There is a railroad track crossing the property on a diagonal, though actually running nearly directly north-south. This southwest corner of Georgia has great hunting potential. It is well known for deer, turkey, dove and hog hunting. Nearby Lake Seminole has long been a hot destination for bass anglers. The Flint River offers multiple species of bass, catfish, sunfish and bream. This is also one of only three rivers in the world where you can find the native Shoal Bass. These fish inhabit the swift moving currents and pockets around rocky shoals up and down the Flint. The “Shoalie” is known for its powerful and acrobatic fighting when hooked. These fish are endemic to the Flint, Chattahoochee and Apalachicola Rivers. In addition to the fantastic recreation possibilities, there are multiple locations across the property that could be cleared and converted into an excellent home site. TAXES and TITLE Estimated property taxes for 2017 were $9,000. The property is owned by William Dismuke, Elizabeth Domingos, Sarah Domingos and Florence Wattles, whose deed is recorded in the Decatur County courthouse. ZONING This property is zoned A5 for agricultural use.
