NeilFitzmauriceWhere was the family home where yougrew up and what was it like?I grew up in Anfield in St Domingo Vale, it wasa big three storey house and it seemed thateveryone I hung out with lived in that street.There was a good sense of community, whichdoesn’t seem to be the case as much now.
What is your clearest memory of thehouse?We had a room on the top floor called theboys room. We got our first Betamax videoplayer in that room, I watched the Exorcist inthat room from behind a pillow and the worldpremiere of Michael Jackson’s Thriller video! Ahthe memories..it wasn’t all horror though!
Where was the first house you boughtyourself and what did it cost?The first house I bought is my current houseand it cost too bloody much! Seriously I feellike Tom Hanks in that movie The Money Pit!The moment something gets fixed somethingelse falls apart!
What made you want to buy it?It’s a lovely quiet area and we bought it to enjoyour children growing up in it! It has a lovely biggarden so they can practice their football skills.I reckon by the time they’re old enough to playfootball professionally they’ll be on about £3million a week so that’d be nice!
What are the important things you lookfor when buying a house?Money! It’s vital that you have a good lookaround for the best mortgage advice and thelowest possible rates and take your time. Themore rushed you are, the more likely you areto take the first property that comes along!
Are you a DIY trier or do you leave it tothe experts?NO! I believe DIY should stand for Don’tInvolve Yourself. I have a brother who can doeverything so he always gets the call – I thinkhe dreads my name coming up on his phone sohe’s started putting on a French accent andsimulating interference now!
What is the one thing you love mostabout your current home?The garden and the apple trees and the peaceand quiet. Buying a house is a huge sense ofachievement and knowing you’re looking afteryour family is a great feeling...even though youspend the rest of your life following themaround the house, switching off lights andclosing doors and pretending it’s all about theenvironment and not purely financial!

for many years, but it's been given a hugeboost by the Mad Men series, says antiquesand collectables expert Judith Miller.

● REPLACING your worktopcan be a relatively quick andinexpensive way to give yourkitchen a new look. However, youshouldn’t attempt to fit ityourself unless you’re anexperienced DIYer. This isparticularly relevant forbeginners as it could end upruined without an experiencedeye watching over the work.● If you’re removing an oldworktop and want the new one tobe the same size and shape,simply measure the old one toget accurate measurements. Ifthe new worktop will be adifferent size or shape, it’s vitalto get the measurements right.Remember to leave an overhangabove the front of the kitchenunits of around 10-20mm and atthe sides of the end units ofaround 25mm (unless you’reputting an appliance or piece offurniture there), allowing forany side panels.● To cut your worktop straightwithout damaging the surface,use a ruler and mark yourcutting line in pencil, then coverthe line with masking tape – youshould be able to see it throughthe tape. IN THE current economic climate, savingmoney by upping your standards andmoving home sounds like wishfulthinking.
It is increasingly difficult to comeacross well-planned, well-refurbishedproperties to buy or rent.

Rents all set to rise as demandgoes upFOUR out of 10 tenants expect thecost of renting a home to keeprising in the coming year asproperty supply fails to keep upwith demand, a survey showed.
Around 42% of people living inlet accommodation are bracingthemselves for further rent hikes,with 11% expecting increases of10% or more, according toRightmove.co.uk.
People’s expectations of furtherrises come despite the fact thatrecent research by LSL PropertyServices showed that the cost ofrenting a home has already hit arecord high, while Rightmovesaid some agents had reportedhikes of 10% during the past year.
Anecdotal evidence suggeststhere have also been cases of rent
gazumping in some areas, aswould-be tenants battle with eachother to secure a place to live.
Demand for rentals hasincreased in recent months aspotential buyers have put plans tomove on hold due to the problemsin the mortgage market, or untilthe outlook for house pricesbecomes clearer.
But landlords have been unableto respond to the rise in demandbecause they are also strugglingto raise the finance they need tobuy more properties.
Overall, the group said thenumber of properties available torent which were advertised on itswebsite had fallen by 23% duringthe past year.

Rightmove, said: “For the secondconsecutive quarter, more than40% of renters are revealing theirfears of another upwardsmovement in rents.
“They are at the sharp end ofcompetitive demand from otherrenters, experiencing a struggleto find suitable rentalaccommodation and losing out onproperties to higher bidders.
“Rental agents are reportingturning many prospectivetenants away, with only thosewith the best references passingthe beauty parade to get to viewthe limited new stock on offer.”
Rising rents are bad news forthe 55% of people trapped inrental accommodation becausethey could not afford to buy.
But the figure is down from61% at the beginning of the year,suggesting recent house pricefalls may be enabling more peopleto get on to the property ladder.
Nearly a third of renters alsosaid they were likely to stay inrented accommodation for atleast the next three years.
However, 13% of people saidthey were happy renting theirhome and had no interest inbuying a property.◆ Rightmove questioned 2,636people during October.

Citizens Advice andShelter said they supportedthe Financial ServicesAuthority’s proposals tointroduce tough income andaffordability checks onmortgage borrowers.
The planned rules havecaused controversy, with theCouncil of Mortgage Lenderswarning that the regimewould have an impact on 45%
of people who took out amortgage this year.
But in a letter to housingminister Grant Shapps, thetwo charities said failing tostamp out reckless lendingpermanently would be a“missed opportunity” and apotentially “costly mistake”.
The groups added that itwas vital the government didnot allow a return to thesoft-touch regulation of thepast, which devastated thehousing market and putthousands of homeowners onthe brink of homelessness.
Gillian Guy, chief executiveof Citizens Advice, said:
“Bureaux saw 115,000problems last year relating tomortgage and secured loanarrears and see countlessongoing problems resultingfrom vulnerable borrowersgiven mortgages they couldnever have afforded to payfrom the outset or once thediscounted periods ended.
“These proposals are aboutthe FSA ensuring thatmortgage lenders andborrowers take proper careto consider whether amortgage is affordable andsustainable.”
The group said among thecases of irresponsible
lending it had come acrosswas a man from Somersetwho was facing having hishome repossessed.
He had taken out amortgage a year earlier, buthis monthly repaymentswere £981, despite the factthat he and his wife had anincome of just £987 a month.
Kay Boycott, director ofcampaigns, policy andcommunications at Shelter,said: “From our research weknow that millions of peopleare already struggling withtheir mortgage payments andthat every two minutessomeone faces the prospect of
losing their home.”Meanwhile, the Building
Societies Association calledfor the government andhousing industry to look atnew ways of keeping peoplein their homes when they fellbehind with their mortgage.
A report, which wascommissioned by the BSAand carried out by formerchairman of the FSA JohnHoward, suggested thatongoing lender forbearance,and a more substantialMortgage Rescue Scheme,under which people sell someor all of their home to asocial landlord and rent it
back again, could help tokeep people in their homes.
It also suggested that anew form of housing tenurecould be introduced to helppeople switch from homeownership to renting theirproperty and back again,while compulsory insuranceshould also be considered.
Paul Broadhead, head ofmortgage policy at the BSA,said: “We believe that now isthe time to carry out aholistic review of the safetynets available to protectborrowers in difficulties,from both a public andprivate perspective.”

HOUSEHOLDERS are going tohave to dig deep in theirpockets if they want aNordmann fir non-dropChristmas tree this year,
according to industry experts.While it is the most popular tree because
of its deep green colour and reliability thatit won’t drop its needles, in the past fiveyears prices of the Christmas tree haverisen by up to 30% and a 6ft tree may costaround £45, according to the BritishChristmas Tree Growers Association.
But our beloved Nordmann is not theonly tree which will last through thefestive season. The Fraser fir (Abiesfraseri), popular in the eastern UnitedStates, is narrower than other trees andtherefore more suitable for smaller rooms.
If you want to save money, go for ahome-grown Scots pine or Lodgepole pine,which are likely to cost around £10 lessthan the same size of Nordmann fir. Thesetrees don’t drop their needles and arebushier than the Nordmann. Some havecones and are wonderfully fragrant.
Before buying your tree, measure thespace you are allocating it.The lesstrimming you have to do the better the treewill keep its shape.
When deciding on a tree, check that theneedles are not dull and dried up and thatthe branches are not brittle. Remember togently shake the tree to ensure the outerneedles are not falling off.
If you can bear to, leave it ’til the lastminute to buy a tree, especially if youchoose something such as a Blue spruce(Picea pungens ’Glauca’), which will dropits needles quicker than other types.
Saw off the bottom 5cm of trunk to openup its pores before you bring the treeinside, and place it in a bucket of wateruntil you are ready to house it.
When you bring it in, make sure you cankeep it topped up with water as a tree willdrink half a litre a day.
Don’t put the tree next to a radiator orfire because it will dry out and the needlesare more likely to drop.
Some people opt for bare-rooted orroot-balled trees if they want to keep thetree for future years. Bare-rooted treesshould be planted as soon as possible inmoist earth to stop their roots from dryingout, while root-balled trees are wrapped insacking and should be planted incontainers.
There are pros and cons to each, but bearin mind that live trees with roots may nottake kindly to being brought indoors into awarm, dry atmosphere. However, trees thathave been cut off at ground level,sharpened to stick into a wooden base andthen transported around the country needto be tough to survive and look good.
If you buy a bare-rooted tree, soak theroots in water before planting. Keep thecompost in container-grown trees moist toprevent the needles from dropping.
Hopefully, your tree will still be lookingas festive as ever as you see in 2011.

Witch hazels can be grown as specimenplants in borders or in groups, depending onthe variety.
Grow H. x intermedia ’Pallida’ as astand-alone specimen, with its vase-shapedhabit and golden autumn leaves, while H. xintermedia ’Diane’, which grows to 4m(12ft), flowers in mid to late winter andproduces bright green leaves which turnorange, yellow or red in autumn.
Witch hazels like reasonably fertile, moistbut well-drained soil and prefer neutral toacid soil. Place them in sun or partial shadein an open but not exposed spot.
Prune any crossing shoots in late winteror early spring to keep a good shape.
Goodenoughtoeat:SproutingseedsTHE VEG patch may bestarting to look bare, so growsome sprouting seeds indoors,which will require very littlework and instant gratification.
There’s no mess with soil orcompost – all you need is a jarand an airing cupboard to
grow Chinese bean sprouts,also known as mung beans,which may not be as long asthe ones you buy insupermarkets, but they’ll bejust as tasty.
Soak a handful of seedsovernight, rinse them in
water and put them in a largeglass jar, covered with a circleof muslin or white cottoninstead of a lid and thentransfer it to a warm, darkplace, rinsing the beans twicea day.
After around four days,
they’ll be ready to eat.Other sprouting seeds
which are easy to growinclude fenugreek and Alfafa,but make sure you buy seedssold only for sprouting, notvegetable seeds which areintended for growing.
