Chapter 1

Introduction

Overview Designed to support loan originators who work directly with borrowers, Encompass Consumer Direct allows you to create websites where potential borrowers can open an account, complete and submit a loan application, check the status of the application, and respond to requests for loan documents.

Loan applications submitted from an Encompass Consumer Direct website are sent directly to a designated user in Encompass Banker Edition, where your company can move the loan through the origination process. Borrowers can log in to their Encompass consumer direct account to view the status of the application and respond to requests to provide or sign loan documents.

The WebCenter Administration features in Encompass are used to create and manage your websites. This guide provides detailed procedures for completing the following tasks.

Chapter 2: Preconfiguration - Configuration procedures you may need to complete before you create an Encompass Consumer Direct website. Preconfiguration is required only if you plan to allow borrowers to order credit reports or request rate pricing from your Encompass Consumer Direct website.

Chapter 3: Create a Website - Instructions for using the Quick Setup Wizard to create a new Encompass Consumer Direct website.

Chapter 4: Configure and Manage Websites - Procedures for searching for Encompass Consumer Direct websites, assigning webmasters for individual sites, change the borrower login security settings for all your sites, and configuring the look and feel of individual websites.

Encompass Consumer Direct HelpThe online help system for Encompass Consumer Direct provides comprehensive information about Encompass Consumer Direct, including detailed descriptions of features and tools. The help system is accessible from any Consumer Direct Administration Page page in Encompass.

To Access the Help System:1 From the Home tab in Encompass, clicking the WebCenter Administration link

in the right column.

2 On the Manage Sites page, locate an Encompass Consumer Direct website, and then click the Edit link.

• Clicking the Edit link opens the Consumer Direct Administration pages for the website.

3 Click the WebCenter Help link on the upper-right or press the F1 key.

• A help topic opens and displays feature-specific information for the page that is currently open.

PreconfigurationTo enable borrowers to order credit reports or check mortgage rates from your Encompass Consumer Direct website, you need to set up a credit report provider for the Encompass Consumer Direct website and configure the Encompass Product and Pricing Service (EPPS).

Set up a Credit Report ProviderIf you will give borrowers the option of ordering credit reports while completing a loan application from an Encompass Consumer Direct website, but you have not already set up the credit report provider that you intend to use, you must add the credit report provider to Encompass.

To Add a Credit Report Service Provider:1 Open a loan file and click the Services tab.

2 Click the Order Credit Report button.

3 Click the All Providers tab.

4 Click the More info link associated with a credit report provider.

5 On the service provider's storefront, click the link or option used to establish an account. The wording of the link will vary, depending on the service provider.

6 Follow the instructions for submitting your registration information.

Later, when you configure your Encompass Consumer Direct website, configure the credit report setting to submit orders to the credit report provider. The setting is located in the WebCenter Administration pages in Encompass in the Order Credit Settings section on the Loan Settings page. For detailed instructions, refer to “To Edit the Order Credit Settings:” on page 17.

Encompass Product and Pricing (EPPS) SetupTo enable mortgage rate requests from your Encompass Consumer Direct website, you need to create an office in EPPS specifically for handling pricing requests from your Encompass Consumer Direct website, and then add an EPPS user to that office. Later, you will configure the Encompass Consumer Direct website to send the requests for mortgage rates to the newly created EPPS user and office.

If required, you can also set up holdbacks for the new EPPS office for Loan Originator Compensation (LO Comp) that will be added to the rate pricing when the loan is processed.

NOTE: If your company does not currently have an EPPS account, contact your Ellie Mae account representative to set up an account.

To Add an EPPS Office and User for Consumer Direct:1 Open the login page for EPPS using the URL and the administrator User ID

and Password supplied to your company when your EPPS account was created.

2 Click the Admin tab.

3 Click the Company tab, and then click Add New Office.

4 Enter the office name in the Office field, and then clear the Admin Office check box.

5 Select a check box in the Categories section depending on the pricing options you want to use for Encompass Consumer Direct.

6 Click the Save button, and then click the Manage this Office's Users link at the bottom of the page.

7 Click the Click here to enter a new user link.

8 Enter the basic user information.

9 Leave the Comp. Holdback section blank. You will set up a holdback later for the LO Comp that will be applied to your Consumer Direct loans.

10 In the User Rights section in the right column, select the Qualify/Submit Loans check box.

11 In the Qualification Tab View section, select the Allow Best Ex View check box at the bottom of the column.

NOTE: This options provides results for 45-day rate locks only.

12 When finished, click Save.

13 Click the Back to Select Office link to view the newly created office on the Company tab.

14 Click the Edit link.

Later, when you configure your Encompass Consumer Direct website, configure the Encompass Product and Pricing Settings to submit rate pricing requests to the newly created user account in EPPS. The setting is located in the WebCenter Administration pages on the Loan Settings page in the Encompass Product and Pricing Settings section. For detailed instructions, refer to “To Edit the Encompass Product and Pricing Settings:” on page 18.

NOTE: If your company has not selected the options to Skip Income Checks and Skip Asset Checks on the Settings tab, you will not be able to use the Mortgage Rate module on your Encompass Consumer Direct websites.

Create a Holdback for LO CompUse the Holdbacks tab to create an LO Comp holdback for the Encompass Consumer Direct office you just created. Holdbacks adjust the pricing on lender rate sheets for loans that meet the criteria established when you define the holdback. Your holdback for the Encompass Consumer Direct office is used to adjust the rate pricing to cover the loan originator compensation (LO Comp) for the loan.

Typically, LO Comp plans are configured in Encompass, but because Encompass Consumer Direct pulls pricing information directly from EPPS, you will create an EPPS holdback that compensates for the LO Comp that will be included in the rate pricing when the loan is processed in Encompass. When you create the holdback, use the same criteria used to create your LO Comp in Encompass.

To Create a Holdback: 1 Click the Admin tab on the upper-right, and then click the Holdbacks tab.

2 Click Create new holdback.

3 On the Define Holdback screen, type a Holdback Name and Detail Description. Select a name that makes the holdback easily to identify.

4 Select Compensation as the Holdback Type.

5 Enter a percentage for the Holdback Value, any additional dollar amount, and a minimum and maximum amount for the holdback if applicable.

• The Holdback value should mirror the values selected in the LO Comp plan you have created in Encompass under Encompass Settings>Tables and Fees> LO Compensation.

6 In the Process Options section, select the Active check box to apply the holdback to loans that match the criteria.

7 Select an Expire option.

• If you select the Specific Date option, type a date or select the calendar.

8 Enter an email address where a notification can be sent when the holdback expires.

9 In the Filter Options section, select the Office that you created for handling pricing from your Consumer Direct website.

10 Do not select a Product Type from one of the categories (standard products or specialty products).

11 If needed, select criteria for the Loan Amount, FICO, Fixed/ARM, and Documentation options.

• For Loan Amount and FICO, if you select an operator symbol (for example, > or <) or a range, enter the value or values required.

12 Enter any notes related to the holdback.

13 When finished, click the Save button.

Chapter 3

Create a WebsiteComplete the Quick Setup Wizard to build your website. The Wizard walks you through each setup step. Once complete, your website will be published and made available to visitors.

To Open the Quick Setup Wizard:1 In Encompass, click the Home tab, and then click the WebCenter

Administration link in the right column.

2 On the Manage Sites page, click the Create Site button.

3 Select the Consumer Direct option, and then click OK.

4 On the Manage Sites page, click the Setup link in the banner above the table.

5 Click the Start Quick Setup button, and follow the instructions for the Quick Setup Wizard pages described below.

Quick Setup - Company Information This information displays in the footer at the bottom of every page on your website.

To Enter Company Information:1 Enter the Company Name and Company NMLS ID.

2 Select the Company Name in Emails check box to include the company name in the subject line of emails that are sent to the borrower from Encompass.

3 Enter the company address.

4 Enter a phone (or fax) number. Click Add Another Phone to add an additional number. The first two numbers display in the footer of the site.

5 Enter a contact email address.

Quick Setup - Loan ApplicationSelect the applications (full application and free consultation) that will be available on your site, and then add a loan application recipient who receives loans in Encompass that have been submitted from the Encompass Consumer Direct website.

To Complete Loan Application Information:1 Select the applications to make available on your website.

• Full Application is a multi-page form requiring borrower history/information. This application is selected by default and cannot be changed.

• Free Consultation is a single page form requiring borrower information. This application can be removed, but we recommend keeping it to avoid having a blank space on the Consumer Direct Welcome page. Additional application modules will be available in future released of Consumer Direct, which will enable you to select other options to display on the Welcome page.

2 In the Encompass Credentials section, enter or edit the Encompass Server Name.

3 Enter the Encompass user ID and password that will be used to access Encompass when a loan is submitted from an Encompass Consumer Direct site.

4 Click the Check button, and then select the Encompass loan folder into which a loan will be imported after it is submitted from the Encompass Consumer Direct site.

5 In the Loan Application Recipient section, enter the Encompass User ID and contact information for the person to be notified when a borrower submits an application from the Encompass Consumer Direct website.

• Or, enter the user’s Encompass User ID, and then click the Autofill Contact Information button to auto-populate the name and email fields.

NOTE:The Autofill Contact Information button will not recognize the employee's Encompass User ID if the user has never logged in to Encompass. If you receive an error after clicking the button (or when proceeding to the next screen), confirm that the employee has logged in to Encompass at least once, and then retry. The Autofill Contact Information button populates the fields based on the user's matching information in Encompass. If the user's information is not entered in Encompass, the corresponding fields will not be populated.

6 Click Next.

Quick Setup - Upload LogoHere you can your company logo or custom text to your website. It will display on the upper-left corner of every page on the site. By default, your company name appears here.

To Enter Upload Logo Information:1 If you select Text, edit the existing text or enter new text in the content

container.

• Use the container tools to change the font, size, and color of the text.

2 If you select Image, click Change.

• Select an image file from the provided list and click OK. Acceptable file formats are .png, .gif, and .jpeg.

• Or, click Browse, select your own image file, and then click Open. Acceptable file formats are .png, .gif, and .jpeg.

• Select the file in the list, and then click OK.

• Click Next.

Quick Setup - Domain Setup Here you can specify the domain (or URL) of your website. This is the web address borrowers will enter to access your website. (For example, http://www.A1loans.com.).

To Complete Domain Setup Information:1 In the Domain text box, enter your site’s domain (or URL) in the text box.

NOTE: Enter the site's domain only (for example, www.a1loans.com). Do not include a specific page or location (for example, www.a1loans.com/garyjones). To target or drive visitors to a specific site page, use the Redirects section of the Domain Management page.

You can choose not to enter a domain at this time and complete the Quick Setup. If you complete the Quick Setup but do not enter a domain, Ellie Mae assigns a domain to your site for you. The site is "live" and available to the public on the Internet. All status online messages from Encompass will be sent to your site, as will any documents or messages sent from your clients. The domain assigned to your site will look similar to this:

When you do enter a domain here, there are additional steps you must complete in order for your site to be "live" and available to view on the Internet. These steps are:

• Your domain service provider must set up the domain records so that the domain name points to the Encompass Consumer Direct web server.

• You must enter your domain address on the Encompass Consumer Direct's Edit Domains page.

The preferred method for setting up your domain record so that the domain name points to the Encompass Consumer Direct web server is to create a CNAME record that points to consumerdirect.mymortgageapplication.net. However, some domain service providers do not allow the creation of a CNAME record. If you do not have a CNAME, as a named contact for your company, please visit the Encompass Resource Center to "Submit a case" specifying the following options:

• Topic Area: General Functionality

• Subject: Assistance required with Encompass Consumer Direct DNS

• Description: Please include your Encompass Consumer Direct domain name and your domain name registrar

• Type: How To

A Technical Support representative will contact you to provide the guidance necessary to update your Encompass Consumer Direct domain.

For more information, contact your domain name service provider.

To Configure the Domain Name Records (Preferred Method):1 Contact your domain name service provider or log in to the account that they

have provided to edit the DNS record for your domain.

2 Create a CNAME record and configure it to point to: consumerdirect.mymortgageapplication.net

NOTE: For detailed examples of how to create and configure a CNAME, refer to the Domain Management help topic.

To Configure the Domain Address in Consumer Direct Administration: 1 On the Domain Management page, click Edit Domains.

2 Type the address of your domain in the text box.

3 Click Save & Publish to save your changes.

2 After entering the URL of your Encompass Consumer Direct site, click Finish.

Your new website displays on the Manage Sites page.

Configure and Manage Encompass Consumer Direct WebsitesAfter you create a website, use the Manage Sites page to configure the site. You can also use this page to:

• Search for websites

• Configure and edit websites

• Assign webmasters for individual sites

• Change the borrower login security settings for all your sites

NOTE: The Manage Sites page lists all the Encompass sites associated with your company. Some settings on this page apply to other types of websites you might be managing (WebCenter or TPO WebCenter). For example, of the five buttons at the top of the page, only the Reassign Sites and Create Sites buttons apply to Encompass Consumer Direct, and the Site Editing Rights section applies only to WebCenter websites.

Search for WebsitesUse the table at the top of the page to view all your websites or to search for a site based on a specific webmaster, URL, or site purchaser.

To Search for a Site 1 Select an option from the Search By drop-down list and enter a search term:

• Webmaster - Enter the user ID of the Encompass user who is the webmaster for the site.

• URL - Enter all of part of the URL for the website.

• Purchaser - Enter the user ID of the Encompass user who purchased the site.

• Site Type. - Select Consumer direct from the second drop-down list.

2 Click Search.

To Print or Export the Search Results:• Click the Excel icon to export the list to an Excel spreadsheet.

• Click the Print icon to print the list.

Configure Your WebsitesWhen you click the Edit link for a Consumer Direct website, the Consumer Direct Administration page opens. The page includes three tabs used to manage the selected Consumer Direct website.

Welcome TabThe Welcome tab displays direct links to settings on the Site Management and Toolbox tabs.

Site Management TabThe Site Management tab lists company information that displays in the footer at the bottom of your site (if enabled) and the details of the theme you have selected for the site, including your site's design and color scheme. Click the View/Edit buttons to change the company information or site theme.

You can also click the links that display across the top of the page to access the following sections of your site:

• Navigation and Pages: View and manage pages included in the Main Navigation Pages and Additional Pages sections.

• Theme: Make changes to your site's design and color scheme.

• Company Information: Click this link to modify your company information.

• Loan Settings: Configure how loan applications will be moved from the website to Encompass. Determine how credit, product and pricing, and mortgage rates will be accessed from the website. And select the person who will receive email notifications when applications are submitted. This setting also displays the states from which you will accept loan applications.

Navigation and PagesManage the content of your Encompass Consumer Direct pages and control the location of the links to Site Management pages.

Main Navigation Pages

The Main Navigation Pages section lists your Encompass Consumer Direct web pages organized by category.

To View a Main Navigation Page:

• Click View/Edit or Edit.

To Edit a Main Navigation Page:1 Click View/Edit or Edit.2 Click the Edit Page button (if necessary).

3 Follow the on-screen instructions.

Additional Pages

Manage pages that are not listed in the Main Navigation area.

• Home welcomes borrowers and provides links to other the pages on your website.

• About Us lists your company information. A link to this page displays in the footer at the bottom of every page on your site.

• Privacy Policy displays your privacy policy page. A link to this page displays in the footer at the bottom of every page on your site.

• Security Statement displays the Ellie Mae security statement. This statement cannot be edited. A link to this page displays in the footer at the bottom of every page on your site.

• Terms and Conditions displays your terms and conditions for using the site. A link to this page displays in the footer at the bottom of every page on your site.

To View an Additional Page:• Click View/Edit or Edit.

To Edit an Additional Page: 1 Click the Edit button (if necessary).

2 Follow the on-screen instructions.

3 Click View/Edit or Edit.

ThemeThe theme displayed on this page is currently applied to your website. Click Customize Theme to open the Edit Theme page, and then select a preconfigured theme or create your own custom theme. To save your changes, click the Save & Publish button.

NOTE: The latest version and the preceding version of Chrome, Firefox, Safari, and Internet Explorer web browsers are supported for use with Encompass Consumer Direct site pages. (For example, when the latest version of Internet Explorer is version 11, the preceding version is version 10.) Feedback regarding a functional issue or an issue related to the user interface when using a supported version of one of these browsers is welcome. Contact our Technical Support team regarding issues when using a supported version of one of these browsers.

To Configure the Layout and Layout and Colors1 Select a template for your site.

2 Select a preconfigured color palette for your site.

• Or, select the Custom Color Palette option, and then select a color palette from the drop-down list to create your own custom theme.

3 If using custom colors, enter a Hex Value for each site area or click the color wheel to select from a color palette.

NOTE: When you change the color palette, the button colors and background photograph you selected in the Select Template section may change to match the new color palette.

To Configure the Graphics Section:1 In the Company Logo section, select Text or Image.

• If you select Text, enter your company name. Use the container tools to format the text.

• If you select Image, click Select, and then select an image, or click Browse to locate and select a different image, and then click OK.

NOTE: For best results, select a logo that is 190 x 80 pixels or smaller. If you insert an image larger than 190 x 80, it will be resized proportionally which may cause some distortion. (There is a known issue in Internet Explorer that may cause resized logos to appear distorted.)

2 To display a custom favicon select Show a custom favicon.

• A favicon is a tiny version of a company or website logo that displays to the left of the URL in the web browser address bar, next to the page title on a tab if applicable, and next to the website's name in the Favorites list.

3 Click the Select button.

4 Select an image from the provided list or click Browse, and then select your own image.

5 Click OK.

NOTE: The image must be in .png, .gif, or .ico files, and must be 16 x 16 pixels or 32 x 32 pixels using 8-bit or 24-bit colors.

6 To display a footer image that is different from the default left-hand and right-hand image that displays on the lower-left corner or lower-right corner (or both) of every page on the site:

• Select Consumer Direct Library or Web URL from the Image Source drop-down list.

•If you selected Consumer Direct Library, click Select, select an image from the list (or click Browse to select a different image), and then click OK.

•Or, if you selected Web URL, enter the URL address of the image file.

• Select No Image if you do not want to display an image here.

7 Add a hyperlink to the image if you want borrowers to jump to a specified web page when they click the image.

• Select URL from the Link Image to drop-down list. In the field below, enter the URL address of the destination web page.

• Or, select No Link from the Link Image to drop-down list to remove a hyperlink from the image.

NOTE: The image must be a .png, .gif, or .jpg file. The footer is 190 pixels wide. Wider images are reduced proportionately.

8 To select an image to display in the background of your site pages, select an option from the Image Source drop-down list:

• Click Select, select an image from the list (or click Browse to select a different image), and then click OK.

NOTE: The image must be a .png, .gif, or .jpg file. The background page color is set in the Color Palette section above. Recommended image size is 1400 x 900 pixels.

To Configure the Footer Section:

• Security pop-up message for email links - Select this check box to display a warning message when a user clicks an email link. The message notifies the user that email is not a secure method of communication and should not be used to send personal or financial information.

• Clear the Use Default check box to edit the message.

• Security pop-up message for links to external sites - Select this check box to display a warning message when a user clicks a link to an external site. The message notifies the user that you have no control over the site's content or site security.

• Clear the Use Default check box to edit the message.

• Footer Visibility - Select this option if you want your company information to display in the footer.

• Company NMLS ID - If applied, the Nationwide Mortgage Licensing System (NMLS) ID for the company displays in the footer of every page on your site.

• Copyright - The copyright notice displays in the footer of every page on your site (if applied).

• Select the Show the copyright notice check box to display it in the footer of every page on your site.

• Additional Copyright Text - Enter additional copyright information in the text box, including Nationwide Mortgage Licensing System (NMLS) or state lending license numbers (if necessary).

Company Information By default, your company information displays in the footer at the bottom of every page on the site.

To Edit Company Information:1 On the Company Information tab, click the Edit Company Information button.

2 Enter or edit the Company Name and the NMLS ID for the company.

3 To include the company name in the Subject line of the notification email that is sent whenever electronic disclosure packages (eDisclosures) or document requests are sent using the eFolder in Encompass, select the Company Name in Emails check box.

• When the check box is selected, the company name is automatically added to the beginning of the Subject line. (For example, My Mortgage Company - Please send me copies of your bank statements.)

• If you do not want the company name to be included in the Subject line, clear the Company Name in Emails check box. (Using the same example, the Subject line will read: Please send me copies of your bank statements.)

4 Enter the company's address.

5 Select an option from the Phone drop-down list, and then enter a phone (or fax) number. Click Add Another Phone to add an additional number. The first two numbers display in the footer of the site.

6 Enter the contact email address that will be visible in the footer on your Encompass Consumer Direct site.

7 When finished, click Save & Publish.

Loan SettingsThe Loan Settings page displays the information listed below. Click the Edit Loan Settings button at the upper-right to change all of the settings except for the Loan Template Rules (for detailed information, refer to “Loan Template Rules” on page 19).

• Encompass Credentials - Lists the Encompass user ID, password, and loan folder used to pass loan files and data between Encompass and your Encompass Consumer Direct website.

• Loan Template Rules - Displays the rules used to apply loan templates to loan applications being imported from a Encompass Consumer Direct website into Encompass. When the application data matches the conditions described in a loan template rule, the template specified in the rule is applied to the loan.

• Create Account Settings - Determines whether a borrower must create an account before starting and submitting a loan application.

• Field Settings - Configures the fields and options that display or are hidden on your Encompass Consumer Direct website.

• Application Confirmation Settings - Sets options for the confirmation email that is sent to the applicant after a loan application is submitted.

• Order Credit Settings - Enables your borrowers to order credit reports during the application process and provides the credentials required by your credit report provider.

• Encompass Product and Pricing Settings -Indicates whether the Encompass Product and Pricing Service (EPPS) is enabled and displays the EPPS log in credentials your company uses to enable borrowers to retrieve data from EPPS.

• Mortgage Rates - Lists the default values populated in the Customize Your Rates module on the Mortgage Rates page. borrowers can change these values when searching for loan programs.

• State Licenses - Lists the state, license type, license number, expiration date, and disclosure text for each license your company holds.

• Loan Application Recipient - Displays the Encompass user ID, name, email address, and NMLS Loan Originator ID for the Encompass user who receives loan applications submitted from your site. This person is assigned as the File Starter for all web applications.

To edit Loan Settings, click Edit Loan Settings and follow the procedure below to edit the appropriate setting sections.

To Edit the Encompass Credentials:1 Click the Edit Loan Settings button.

2 If the Encompass Server field is not already populated, enter the URL of your Encompass server.

3 Enter the Encompass User ID and Password that will be used to submit loans to Encompass from the Encompass Consumer Direct site.

4 Select the Encompass loan folder into which the Encompass Consumer Direct applications will be imported.

To Edit the Create Account Settings:• Select Yes or No to configure whether or not a borrower must create an

Encompass Consumer Direct user account before starting and submitting a loan application. When loan documents are sent to the borrower later, the borrower must create an account before viewing loan documents electronically.

NOTE: When borrowers are required to create an account to apply for a loan, the Show and Required check boxes for the email address are selected by default in the Field Settings section and cannot be cleared.

To Edit the Field Settings: 1 Select Yes or No to indicate whether all fields on the 1003 must be completed

before the application can be submitted.

2 Select an option to Show or Hide the Generic Arm Disclosure when an ARM Amortization Type is selected when a borrower applies for a loan.

• When Show is selected, select sources for the a Generic ARM Disclosure and, optionally, the CHARM booklet.

• When sources are selected, a check box displays on the borrower site, enabling the borrower to indicate that the disclosure and Charm booklet (if appropriate) has been accepted. The text describing the check box contains links to the disclosure and Charm booklet (if appropriate).

3 Use the Field Settings section to configure whether specific loan fields are required or are hidden from the borrower on your Consumer Direct website.

NOTE: Before changing the field settings, review the list of fields associated with the Order Credit, Product and Pricing, and Underwriting services. The following bullet points explain changes in the Field Settings that can affect how these services run on your site.

• Clear or select the Show check box to hide or show the field. Hiding a field disables services on the Consumer Direct website that require a value in the field. For example, hiding the SSN field disables the service for ordering credit reports. If you later decide to show the field and enable the service again, you must enable the service in the appropriate section on the Loan Settings page.

• Clear or select the Required check box to indicate whether the field is required. When a field is optional and a service on the Consumer Direct website requires a value in the field, the service will not be available. For example, if the SSN field is optional and a borrower does not enter a value in the field, the borrower is not presented with the option of ordering a credit report.

Among the fields that can be hidden are the loan fields that trigger RESPA-TILA requirements to send initial disclosures.

NOTE: If a loan is imported into Encompass with all the RESPA-TILA initial disclosure fields populated, the time limit for sending initial disclosures might begin before a loan officer has been assigned to review the loan. Hiding one of these fields enables the loan officer to collect the remaining field information later, when the loan is actually being reviewed.

4 To limit the loan type options offered on your site, clear or select the loan type options at the bottom of the Field Setting section.

To Edit the Application Confirmation Settings: 1 Select Yes to auto-generate a confirmation email to be sent to the applicant

after they submit the application. Select No if you do not want this email sent.

2 Edit the Confirmation Email Subject text if necessary.

3 Edit the Confirmation Email Message text if necessary.

NOTE: Applications, disclosures, and other documents submitted through your Encompass Consumer Direct site are stored by Ellie Mae for a period of time. The retention periods are as follows: documents signed electronically (eSigned) – 7 years; other documents - 120 days; online application data - 90 days.

To Edit the Order Credit Settings: 1 To enable borrowers to order credit from your site, select the Yes option. If you

select No, the remaining entry fields in the Order Credit section will be disabled, and borrowers will not see the order credit page when completing an application on your site.

2 Select a Credit Provider.

3 In the Credit Report Request section, enter the login credentials for your credit provider, select the Credit Bureaus that will be providing reports, and select an option to run Joint or Individual credit reports.

4 To have the borrower pay for the credit report, select Yes, and then enter the following information:

• The dollar amount that the borrower will pay for the credit report order.

• The Account ID and Secret Key supplied by Blue Pay, the company that will process the order payment.

NOTE: If you do not have a Blue Pay account, click the link to visit the Blue Pay website to set up an account.

5 In the Credit Authorization Content field, enter the text that displays on the Credit Order page on your Encompass Consumer Direct site.

• Click the button below the text box to repopulate the field with the default text.

To Edit the Encompass Product and Pricing Settings: 1 Click Yes to enable borrowers to use the Encompass Product and Pricing

Service (EPPS) to search for the mortgage rates and loan programs offered on your site. If you select No, the borrower will not see this option on your Encompass Consumer Direct site when applying for a loan.

2 Enter the EPPS login credentials that will be used to request the information from EPPS.

3 Enter the assumptions to show on the pricing results page.

To Edit the Mortgage Rates Setting:• Enter the default values that will display on the Customize Your Rates module

on the Mortgage Rates page on your Encompass Consumer Direct site.

To Add a State License:1 To add a state license, click the Add link at the bottom of the table in the State

Licenses section.

2 Select a State from the drop-down list.

3 Enter the License Type, License Number, Expiration Date, and any Disclosure Information about the license, and then click Save.

• This information displays on the web page that is accessed by clicking the State Licenses link in the Consumer Direct website footer.

NOTE: Only one entry is allowed for each license type per state.

To Edit a State License:1 Click the View/Edit link for a state license.

2 Edit the license information, and then click Save.

To Edit the Loan Application Recipient 1 In the Loan Application Recipient section, enter the Encompass User ID and

contact information for the person to be notified when the borrower submits an application without specifying a preferred loan officer.

NOTE: When a borrower submits an application, it is sent to the Loan Application folder selected in the Encompass Credentials section above.

2 Manually enter the name and contact information for the Encompass user.

• Or, click the Autofill Contact Information button to auto-populate the name and email fields.

NOTE: The Autofill Contact Information button will not recognize the employee's Encompass User ID if they have never logged in to Encompass. If you receive an error after clicking the Autofill button, confirm that the employee has logged in to Encompass at least once, and then retry. The Autofill Contact Information button auto-populates these fields based on the user's matching information in Encompass. If the user's information is not entered in Encompass, the corresponding fields will not be auto-populated.

3 If you want additional employees to be notified when the borrower submits an application, type their email address in the Additional Notification Emails text box. Separate each email address with a comma.

4 When finished, click Save.

Loan Template RulesWhen a loan application is imported into Encompass, the data in the application is compared against the template rules, working down the list from top to bottom. Encompass applies the first template in the list that matches the conditions in the application. If a loan does not meet the conditions in any of the loan template rules, the default rule is applied. Use the Add Rule and Organize Rules buttons ton the Loan Settings page to add, edit, delete, or organize loan template rules.

To Add, Edit, or Delete Loan Template Rules:1 To add a rule, click the Add Rule button.

• To edit an existing rule, click the Edit link for the rule and adjust the field entries described in the following steps.

2 On the Add Loan Template Rule page, enter a Rule Name.

3 Define the conditions under which the template will be applied by selecting the Loan Type, Loan Purpose, and Property Usage.

4 Select the Loan Template Set that will be applied when the conditions are met, and then click Save.

5 To delete a template, click the Delete link for the rule and then click OK on the confirmation window.

To Organize Rules:1 Click the Organize Rules button to open the Organize Loan Template Rules

page.

2 To change the default rule, select a new rule in the Default column.

3 To reorder a rule on the list, click Option, and then select Move Up, Move Down, Moved to Top, or Move to Bottom.

4 To delete a rule, click Option, click Delete, and then click OK on the confirmation window.

5 When finished, click Save.

Toolbox TabThe Toolbox tab provides quick access to the following sections of your site.

• Applications - View all application submitted or saved (but not submitted) on your site.

• Application Statistics - View the number of activities borrowers have completed on your website.

• Domain Management - Manage your website addresses.

• File Library - View and upload files used on your site.

ApplicationsThis page lists your Consumer Direct site’s recent web application activity.

• Use the search field to filter the entries.

• Click the column headers to sort the entries.

Each application will have one of the following statuses:

• Submitted- applications that have been submitted from your website.

• Not Submitted- applications that borrowers have started and saved, but have not submitted yet.

Application StatisticsUse this page to view the number of activities borrowers have completed on your website (for example, creating accounts or submitting applications) during a specified time period.

To View the Number of Completed Activities:1 Enter or select a start and end date for the time range in the Duration fields,

and then click Go.

2 Click an icon to print the results or export them to an Excel spreadsheet.

Domain ManagementClick the Edit Domains button to enter or edit your site's domain (or URL).

There are additional steps you need to complete before your site will be optimized to view on the Internet. Please see below for details.

NOTE: Enter the site's domain only (for example, www.a1loans.com). Do not include a specific page or location (for example, www.a1loans.com/garyjones).

You can choose not to enter a domain here. If you have completed the Consumer Direct Setup Wizard but did not enter a domain, Ellie Mae assigns a domain to your site for you. The site is "live" and available to the public on the Internet. All Status Online messages from Encompass will be sent to your site, as will any documents or messages sent from your clients. The domain assigned to your site will look similar to this: 1234567891.mymortgageapplication.net.

When you do enter a domain here, there are additional steps you must complete in order for your site to be "live" and available to view on the Internet:

• Your domain service provider must set up your domain record so that the domain name points to the Consumer Direct web server.

• Enter and publish your site's domain address (or URL) on this Edit Domains page.

In order to set up your domain record so that it points to the Consumer Direct server, you must create a CNAME record that points to consumerdirect.secureloandirect.com. To view instructions for creating a CNAME, click the WebCenter Help link at the top of this page. If you need further assistance, please contact your domain service provider.

If your domain service provider does not allow the creation of a CNAME record, please navigate to the Encompass Resource Center from the Encompass Home Page (or https://resourcecenter.elliemae.com/resourcecenter), locate the option to Submit a case under Support Cases, and create a new case with Ellie Mae Client Care specifying the following options:

• Topic Area: General Functionality

• Subject: Assistance required with Consumer Direct DNS

• Description: Please include your Consumer Direct domain name and your domain name registrar

• Type: How To

A Client Care representative will contact you to provide the guidance necessary to update your Consumer Direct domain name (DNS) record necessary to support Consumer Direct upgrades that we are performing.

Subdomain

Use this field to enter the URL for a subdomain. A subdomain is used in combination with Ellie Mae's secure domain to allow you to brand your company's Consumer Direct while still keeping all sensitive data secure. Any combination of letters and numbers may be used, but the subdomain must be unique and not already used by any other Consumer Direct.

File LibraryThe File Library lists all of the files included in your site. Files that you have uploaded and Ellie Mae-provided files are both included.

• Click a file name to view the file.

• Click a column header to sort the files.

• Click Upload File to browse to a file and upload it into the library.

Manage Borrower AccountsConsumer Direct webmasters can use the Manage Borrower Accounts page to find a borrower, unlock the borrower's account, and temporarily reset the borrower's password. Typically this page is used when a borrower contacts your company because the borrower has been locked out of an account or forgotten the account password. Webmasters can also use this page to locate an Activation Code that has been misplaced or lost by the borrower.

NOTE: This page is available only when the Allow webmasters to manage borrower accounts option is enabled in the Login Security section on the Manage Sites page.

To Manage a Borrower's Account:1 Enter the borrower's email address in the Borrower Email Address field, and

then click Search for Borrower.

2 If the email address is associated with an existing borrower account, the borrower's account information displays below.

• The Account Status line indicates whether the borrower’s account is locked. Click the icon to unlock the account.

• If the borrower’s account is not yet activated, the activation code displays below the Activated field. If a borrower has misplaced or deleted the email containing the activation code, the Webmaster can send the activation code to the borrower.

3 To reset the borrower's password, click Reset Password.

• A temporary password is generated.

NOTE: The temporary password is not automatically sent to the borrower. You must contact the borrower and provide them with the temporary password.

Assign WebmastersWebmasters are responsible for editing and managing site content. You can only reassign a webmaster to a site if you are the site purchaser or the current webmaster for the site.

To Assign Webmasters:1 Click the Reassign Site button.

2 In the Webmaster text box, enter the Encompass ID of the person you are assigning to the webmaster role.

3 To assign additional webmasters to the site, enter their Encompass User ID in the Additional Webmasters text box.

• Additional webmasters have all of the same rights and privileges as Webmaster.

• If adding more than one Additional Webmaster, use a semicolon to separate each User ID.

• You can add up to four additional webmasters.

4 Click Save to save your changes.

To Add a Note:1 Use the Notes text box to enter the name of the loan officer or the branch that

the site belongs to.

2 Click Save to save your changes.

Change the Login Security for Your WebsitesThis section displays the borrower login security level enforced on all your sites.

To Change the Login Security Settings:1 Click the Change Login Security Level button.

2 When the Login Security page displays, enter a time limit (in minutes) for users to be inactive on the website. If the user does not perform any action on the website within the set time period, the user will be logged out automatically.

• The time limit you enter must be less than 30 minutes and greater than 0 (zero) minutes. If you do not enter a time limit that follows these requirements, you will receive an error message explaining that the time limit must be between 0-30 minutes on the website within the set time period, they will be logged out automatically. By default, the time limit is 20 minutes.

3 Using the Password Reset option, you can set up a password reset schedule where users will be required to create a new password for their Encompass Consumer Direct account after a set number of days. To enforce a password reset schedule, enter the number of days in the text field.

• If you do not want to require password resets, select the Do not enforce a password reset schedule check box.

4 Using the Password Restrictions option, you can set up requirements for user passwords.

• To enforce a requirement, select the appropriate check box. For example, select At least one upper case letter to require that the password contain one or more upper case letters.

• To require passwords to contain a minimum number of characters, enter the number in the Minimum password length is text field.

• To require that passwords not exceed a certain number of characters, enter the maximum number of allowable characters in the Maximum password length is text field.

5 In the Site Security Level section, select a login security level for your Encompass Consumer Direct website:

• Standard - Borrowers are required to provide a valid email address and password when logging in to their account. Before they can log in to the site for the first time, they are also required to activate their account by clicking a link in an email they'll receive from the Encompass Consumer Direct system.

• Enhanced - Borrowers are required to provide a valid email address and password when logging in to their account and associate a Site ID and Site Phrase with their account. Before they can log in to the site for the first time, they are also required to activate their account by clicking a link in an email they'll receive from the Encompass Consumer Direct system. If logging in from an unrecognized computer, they must also answer a security question.

6 Select an option to enable all or none of your webmasters to manage borrower accounts (find a borrower, unlock the borrower's account, and reset the borrower's password).

7 Click Save & Publish to save your changes.

• The setting selected here apply to all purchased sites.
