situation• Felin Newydd is situated between Hay-on-Wye and Brecon in
stunning countryside formed by the Brecon Beacons and the
Black Mountains.
• Hay-on-Wye, home to the renowned literary festival, beautiful
border town, abundant in boutiques, local producers, deli and
cafes is within striking distance just to the north-east.
• Brecon is famous for its Georgian buildings and is just a short
drive away with shops, covered markets, cinema, theatre and
a Norman Cathedral. Of particular importance is the Christ
College School for 6 to 18 year olds.
• The famous Felin Fach Griffin Inn is located within 2 miles of the
house by main OR minor road.
• Communications are good. The A40 provides fast access
to the M4 and M50 for Bristol and London, the A470 does
likewise to Cardiff.
• The area is famed for its beauty and recreational
opportunities. These include salmon, trout and course fishing
on the nearby Rivers Usk and Wye. Mid Wales is now home to
some of the finest pheasant and partridge shooting in Great
Britain. There are also glorious walks and rides through the
surrounding countryside.
felin newydd House• Felin Newydd dates back to the 17th century, though greatly
extended in the early Victorian era. At the turn of the last
century the house and surrounding estate was acquired
by the Evans-Bevan Family who still retain ownership.
In more recent times Felin Newydd has been run as a
luxurious country house for private, exclusive use (see www.
countrypad.co.uk). Thus by necessity the house has had to
be refurbished and presented at an exceptional standard.
Recent refurbishment works have included re-roofing, re-
wiring, new bathrooms, new kitchen and re-decoration. The
gardens have also undergone extensive planting and design
work since 2003. The selection of mature specimen trees
within the gardens are particularly notable.
• Approached by a gravel drive to a wide parking sweep, the
house is entered through an elegant reception hall, lighted
by a stunning cupola with an oak staircase winding to the
first floor. Panelled doors lead off to the well-proportioned
reception rooms with further fine period features such as
polished sprung flooring, decorative plasterwork and coving,
open fireplaces, concealed radiators and tall shuttered
sash windows with lovely views out over the grounds. The
drawing room in particular has a lovely bay window with a
full height sashed walk-through to the side garden, whilst the
dining room has large double doors opening through to the
kitchen. This is both functional and elegant and includes a
four oven oil-fired AGA combined with 6 burner gas hob and
large electric oven. Towards the rear is the Billiard Room and
domestic utilities including a laundry and scullery.
• The elegant staircase leads up and round to a wide galleried
landing beneath a cupola, which lights the whole vicinity.
There are nine bedrooms, the four front facing rooms having
particularly fine views, five bathrooms (3 en-suite) and two
showers (one en-suite). There is a rear staircase and a
secondary staircase leading up to the attics.
The coach House and stable Block
• This period stone building with cobbled yard lies to the west
of the house and includes the original stalls, coach house and
the loft/grooms cottage above which has been converted into
an office with substantial storage.
• A more modern wooden stable block is adjacent with
three loose boxes, a feed room and a small paddock.
The walled kitchen garden is beyond with greenhouses and
potting sheds.
Gardens
• Felin Newydd is known for its magnificent gardens.
Beyond the Wisteria clad south facade and gravelled sweep
are formal lawns with a central, circular pond flanked by
magnificent trees such as Copper Beach, Weeping Willow
and Holly and run to the wide stream and park railings.
An arboretum with spring bulbs surrounds the stream and
has a wide variety of mature trees and shrubs including
splendid Rhododendrons.
• A side garden with a lawn, topiaried yew hedge, stone walls
and herbaceous beds make the most of the morning sun,
with a further area of mature trees and bulbs on a raised area
behind the house. The kitchen garden with greenhouses and
potting sheds are beyond the stables.
The Land• Beyond the stream and park railings are rolling fields which
create a perfect backdrop. The bulk of the land is here and runs
off to the west. Closer to the house and served by a bridge is an
area of hard standing used for additional parking. Further land
could possibly be made available by separate negotiation.
