12.3 Erosion & Sediment Control Regulations

• Removed existing graphic to better update with state requirements

• Individual lots grading permit requirement

• Limit Mass Grading to 10 acres per site

Impacts to Development• Increases tracking and paper work for

individual lots

• Reducing mass grading slows progress but help control sediment loss on job sites

• Requiring additional details included on plan sets

Proposed Amendment

• Limit mass grading to 20 acres per site for single family subdivision development

12.4 Flood Damage Prevention• Reference to preliminary and effective

FIRM Maps

• Restricts new manufactured mobile homes

• Existing mobile homes in floodplain need:

Impacts to Development• Allows preliminary FIRM data to be used in

design

• Increased safety for residents in new developments and redevelopments

• Special Flood Hazard Area (SFHA) redefined in Chapter 17 from 500-year (0.2%) to 100-year (0.1%)

12.5 Stormwater Management• Added clarification language for low & high-density

development to meet state standards

• Added language for illicit discharge enforcement and penalties to meet MS4 permitting requirements

• Added pre-post run-off volume requirement for 10-year storm

• Updated requirements for sinking funds

Impacts to Development

• Additional capacity required to meet pre-post site run off volume

• Historically sinking funds not requested

• Limits the Town of Wake Forest’s ability to request funds in less than 5 years

12.6 Water Supply Watershed Protection Regulations

• Updated language for watershed protection overlay

• Match state tables to show impervious surface rules for each watershed

• Table for Falls Lake/Horse Creek contained an error
