OUR SITE
DESIGN INTENT
For this project, the goal of the architect was to create a space which honors the literary history of London, embraces the water on site, and pay homage to “. . . the old brick factories of East London and the palaces of the upper Thames . . .”

STRUCTUREFrom the interior render we were given, we determined that the structure of the building is CLT. The benefits of CLT are are that the panels are easy to put together, it provides an aesthetically pleasing finished interior surface, is durable, and is more environmentally friendly than steel.

PROBLEM: One layer of brick leaves insulation exposed
By making the enclosure two layers of brick instead of one, we can cover the insulation and interior structure when needed.
Bricks would be connected by mortar and staggered with a pin connection.
Openings would be large enough to allow for light to be let in.

BRICK ROOFINGRidged metal decking overlaid with thin, notched brick.
Offers support to sloped brick surface, and allows the brick to remain an individual enclosure around the CLT.
Decking is laid above rigid mineral wool insulation, and is attached directly to the CLT.

Sloped asphalt channels water towards parking slots with permeable pavers. The pavers filter water back into the earth, while any excess water continues to flow into the bioswale, where plants filter water as it is absorbed back into the environment.
PARKING LOT RUNOFF
DRAINAGE TO TREE PLANTERSRainwater runs from the surface of the paving tiles into the gaps between. Gravity continuously works to bring the water to lower ground, channeling it towards openings in the tree planters. This helps to keep excess water off the site, as well as to hydrate the plant life.

SYSTEMS PERFORMANCEThis unique building presented unique challenges when it came to designing the interior systems.
PROBLEMS: Working with CLT to integrate systems (keeping it clean), figuring out the right mix of daylight and electric light throughout multiple floors, determining the best method for heating and cooling, and designing an acoustical absorption system.

- Perforated Brick on windows as an egg crate shading device
- Egg crate trellis shading extending from deck shading 1st floor windows without blocking views
TILE FLOORA raised tile floor will accommodate electrical wiring, as well as plumbing. This reduces the need to cut into the CLT structure.
Two main parts –- polished concrete floor tiles- light steel framing
The floor tiles may be shifted or removed for easy access to electrical and plumbing beneath.
