WEST PASTURE FARM

MICKLETON

Brough Hall Brough Hall is an impressive country mansion, with many historical references, believed to date in part from the 15th Century, with additions and alterations in the 17th and 18th Centuries by well known architects William Wakefield and Thomas Atkinson. The property was the family house of the de Burgh family in the 15th Century, inherited in 1575 by Roger de Burgh’s daughter, Elizabeth, wife of Ralph Lawson, a prosperous Newcastle upon Tyne merchant. The property remained in the Lawson family ownership until 1979, when it was restored and divided into ten individual apartments. Brough Park is accessed via a pillared stone gateway, with the drive continuing through the parkland over Foss Bridge and providing access to the West Wing. Foss House Foss House occupies part of the ground floor of the west wing of Brough Hall and provides well proportioned and self contained accommodation. The apartment has a wealth of original character including a spectacular Adam style ceiling in the drawing room, shuttered windows and the coat of arms of the Lawson family mounted on the wall in the minstrels gallery. The décor is elegant and in keeping with the character of this historic property. Foss House enjoys its own garden area with lawned area, mature borders and spaces ideal for outdoor dining or quiet relaxation. In addition there is a double garage. Accommodation Ground Floor The entrance hall, with stone flagged floor and decorative ceiling coving, provides access to the drawing room (which was formally part of the original ballroom) via a large glass panelled door. The drawing room which has plenty of natural light having windows to two elevations, has a fabulous Adam style ceiling, meticulously painted in traditional colours and decorated architraves. Two shuttered windows to the front, with window seats, provide far reaching views over the parkland towards Foss Bridge. An impressive wooden panelled chimney breast with carved stone fireplace and open grate, currently with gas fire installed, provides an attractive focal point in this striking and spacious room. The drawing room extends into a dining area, which sits below the minstrels gallery, separated from the main room by

classically styled pillars. With a clever use of furniture, the current owners have created four living spaces; a drawing room, dining room, morning room and snug. There is a large mirror on the west wall (believed to be original to the property) which will remain in Foss House. The Kitchen, which sits to the front of the property, again with shuttered window and window seat with storage beneath, is fitted with a range of wall and floor cupboard units incorporating ceramic hob, extractor hood, double electric oven and inset single drainer sink unit.

The dining area, with beamed ceiling leads through to the central hallway, which in turn leads to the three bedrooms and main bathroom/wc. The master bedroom suite has cornice to the ceiling and decorative plasterwork mouldings to the walls and a large shuttered window floods this spacious room with natural light. There is an en suite bathroom with white suite comprising panel bath with shower over, vanity unit with shelf and wash hand basin with cupboards below and low level w.c. Leading from the master bedroom suite to the first floor, a staircase provides access to a landing area which, in turn, leads to a dressing room area with decorative plasterwork ceiling and wardrobes fitted to the lenth of the room and onto the minstrels gallery. This gallery is a comfortable space overlooking the main reception room, with the Lawson family coat of arms to one wall and beautifully painted plasterwork mouldings to the ceiling. The current owners use this room as a sitting room and study. There are two further guest bedrooms on the ground floor. The first, an attractive double, occupies a lovely position with shuttered windows to two elevations, cornice to the ceiling and built in wardrobes, The third bedroom has full shuttered windows and enjoys lovely views over the front parkland and Foss Bridge. This room has built in wardrobes and a wash hand basin. Both rooms have window seats with storage beneath.
