JAN – MAR 2018 Greetings from your Security Director, We had several vehicles gone through and property stolen during November. From the information I received, these were all crimes of opportunity as the vehicles were not locked. They ranged from Kensington to Canaught Court. All of these could have been prevented if the vehicle had been locked. I know in our busy lives we forget, I even forgot to lock mine last year and the same thing happened. I also received information that someone took property out of a garage when the overhead door had been left open. All of these crimes are preventable if we just take a moment and close and lock doors. Several homes sold during the past several months. We have many new residents in Lansbrook. Please get out and meet your new neighbors. Make sure they know of all the neat things our community has to offer. Hopefully, by the time you read this, our new “Watch for Children” signs will be up by the lake and upper/lower park. This was done on recommendation of one of our residents. It has taken a while, but I am hopeful the new signs will give drivers a reminder to slow down and watch out for our children. Our team practices four mornings a week and competes on Saturday mornings and sometimes Monday evenings. We swim against teams from other local neighborhoods. In July there’s an all-city neighborhood meet at the fancy Mitch Park pool. How much does it cost? It’s $110 to join, plus a the cost of a swim suit. Do you have to be a strong swimmer? No - you just have to be able to make it across our pool the long way to join! Can we miss practices or a meet for vacation? Yes! Will I grow, make new friends and have a blast? Yes! Greetings from your Security Director,

Have you been through the greenbelt between Broughton Court and Knightsbridge Ct? If you haven’t, you’re missing a sight. It’s the best kept greenbelt in Lansbrook, and it’s not maintained by the HOA. Around seven years ago, Ron Miller, a Lansbrook resident, choose to take it upon himself to make improvements to the greenbelt behind his home. With soliciting his neighbors; Jane Harbert, Leigh and Linda Nichols, Don Banks, Charles Sandman and Nabil and Mona Hanna, dead and deceased trees were removed, loads of topsoil were hauled in and spread with seed and sod, wood chips scattered, flower beds built with yellow calla lilies planted in the center (photo), new crepe-myrtles, rose bushes, hollies and several ornamental trees were planted. The last several years Ron has treated the greenbelt with pre-emergent, weed control and fertilizer. Ron even waters, mows and trims it. If the HOA gave out awards for The Best Maintained Greenbelt, this would be it. Ron deserves more than an honorable mention, he deserves a GREAT BIG THANK YOU. But even more than that, the Board chooses to recognize Ron Miller for his service to his neighborhood.

Update on Dues Collection Efforts

Six months ago, the Board voted to increase our efforts to recover past dues. The board hired an Attorney at Law, James Choate to represent the Lansbrook HOA. Through the efforts of our Treasurer, Teresa Chouinard-Griffin, and our Legal Director, Pat Travis, the Board collected $36,929.52 in overdue past dues.

In the near future if not already in progress, the HOA will file small Claim Suits for judgements/collections against 17 residents owing up to $32,116, 3 residents who are currently making payments but owe up to $6,248, and possibly 9 more residents owing $21,705.

Stating January 2018, the Board will start again to recover past due dues from resident owning more than 2 quarter’s past due.

TREASURERS BLOG

Good news for 2018 for Lansbrook residents! The board has decided there is not going to be an increase in the dues from 2017. The quarterly rate will remain at $127.00 per quarter.

A reminder to be sure to send your payments by the end of the month billed in order to avoid interest charges which are assessed on the first day of every month. Also, if you are paying by billpay at your bank, be sure to have the payment set to be received by the last business day of the month billed. The bank mailings are bulk mail and are not postmarked by the post office.

Happy New Year

Thank you all for assisted with the Lansbrook Annual Santa Sleigh Ride on December 9, 2017. Thank you to all who brought cookies and goodies to the gazebo. Your gratitude helps keep the event going year after year. It was yet another success. We would also like to thank Santa and Mrs Claus for coming to our event this year.
