Terenul pe care s-au construit locuin]ele colective se afl` pe unadin colinele Clujului, \ntr-o zon` reziden]ial` din vecin`tateacartierului studen]esc. Este un teren \ngust de-a lungul pantei, cuo c`dere de nivel de 13 m. Cele trei imobile, a cåte [aseapartamente (maximumul permis prin PUG) au fost construite \na[a fel \ncåt s` diminueze imaginea de cl`dire compact` sau blocde locuin]e, [i s` ofere mai degrab` imaginea unor vile urbane.Acest caracter este pus \n eviden]` \n primul rånd prin creareaunor apartamente personalizate [i diversificate (3, 4 camere [ipenthouse-uri), realizarea unor terase la fiecare nivel [iexploatarea panoramei superbe la nivelele superioare.

Impedimentul cel mai mare a fost prezen]a unei conductegenerale de ap` ce str`bate lotul pe diagonal`, ceea ce a impusretragerea construc]iilor la o distan]` de 3 m de axa conductei.Acest impediment a condus la fragmentarea construc]iilor astfel\ncåt cele trei cl`diri, de[i domin` vecin`tatea [i formeaz` ocompozi]ie identificabil` ca [i punct de reper al ora[ului, nu ofer`o imagine agresiv`. Pentru a evita izolarea terenului de vecin`t`]i,s-a optat pentru folosirea zidurilor de sprijin \n defavoareagardurilor, iar laturile \nvecinate cu cele dou` str`zi au fost l`satelibere, cu acces direct [i arbitrar. apartament de la parter dispune de o gr`din`), de unde a rezultatdecalarea apartamentelor cu jum`tate de nivel – o not` in pluspentru conferirea intimit`]ii.Modul de tratare exterioar` a volumelor [i limbajularhitectural este unul regional: arhitec]ii au preluat elementeistorice ale arhitecturii urbane clujene [i le-au prelucrat \ntr-omanier` modern`, folosind materiale tradi]ionale. Volumelesunt orientate urm`rind curbura str`zii M`rgina[e; aceast`dispunere aparent arbitrar` este ordonat` de axele de simetrieale tronsoanelor principale dominate de timpane triunghiulare[i culoarea alb` a tencuielii. Tronsoanele centrale flancheaz`zonele cu terase tencuite \n culoare gri, cu nuturi orizontale –motiv reluat [i la tåmpl`ria ferestrelor generoase. Al treileafinisaj de fa]ad` este placajul de lemn, adåncit fa]` de planultencuit, astfel jocul de fa]ade este asigurat nu doar prinalternan]a materialelor, dar [i prin o u[oar` retragere /proiectare a planului de referin]`. Termoizola]ia nu a fostaplicat` la fa]a exterioar` a zidurilor, ci a fost asigurat` prin

materialul de zid`rie [i finisaj sau dispus` \ntre straturile dezid`rie.Lucrul cel mai neobi[nuit este panta acoperi[ului (totu[i,caracteristic zonei, dar mai pu]in \n mediul urban), care este unuldin atuurile cele mai mari ale volumetriei. Aceast` solu]ie apermis realizarea unor penthouse-uri cu terase imense la nivelelesuperioare. |nvelitoarea din tabl` dublu f`l]uit` [i balustradeleteraselor confec]ionate din metal \n combina]ie cu lemn de tecformeaz` un contrast pl`cut [i controlat. Stre[inile suntprelungite, astfel acoperi[urile par s` pluteasc` deasupravolumelor.La interior s-a urm`rit ierarhizarea spa]iilor. Fiecare apartamentdispune de un living generos cu ferestre mari sau acces direct peteras`. U[a livingului este \ntotdeauna mai \nalt`, iar in`l]imeainterioar` liber` dep`[e[te 3m. |n ciuda faptului ca fiecareapartament este personalizat prin conceptul formal, s-au utilizatdetalii tip [i elemente de acelea[i dimensiuni.

Vila «C», plan [i sec]iune / «C» villa, plan and section

The terrain on which the collective housings have been builtis located on one of the hills surrounding the city of Cluj, in aresidential area from the vicinity of the student quarter. It is anarrow terrain along the slope, with a level drop of 13 meters.The three mansions, with six apartments each (the maximumnumber allowed by the GUP – General Urban Plan), have beenbuilt to diminish the image of a compact building or apartmenthouse, and to offer instead the image of urban villas. This

character is marked out in the first place by creatingpersonalized and diversified apartments (3, 4 rooms andpenthouses), by building terraces at each level, and by trading onthe superb panorama at higher floors.The biggest impediment has been the presence of a generalwater pipe crossing the lot diagonally, which has entailed thewithdrawal of the constructions at a 3 meters distance from thepipe’s centre line. This impediment has lead to the plotting of

the constructions so that, although they dominate the vecinityand form an identifiable composition as a reference point of thecity, the three buildings do not project an aggressive image. Inorder to avoid the isolation of the terrain from its vecinities, wehave opted for using supporting walls against the fences; at thesame time, the sides adjacent to the two streets have been leftfree, with direct and random access. The ground floor of eachmansion has direct access to the terrain’s stepping area

(therefore, each ground floor apartment has a garden); as aconsequence, we have shifted the apartments with half a level –and this gives an extra tone to intimacy.The way to handle the exterior of the volumes and thearchitectural language is a regional one: the architects havetaken the historical elements of the city’s urban architecture andrestyled them in a modern approach, using traditional materials.The volumes are oriented following the bend of Abutting Street;

this apparently random arrangement is ordered by thesymmetry axes of the main transoms overlooked by triangulartympana and the white colour of the coating. The centraltransoms outflank the areas with terraces plastered in grey, withhorizontal recesses – a motif also retaken for the woodwork ofthe generous windows. The third finish of the façade is theplywood, sunk in comparison with the plastered plane, andtherefore the play of the façades is ensured not only by thealternance of materials, but also by a slow withdrawal /projection of the reference plane. The thermal insulation has notbeen applied to the exterior face of the walls, but has beenensured with the help of the walling and finish material, orlayed out between walling stratums. The most unusual thing is the slope of the roof (however,characteristic of the area, but less used in the urbanenvironment), which is one of the biggest trump cards ofvolumes. This solution allowed to design some penthouses withenormous terraces at the upper floors. The casement, made of

double folded plate, and the balusters of the terraces, made ofmetal in combination with teak wood, form an enjoyable andcontrolled contrast. The eaves are lenghtened, and therefore theroofs seem to float over the volumes.For the interior, the architects have sought to create a hierarchyof the spaces. Each appartment has a generous living with largewindows or direct access to the terrace. The door of the living isalways taller, and the interior free height exceeds 3 meters. Inspite of the fact that each appartment is personalized by theformal concept, there have been used standard details andelements sharing the same dimensions.
