Q. What is Inventory Management?

A. When a tenant rents a property from a landlord, whether through a letting agent or directly, it is

essential that in order to protect the interests of both parties, that a full inventory is compiled. This

will provide a record of the fixtures, fittings and contents of the property along with a detailed

report of the condition of repair / décor. Once prepared, the inventory is approved as a true and

accurate document by all relevant parties.

Q. Why is there a business opportunity in this sector?

A. Running your own Inventory Business allows you to profit from what established industry

commentators report are a national shortage of businesses providing inventory services - along

with new legislation which came into force on April 6th

2007 providing a profit opportunity for

localised inventory businesses.

Under the revised terms of the Housing Act 2004, all deposits taken by landlords for Assured

Shorthold Tenancies (the most common form of tenancy in England and Wales) must be protected

by a tenancy deposit protection scheme. These schemes aim to promote good practice in deposit

handling so that when a tenant pays a deposit against a rented property, and is entitled to get it

back, they can be assured that this will actually happen.

This means that tenants and landlords are both strongly advised to have in place from the outset of

any rental agreement, a clear inventory of the contents and condition of the property that is being

rented.

Having a professionally trained independent Inventory Management business undertake this role

avoids the risk of biased or misinformed reporting and will ultimately benefit both landlord and

tenant.

Q. Will you provide me with a breakdown of all the necessary costs to open the Business?

A. Yes, during the initial franchise interview we will discuss the financial aspects of the franchise

package.

Q. Can I expect to incur any additional costs?

A. The Go4 Inventories franchise package includes all necessary tools and equipment you will need

to run and operate the business. We believe that a new franchisee should be completely equipped

from the outset, with no hidden costs around the corner.

Q. How much working capital do I need?

A. We recommend a working capital provision of approximately £1500. Cash flow is important in any

business and a franchise is no different. As almost all customers settle their accounts within 3-4

weeks we do not find a large working capital provision essential.

Q. What assistance do you provide in estimating my projections?

A. We provide very specific information for you to produce your own business plan.

Q. Are all initial training costs included in the franchise fee?

A. Yes.

Q. What does the training consist of?

A. Our initial training course is a week long programme at our offices in North London, followed by

on-site training in your territory of up to five days.

The training includes but is not limited to:-

• The law surrounding property lettings and inventories

• Why are Inventories required

• Inventory terminology

• Use of our bespoke software

• Accompanied site visits with one of our staff

• Marketing techniques

• Our accounting system

• Time management

• Dispute handling

We will require you to study for a Professional Inventory Provider Qualification during the first 6

months, the costs of which are provided within the franchise package.

Q. Is the territory exclusive?

A. Yes, the territory is exclusively designated into postcode areas.

Q. What initial and ongoing support is provided?

A. We realise that the majority of people who are interested in franchising are attracted to a

business which gives them ongoing support. Our experience tells us that successful franchising is

linked to providing advice (technical and business), support, improved systems, consultation and

regular visits to our franchisees.

We provide support at launch with extensive technical, practical and marketing help to establish

your business in your local area. This support continues over the duration of the agreement.

Q. Who are your target customers?

A. Simple - Estate Agents, Lettings Agents and Private Landlords. To identify the potential client base

in your area just count the number of To Let Signs. Each company is a potential client and each

individual property could become a Report for you. And remember, each property will generate

more than one report for you with tenants arriving and leaving regularly.

Q. What are the Management Service/ Continuation Fees?

The Continuation/Royalty fee paid to the Franchisor is 13% of the gross turnover.

Q. Are there any other fees due to the Franchisor?

A. Like other franchise organisations, Go4 has a Marketing Fund which is used by the Franchisor to

advertise and market the brand. The franchisee contribution is 2% of the gross turnover.

Q. What are the renewal terms of the agreement?

A. The initial franchise lasts for five years and is renewable.

Q. Can I talk to other franchisees?

A. Yes, after a successful interview process we will provide you with their contact details.

Franchise Location Requirements

This package requires the Franchisee to have a dedicated office for the operation of the business

from the outset. This can be from home but a room within the property dedicated as office space is

preferred.
