First time on the open market for nearly 100 years!

A beautiful example of a mid Victorian detached house that

has been altered, extended, improved and now provides

welcoming accommodation that includes three/four

reception rooms, six bedrooms and four bathrooms. This

most appealing home strikes just the right balance with the

original features including decorative panelling and glass

work, striking feature fireplaces and bathrooms sitting well

with the modern shower rooms and kitchen/dining area.

It would be easy to concentrate on what the house has to

offer whilst forgetting the wonderful outside space. Once a

commercial nursery, the gardens have been completely

redesigned to include large formal walled gardens,

woodland glade with stream-bed and several wild flower

meadows, together with numerous useful greenhouses,

studios, stores and a large polytunnel.

Description Greenbank dates back to the early 1850s, in its

original plan a simple square house with a central front door

on the south side. With this plot went a right of way due

south to Main Street and this was marked out to form New

Street. The entire street became a private road and remains

so today. It was in 1895 that the alterations started which

would completely change the appearance of the house both

inside and out. It has been owned by the same family since

1920.

Greenhouses Two wooden alpine houses with continuous

side ventilation, one western red cedar greenhouse, all with

staging, and a large polytunnel with staging on one side, all

with water laid on.

Gardens The gardens were at one time part of a commercial

nursery, and the alpine house bordering the formal garden

was once the largest of its kind in the country. The formal

walled garden, with its circular central bed bordered with

granite sets and its stone-paved paths, provides colour and

interest throughout the year. There is a small round pond,

several large stone troughs inset in the design, and a trellis

arbour, and several further seating areas where you can

follow the sun through the day. A sheltered corner has an

inset of brick slips set in a herring-bone pattern, which is

surrounded by bricks partly taken form the walls of an

original 1875 strawberry house which once stood on the

site. A smaller front garden is surrounded by yew hedges

and features clipped box and yew cones.

Outbuildings Three open-fronted log, fuel and implement

stores:

Store 2 - 7'8 x 8'1

additional paddock of 1.3 acres (including a small wood) ,

available by separate negotiation. This field has its own

entrance on to Castlehaw Lane, and affords magnificent

panoramic views of the nearby motte and bailey castle and

the surrounding fells. It is let to a local farmer for grazing

sheep under a Farm Business Tenancy which expires in

October 2019.

Services Mains electric, mains gas, mains water and mains

drainage.

Council Tax - Band G - South Lakeland District Council.

Tenure Freehold. Vacant possession upon completion.

Viewings Strictly by appointment with Hackney & Leigh

Kirkby Lonsdale Office.

The outer gardens are filled with rare trees and shrubs,

interspersed with wild flower meadows, all set out for ease

of maintenance and the encouragement of wild life - the

bird population is striking. Further up is a stunning bluebell

wood, through which runs a small boulder-strewn stream

which flows after heavy rain (see further note), and a

beautiful meadow filled with daffodils in spring.

Energy Performance Certificate The full Energy Performance

Certificate is available on our website and also at any of our

offices.

Japanese Knotweed: a historical colony was detected in the

woodland area and virtually eradicated by a registered

weed control contractor some years ago, and any residual

growths which occasionally occur in some woodland areas

in spring are immediately treated with the recommended

selective herbicide (Tordon 22k) and later removed and

burned.

A watercourse runs through the woodland area and garden,

originating in a spring in the field above the north ern

boundary. This only runs after prolonged or heavy rain but

did flood into the garden in some places after Storm

Desmond in 2015. To ensure this is not repeated the entire

open length of the watercourse has been deepened and the

area landscaped with shallow pools inserted at intervals to

slow the flow, in March 2018.
