Design Guidelines for Greenfield South

Last Revised: May 25, 2011

It is the intent of this document to provide unity within the Greenfield South Development. An overall unified project design will be accomplished through complimentary architectural and landscape elements.

A. Architecture

1. Building Material: Building materials are to be consistent throughout Greenfield South. Pre-cast concrete, jobcast concrete, brick (standard or oversized), architectural integral color CMU, stucco (EIFS), hardi-plank, metal siding, and/or glass comprise the palate of acceptable building façade materials. Accent materials may include stucco (EIFS) or architectural metal panels. Where more than one type of material is proposed, all colors, textures and finishes must blend harmoniously.Contrasting colors, textures, and finishes may be used in moderation to accent fenestration, doors, banding, and/or roof lines, with approval from the Architectural Review Committee in accordance with the park covenants.Facades located in service courts or other areas not visible from public ROW’s, including I-40, may utilize integral color CMU, prefinished aluminum canopy material, and pre-finished metal panels. Metal panels (siding) will not be allowed along facades facing a public street. Masonry or cast concrete panels and or glass will cover the front building elevation and wrap the corners continuing a minimum of forty feet along side building elevations. All building elevations and materials must obtain approval from the Architectural Review Committee (ARC) and the Town of Garner, prior to the issuance of a building permit. The Architectural Review Committee (ARC) shall consist of the owner’s representative, Doug Watson, and a registered architect and landscape architect from HagerSmith Design, PA. Project developers requesting ARC review shall contact (919) 821-5547.

2. Vertical Banding or recessed reveals may be painted, as long as the color is complimentary to the building.

3. Fenestration shall be metal, wood, or glass. Metal and wood shall be painted to complement the primary building color in hue, value, and texture. The shade and reflective color of glass must go harmoniously with primary building materials.

4. All materials employed in columns must blend with the principal building material.

5. Columns may be free standing, part of an arcade along a building façade, and/or incorporated into the façade of the building.
