I love fall in Amarillo! Along with the Greenways’ Board, I

2015 Greenways Neighborhood Picnic
The Annual Greenways Picnic is just around the corner! We will have
an “old fashioned” neighborhood picnic with all the trimmings! Join us
on Saturday, September 19th from 5:30—7:00 pm for a free BBQ and
ice cream! We will have live music, face painting and bouncers for the
kids! Help us get the word out! Share this information with your
neighborhood friends and make plans now to attend!

Tree Inspections Happening Soon
The Greenway's residents will be seeing a new landscape company doing the parkways and regulating
the irrigation system. Please welcome Oscar Ramirez Sprinkler and Lawn Service. The City of Amarillo
notified the Public Improvement District (PID) board last year that the city no longer wanted to manage
and oversee the parkways and the maintenance of the common areas. The PID board has been
working on the transition and making the changes to hire a company to maintain the PID areas. This
new arrangement for Ramirez to take over the maintenance was effective September 9, 2015, when
the contract with the old landscape company ended.
If you notice a broken sprinkler head or an issue regarding the PID parkways, please
email [email protected] or leave a message on the HOA number 806-433-3610.
Serving on the PID board advisory is Shane Brooks, Steve Carter, Don Carthel, Kim Dryden and Page
Butler. Mike Price represented the HOA board and Muff London and Eddie Scott represented the
developer in working out the transition plan. The advisory PID board consists of 5 residents of The
Greenways appointed by the City of Amarillo commission. The HOA, the developer and the city
nominates residents for the positions on the PID board.

GREENWAYS TREE INSPECTIONS Thursday, September 17th
It’s that time of year again! The Greenways has scheduled the
annual tree inspections to determine if existing trees are in
compliance with the Greenways Declaration of Covenants,
Conditions and Restrictions. This year, Amarillo Arborlogical
will be helping with tree inspections. They are a credible
expert in this particular field and will help diagnose your tree
problems. If you have a tree that is NOT in compliance you will
receive a letter in the mail detailing resident responsibilities.
It is important to remember that proper tree care starts when
you select a tree and that maintenance of your tree in its first
few years of life will affect its shape, strength, and even its life
span. Following the tips and techniques to the right will make
sure your tree gets a good start and keep it healthy
throughout its life.
You may view a complete copy of the covenants and
restrictions that govern your residence on the Greenways HOA
website and clicking on the “Covenant and Restrictions” tab
on the left hand side of the page. The specific covenants for
your property will be listed by street name and address.
TREE CARE TIPS & TECHNIQUES
Mulch is valuable to your trees health
and care.
Watering is a key part of tree care.
Keeping soil most, but not soggy is a
good rule of thumb for all types and
ages of trees.
Pruning during dormancy (winter is the
most common practice as it results in a
vigorous burst of new growth in the
spring . It is usually best to wait until
the coldest part of winter has passed.
Fertilization during fall and spring on a
regular basis leads to healthy and
vigorously growing trees.
Planting or replanting is best in the fall
months, right before dormancy.

Homestead Exemption: This exemption helps you save on taxes on your home. It removes part of the value of your property
from taxation. This exemption is only for school tax purposes in Potter and Randall counties. To qualify
you must meet these 3 qualifications:
You must own your home on January 1.
You must occupy and claim the home as your principal residence on January 1.
You do not claim a residence homestead exemption in this state or outside of this state.
To qualify for the homestead exemption, you must complete an application for Residence Homestead
Exemption. A copy of your driver’s licenses or state-issued personal identification certificate showing the
same address as the property being claimed for the exemption must accompany the application. If your
driver’s license reflects a post office box, you will need to provide a utility bill in your name reflecting the
address of the property for which you are seeking the exemption.
Age Exemption: This exemption is also referred to as “Over-65 Exemption.” To qualify, you must meet these 4
qualifications.
You must be 65 years of age or older.
You must own the home.
You must occupy the residence and consider it to be your principal place of residence.
You do not claim a residence homestead exemption in this state or outside of this state.
In addition, Over-65 homeowners who purchase or move into a different home in Texas may also
transfer the percentage of school taxes paid based on the former homes' school tax ceiling. To transfer
the percentage of County, City or Junior College district taxes, however, you must move to another home
within the same taxing unit. You must request a certificate from the Appraisal District for the former
home and take it to the Appraisal District for the new home, if it is in a different district.

Developer’s Corner
The Greenways Development Office is in the process of designing
approximately 92 lots on the west side below Kingsgate Dr (Unit #31). We are
planning for construction to start next year. We are hoping to be finished with
the 30 new lots at Greenways and Bayswater (Unit #19) by the end of October.
