A MESSAGE FROM OUR MANAGER: Pam Pagnani

I invite you to review a summary of the sales activity in the Greenwich market during the

first quarter of 2016, specifically broken down into the Greenwich, Cos Cob, Riverside

and Old Greenwich areas. The Greenwich Multiple Listing Service reports the following

statistics quarter (Q1 2016) over quarter (Q1 2015):

Single family homes which traded town wide during Q1 2016 were up 7% when compared

to Q1 2015. The results for Q1 2016 varied by location, when compared to Q1 2015: Old

Greenwich had an increase of 56%, 9 homes sold to 14 homes sold, followed by an 8%

increase in homes sold in Riverside and an increase of 4% homes sold in Greenwich. Cos

Cob saw a 13% decrease in units sold when comparing year over year.

The largest increase of single family homes that traded town wide was in the $3 to $4

million price range, where 11 units sold in Q1 2016 compared to five units which sold in

Q1 2015, reflecting an increase of 120%. The below $1 million price range followed with

an increase of 67%, where 25 units sold compared to 15, year over year. In the over $5

million price category, the number of units sold decreased by 10%.

Town wide, condominium/cooperative units sold increased 11% from 35 in Q1 2015 to 39 in Q1 2016. The below $1 million price

category showed a 16% increase town wide from 25 to 29. When comparing sections of town, Greenwich saw the largest increase in

the number of condominiums/cooperative units sold, with 34 selling in Q1 2016 compared to 28 in Q1 2015.

The average sales price (ASP) of single family homes town wide was down 12%, from $2.65 million to $2.34 million. The ASP was

down in all sections of town, with the exception of Old Greenwich which posted a 35% gain from $1.5 million to $2 million. The ASP of

condominiums/cooperatives town wide was down slightly, 3%, $960,000 in Q1 2015, compared to $927,000 in Q1 2016.
