Frequently Asked Questions

HabiJax sells homes to families, right?

CORRECT! Some think that HabiJax houses are given away or donated. HabiJax homeowners qualify for affordable

loans and make monthly mortgage payments repaying the loan, along with property taxes, homeowners insurance

and, if applicable, homeowner's association fees. Your mortgage payment will be 30% or less of your monthly income.

Who does HabiJax sell homes to?

HabiJax is an equal housing lender so anyone who qualify for a loan is eligible to buy a home from us. Our families are

very diverse - single people or parents, and married couples with or without children.

Where does HabiJax build homes?

HabiJax builds in the Urban Core of Jacksonville - the neighborhoods that surround the downtown area. We build here

because these are the areas with the greatest need, and the land is affordable so it helps keep our costs low and the

houses affordable.

Is HabiJax a government program?

No. HabiJax is a local affiliate of Habitat for Humanity, a worldwide nonprofit organization.

• The Hicks Prep Club is an enrichment program for students (grades 7-12), who reside in Jacksonville Housing Authority, Section 8, and HabiJax properties (Homebuyer’s children are included)

• The Prep Club utilizes monthly meetings, a book club, test prep, and other programs to assist students in reaching their full academic potential

• The Prep Club also offers an incentive program that rewards students for their hard work and achievements en-route to applying for and becoming Hicks Scholars

• The Program is generously funded by the Hicks family.

Eligibility Process

1. Submit Interest Form

2. Appointment scheduled

3. Submit loan application– A counselor will review your application and your income documentation and will submit your

file to the bank for loan approval

– A search is performed in the National Sex Offender Registry

– The bank will work to make sure you meet the income limits, that your debt load is not too high, and that your rental history is good

– Information submitted to which lender is based on your income

Homebuyer Process

A minimum of $500 must be paid before eligibility to sign a contract on a property

60 to 120 days to pay the remaining down payment, after signing a contract depending upon the construction schedule
