Directions From the A396 from Tiverton, take the first rightbefore the Fishermans Cott at Bickleigh towardsCrediton on the A3072. After approximately 6.6Miles turn right at Nomansland Cross signedtowards Stockleigh English. Bradley farm will befound after approximately 200 yards on the lefthand side. For Haske Farm, take the first left shortlyafter turning off the A3072. The farm is the seconddriveway on the left after approximately 0.5 miles.

SituationHaske and Bradley Farms are approached viaseparate driveways which lead directly to theirrespective farmsteads.

The land sits in a beautiful setting with views of theMid Devon countryside and lies just 1.5 miles fromCrediton; which provides local amenities including apost office, pubs, primary and secondary schoolsand a church. The Market Town of Tiverton, some 9miles to the north east, offers a wide range of retailand recreational facilities including fast rail servicesto London Paddington.

Haske and Bradley Farms both enjoy easy access,to the A3072 which runs between Bickleigh andCrediton within 0.7 and 0.2 miles respectively. TheA3072 provides excellent links to Exeter andTiverton, connecting with the M5 at J27 or J29.

IntroductionThe land and buildings at Haske and Bradley Farms are being offered to let as awhole or in two separate lots on 10 year Farm Business Tenancy (FBT)arrangements.

Both farms make up a productive arable holding extending in total to 373 acres withan extensive range of purpose-built modern farm buildings set across bothfarmsteads. N.B. There is no house available with the letting.

The current cropping rotation can be found within the Tender Pack.

The land is classified as Grade 2 and 3 on the Agricultural Land Classification mapsand is predominantly level with some gently sloping fields all bounded with maturehedges or Devon hedgebanks. The farm buildings are serviced by water fed from aprivate supply and benefit from mains electricity.

The soils are predominantly freely draining loamy soils and are suitable for a range ofarable crops, both autumn and spring drilled.

The land at Haske Farm has access leading from the council maintained road withthe parcels being accessed directly off the road to the south, and the north throughthe farmstead.

The land comprising Bradley Farm has various road access points with most parcelsbenefitting from road frontage.

The land is registered with the Rural Payments Agency and BPS Entitlements are tobe transferred to the Tenant on granting of this tenancy (and returned at the end tothe Landlord or nominated party).

A schedule of land showing Eligible land areas for the Basic Payment Scheme, andfield references corresponding with the plan can be found within the tender pack.

The Current Farming PolicyThe farm is currently farmed in hand and run as an arable farm using minimum tillingand direct drilling and it is hoped the prospective tenant will continue farming in thismanner. We understand yields have improved since this farming policy wasadopted.

The Landlord is retaining a garage and store at Haske Farm and the workshop atBradley Farm.

The Farm Buildings In detail, the farm buildings can be described as follows:

Lot 1 - Haske Farm Building 1: 18m x 18m - A covered silage clamp currently used as a fodder store.Steel portal framed construction split into 2 sections with concrete panels andYorkshire boarding to the eaves beneath a corrugated fibre cement roof with aconcrete floor.

Building 2: 24m x 8m – A Dutch Barn of steel framed construction beneath acorrugated fibre cement roof with corrugated iron sheet cladding above a hardpacked earth floor currently used as a machinery/general store. There is an adjoininglean to extending to 24m x 10m with fixed feed barriers and a concrete feedingtrough including a 4ft block wall with Yorkshire boarding to the eves above aconcrete floor used for livestock.

Building 3: 18.56m x 6.80m – A mono pitched Timber Pole barn with a concreteblock retaining wall to the rear and side elevations with corrugated iron sheeting tothe eaves and roof.

NOTE: No intensive pigs or poultry are permitted within 100m of Haske Barton.

Lot 2 – Bradley FarmBuilding 4: 36.3m x 6.86m – A Grain Storeof steel portal framed construction withconcrete panelled walls to 15ft and fibrecement to the eaves beneath a corrugatedfibre cement roof. The grain store comprisesa drying floor split into two sections via a1.2m wide drying partition with the capacityfor approximately 1,200 tonnes of wheat. Tothe rear, a lean-to of concrete blockconstruction with a fibre cement roofincorporating two 18kw fans and humiditycontrollers for the drying floor. There is acovered lean -to (6.35m x 4.5m (average)connecting the grain store to theneighbouring machinery store with a fibrecement roof above a concrete floor.

Building 5: 23.06m x 16.07m –A Machinery Store of steel portal framedconstruction with concrete panelled walls toapproximately 8ft and Yorkshire boarding tothe eaves beneath a fibre cement roof witha part concrete floor and part hard packedearth leading directly to a lean to extendingto 22.65m x 9.66m with a concrete floorand access to the eastern elevation.

Building 6: 13m x 9.4m – A Grain Store ofsteel portal framed construction withconcrete panelled walls to 15ft including adrying floor with a gale break roller door forapproximately 200 tonnes of grain.

Building 7: 28.8m x 7.3m – A six baytimber framed Pole Barn with a corrugatediron roof and cladding above a hard packedearth floor.

Building 8: 22.65m x 13.66m – ALivestock Building of timber constructionwith a reverse pitched fibre cement roofwith Yorkshire boarding to the eavesseparated from a former covered silage pitvia a concrete block wall and corrugatediron sheeting to the eaves. This is a lean - tofrom a former covered silage pit extendingto 22.92m x 5.62m of concrete framedconstruction beneath a fibre cement roofwith corrugated iron cladding and aconcrete floor.

Chemical store: A small container unit witha mains electricity connection (available onrequest).

Water Containers: Available on request

Grain Silos: 7 redundant grain silos

(available upon request or otherwise to bedismantled by the landlord). Comprising thefollowing:

2 x Silos with drying floors

3 x Silos with drying ducts (no fans),

2 x Silo with low volume ventilation.

General RemarksUse:For agricultural purposes only.

Services:Each farm is connected to its own privatewater supply which also feed the residentialproperties on each respective holding.There is no charge for the actual water buteach farmstead is connected to aseparately metered mains electricity supply,the cost of which will be the responsibility ofthe incoming tenant.

Local Authority:Mid Devon District Council.

Nitrate Vulnerable Zone (NVZ):With the exception of one field on thenorthern boundary of Haske Farm, the landsituated within a Nitrate Vulnerable Zone.The incoming tenant will be expected tocomply with all NVZ regulations.

Sporting and Mineral Rights:The sporting and mineral rights are reservedbut not exercised by the landlord.

Farm Sale:There will be a farm sale by auction ofdeadstock on the property prior to the startdate of the agreement, but after a tenanthas been chosen.

Wayleaves, Rights of Way, Etc:The property is let subject to and with thebenefit of any wayleave agreements inrespect of any electricity or telephone poles,wires, stays, cables, etc or water ordrainage pipes, etc either passing upon,over or under it. The property is also letsubject to and with the benefit of any publicor private rights of way or bridleways.

Early Entry:The Landlord will allow early entry forcultivations and drilling from when the 2018crop has been harvested, by arrangement.

Holdover:The Landlord reserves the right to continue

occupation of the grain stores for storageup to the end of May 2019.

Plans and Boundary Fences:An illustrative plan of the holding is attachedwith these particulars. Applicants mustsatisfy themselves by inspection orotherwise to its accuracy. Please note theplan is for informative purposes only whichis not to scale and is not to be relied upon.

Badger Cull:The Landlord has signed up to participate inthe Badger Cull which lasts for another 3years on Haske Farm and 4 years onBradley Farm. It is expected for theincoming tenant to work with the providerswhere required.

Summary of Tenancy TermsTerm:10 years.

Start Date:1st October 2018.

Rent Payment Dates: The rent will be paid half yearly in advanceon 1st October and 1st April each year.

Rent Review: There will be a provision for a rent reviewevery three years to Market Rent and in linewith the provisions set out in the AgriculturalTenancies Act.

Schedule of Condition:To be agreed prior to the commencement ofthe tenancy. Costs to be divided 50/50 toeach party.

Tenancy Agreement: Costs to be divided 50/50 to each party.

Repairs, Maintenance and Insurance:The landlord is to maintain, repair and insurethe structure of the buildings.

Entitlements:147.19 Basic Payment Schemeentitlements will be transferred for theduration of the agreement. If the Farm is letin 2 lots, these will be apportioned on a prorata basis.

Heads of Terms:Full Heads of Terms will form part of theTender Pack.
