You use it almost every day,sometimes several times. It isthe largest moving part in
your home, and responsible for some20,000 emergency-room visits everyyear, according to the U.S. ConsumerProduct Safety Commission.
Your garage door requires regularmaintenance, just like any other partof your home. Parts can wear, andpotential safety hazards arise. If youschedule regular maintenance, youcan avoid these dangers — and savemoney in the long run. A well-main-tained garage door could last severaldecades.
To star t, the experts at ServcoRaynor Overhead Doors recom-mend an annual preventative main-tenance. Take a good look at theentire system. Lubricate all movingpar ts, such as hinges, chain drive,rollers and springs, and tighten allbolts and screws. Inspect limitswitches, the gear drive, cables,track alignment, spring tension andoperator and safety eyes (sensors
located near the bottom of thedoor track).
Look for signs of wear, and repairbroken parts immediately. If you arehandy, you may be able to handlemost of the minor repairs. For morecomplicated tasks, consider hiring a
qualified
garage-door service techni-cian. A garage door canweigh anywhere from 105to 350 pounds, and usuallycomes loaded with high-tension springs. If handledimproperly, these parts cancause extremely severeinjuries.
Another important partof the checklist: Cleandoors regularly. Hawaii’ssalty air increases chancesfor corrosion, especially onhardware, so do this atleast four times per year.Use a mild detergent witha soft brush, and avoidabrasive cleaners.
You should also keep aneye on the area where thedoor meets the ground. Ifthere is something there,sweep it away. Even the
smallest items, such as leaves ortwigs, might prevent the door fromcreating a solid seal with the ground.This could affect the alignment of thegarage door in the long run bythrowing off the weight distribution.
Remember, your garage dooroften serves as your main access
point to your home. With propermaintenance it shouldn’tpose safety hazards, and itcan last for many years to
come.

Silicones have proventhemselves in even the heaviest pondingwater conditions — even on roofs thatnever dry at all. Silicone does not absorbmoisture because it isn’t water-based.

Why your photovoltaic systemrequires an annual inspectionThe photovoltaic (PV) system that you
have or are considering purchasingshould have an inspection every year
as well as maintenance performed on the sys-tem. Consumers are led to believe that theirPV systems are maintenance-free and that ifthere is ever a problem, the warranty willcover it. Unfortunately, not all of these costsare covered and the costs can be quiteexpensive. Pacific Islands Construction hasfound that when older systems are inspected,deficiencies found in the PV system couldhave been prevented if there had been anannual maintenance program. Cleaning the surfaceSolar modules need to be cleaned of sur-

Checking roof penetrations Roof penetrations securing the PV system
need to be inspected and maintained so thatwater does not enter the home through theroof and cause damage to the ceiling andcontents underneath. Many systems areinstalled with poor flashing details around theroof penetration that secures a PV system tothe roof. As a result, the materials used towaterproof these penetrations weaken overtime and openings in the waterproofingdevelop, causing leakage. The resulting dam-age in your home was preventable and otherissues like mold could have been avoided as
well. Unfortunately, many PV installers havenot used roofing industry-approved flashings,which could have prevented these leaks, andthey also have voided the warranty from theroofing manufacturer.
Inspect the racking systemRacking system components need to be
inspected to ensure that everything is secure,so that the system will hold the modules inplace during high winds. During the inspec-tion, any defects in the components holdingthe modules in place that have become looseor are missing can be rectified. The PV systemand structure of the building are constantlymoving because the heat of the day causesexpansion. Metal expands at a greater ratethan other building components and the
stress that occurs between the various com-ponents can loosen or cause changes to theconstruction.
Securing cablingThe cabling that resides on the underside
of the modules and connects to the micro-inverters, or runs from the roof to the string-inverters, needs to be secured so that it is noton the roof or prone to brushing against theroof with the wind. Damage to these cablescan be prevented during the inspection byre-securing them. Any arcing in the connec-tors or electrical problems may be detectedduring that time as well, before they becomea major problem.Cleaning inverters
Inverters work better when they are clearof dirt and dust that tend to make themoperate at higher temperatures. Oncecleaned, inverters will be more efficient andthey will last longer because they are operat-ing at a cooler temperature.
Peace of mindKnowing that your system is being main-
tained and that potential problems are beingavoided will give you peace of mind. A PVsystem that gets a healthy checkup and is per-forming optimally will provide greater savingsand last longer.

Holding on to the pastWhen I walked through her home with

• The boxes stacked in the guest roomwere filled with her ex-husband’s thingsthat she “accidentally” brought with her.
• She placed a chair in every clear corneror wall space.
• The only things hanging on her wallswere a few photos of her and her daugh-ters taken when they were younger.
My adviceWhile I understood the financial challenges
that come with a life change and the desireto save money by keeping old furniture, I sug-gested that she implement the following, asmore than 90 percent of her furnishings andartwork were from her “old” life:• Donate or sell all furniture she wasn’tusing. She did what people commonly dowhen they move into a smaller space —kept as much of the furniture as possible,whether or not it was useful or matched instyle or size. In her case, it was all a con-stant reminder of her old married life.
• Save her money to purchase a new bed.The bed is the most important piece of
furniture in your home and the most inti-mately connected to your personal energy.So after a divorce, a new bed makes per-fect sense for a fresh start.
• Return or get rid of her ex-husband’sthings. The boxes containing her husband’sthings kept his energy in the space. Thesooner she got them out of her space, thelighter her space would feel.
• Commit to her home by painting it. Bypainting a new home, you commit to it andit better supports and nurtures you. Colorsfound in nature work best.
• Hang artwork and display current pho-tos. Hang artwork and photos that supportthe vision of what you want to create inyour life.
Who can use this advice?If you feel stuck, want to make a change
in your life or move forward after a toughtime, check your environment for what youcan donate, sell or give away, including your“clutter” and the things that you seearound you on a daily basis.
Update on AvelinaShe followed all my suggestions and
within a month felt a huge weight lift. Shefinally feels as if she is on a new path. Whileshe hasn’t ventured out in the datingworld, she said that she feels hope for herlife!

When it comes to selecting an interior paint for your home, there’s more toconsider than quality and color. Most paints come in a variety of sheenlevels — as many as six, depending upon the brand — and some are better
suited for certain rooms than for others, according to Debbie Zimmer, paint andcolor expert at the Paint Quality Institute, which educates people on theadvantages of using quality interior and exterior paints and coatings.
Paints with flat sheen are mostcommon. They offer several advan-tages: being non-reflective, they tend toconceal imperfections in walls andother surfaces; they help to makeuneven surfaces like poorly taped dry-wall look smoother and more uniform;and many hide the under-color well,since they typically contain a lot of pig-ment.
“Flat paints are a good choice for
just about any ceiling, and for roomsand spaces that aren’t exposed towater, high humidity or heavy soiling ...such as bedrooms, home offices andliving rooms,” said Zimmer.
At the other end of the sheen spec-trum are paints with gloss or high-glosssheen. Being very reflective, glosspaints tend to highlight imperfectionsin walls and woodwork. But they areespecially tough, durable and stain-
resistant — and, they are much easierto clean than paints with less gloss.
Zimmer advised that high-gloss fin-ishes are ideal for use on windows andtrim, children’s rooms and playrooms.And since they have better resistanceto mildew, they also are a great choicefor bathrooms, kitchens and laundryrooms.

Discover the right paintsheen level for your home
Many people think that primersare useful only when doingexterior painting, but that’s a
mistaken notion. Like exterior primers,interior primers make surfaces moreuniform and help paint adhere better.But they can do a lot more, accordingto Debbie Zimmer, paint and colorexpert at the Paint Quality Institute.
Here’s a quick sampling of commontypes of interior primers:
• Latex enamel under-coaters.These primers are excellent for useunder semi-gloss or gloss paint toensure that the paint will develop itsmaximum gloss. After applying a latexenamel under-coater and letting it dry,Zimmer says it’s important to lightlysand off any visible brush marks beforeapplying the glossy paint.
• Vapor barrierprimers. These interiorprimers are typically usedin bathrooms, kitchensand laundry rooms tohelp prevent moisturefrom passing through the walls.
• Kitchen and bath primers.Specially formulated with biocidesand stain blockers, they help controlthe growth of mildew and mold inrooms that tend to be damp orhumid.
• Drywall primers. These coatingsare applied over drywall and jointcompound to help conceal the dif-ferences in their appearance andimpart a more uniform look to thepaint job.

sheen extremes, providing some of the bene-fits of each. Since they are not as highly reflec-tive as gloss paints, they won’t show surfaceimperfections quite as much; yet they still offergood stain resistance and are easy to clean.
“Semi-gloss paints are extremely versatile,working well on windows and doors, trim,even cabinets,” said Zimmer. “They can evenbe used on the walls of kitchens and baths,and various surfaces in children’s rooms andplayrooms.”
Most lines of paint have at least a couplemore sheen levels from which to choose.The descriptions vary, with eggshell, satinand low luster sheen being the most com-mon. Again, the best way to think of thesesheen levels is in terms of their performance:Being less “shiny” than either gloss or semi-gloss paints, they won’t highlight nicks andsurface imperfections quite as much, butsince they have at least a little gloss, they’llbe easier to clean than flat paints.
Where should you use eggshell, satin andlow luster paints? According to Zimmer, paintsin these sheen levels pretty much have the runof the house, working well just about any-where you need the blend of performanceattributes they offer.
At first blush, it may seem confusing havingto choose from so many sheen levels, butonce you understand what each has to offer,you’ll appreciate the luxury of being able to“calibrate” the exact combination of paintattributes you want in every part of yourhome.

Solving problems withinterior paint primers
As any Realtor will tell you, summer is the best timeto get your home sold. Of course, that doesn’tleave us with much time! People are traveling to
Hawaii and falling in love with the Islands, and some willbe looking for a home here. Hawaii residents are alsoviewing the current low interest rates as a chance toupgrade or move to a new neighborhood.
If your home is languishing on the market, here aresome tips to set it apart from the competition and get itsold … fast!
Tip No. 1: Do a drive-by of your house. Look at yourhome with a fresh set of eyes, just as a potential buyerwould. What would they see? Does the driveway needcleaning? Does the trim around the door need a freshcoat of paint? Does the window screen need to bechanged? Could the front yard use a couple of plants?
So, drive by your house, then walk up to the front door.This is especially important in Hawaii because a lot of usdon’t usually walk into our front door — we use the sidedoor or the garage door. It’s important to actually walkthe path that the potential homebuyer is going to walk.
First impressions are key. Even if they’ve alreadylooked at pictures of your house online, many potentialhomebuyers won’t even come into your open house ifthey’re not sold on your curb appeal.
Then take your fresh set of eyes and walk through therest of the house.
Tip No. 2: Set your home apart. This tip is mainlygeared to people living in condos or planned communi-ties, where all the homes or units look the same. Chancesare that whoever is looking at your home is also lookingat homes in the same complex or community — all withthe same or similar layout and finishes. What’s going tomake your home stand out?
An easy tip is to look at the bathroom. All the bath-rooms will use the same materials. Set yours apart by pry-ing that mirror off the wall and finding an affordable mir-ror at a discount or home store. Make sure it has an inter-esting, unique frame that can serve as an accent.
Another simple thing you can do is change out thehardware. If your bathroom came with plain chromeknobs, why not replace them with satin nickel or oil-rubbed bronze, something to make the cabinets pop?
The same approach can go for any room. In the kitchen,
it’s not that hard to change out the faucet or put in a hot-water dispenser. In the living room or bedrooms, you canchange out the lights or ceiling fans for choices with morestyle.
You’ll be amazed at how a few simple updates can setyour home apart from your neighbors’ homes — and isn’tthat the point?
Tip No. 3: Less is always more. It goes without saying thatyour house has to be clean and tidy. But when it comes toputting a home on the market, you’re almost always goingto need to edit some things out. And I’m not just talkingtchotchkes and those framed photos of every member ofyour family from the last three generations!
Whether your rooms are large or small, they should be
spaces a homebuyer wants. Let the space shine throughby getting rid of one or two bigger furniture pieces that
aren’t really adding to it. You could keep a sofa, accentchair and coffee table, but you don’t need two sofas, twoaccent tables, a coffee table and the elliptical trainer col-lecting dust in the corner. That can go into the garage!

When a homeowner and hiswife recently scouted outtheir current apar tment,
they were immediately drawn to theoversized bathtub — a real soakerfrom an era when bathing was savoredand the word “showers” onlydescribed rain. But their elation quicklyebbed once they eyed the rusty gully alongthe tub’s bottom, the work of a persistentleak that had eroded the white porcelainand exposed its cast-iron shell. The land-lord promised to fix it, and that’s exactlywhat he did, by slapping on some latex
paint that flaked off every time they set-tled in for a warm bath.
The landlord’s method was questionable,but he was essentially on the right track intrying to save the tub by recoating it.
“People often rip out old bathtubsbecause they’re slightly blemished,” said Al
Fernandez, owner of Al’s BathtubRefinishing. “But it’s not easy to find anaffordable bathtub with the look and sizeof the period.”
Each year, Al rescues hundreds of tiredold tubs and sinks by spraying on an acrylicurethane resin coating. When done cor-rectly, refinishing is an effective and inex-pensive solution for porcelain that ischipped, worn, rough or a color that hassimply gone out of style.
