PREFACE

Highland Star hotels & Resorts Pvt. Ltd ,a private limited company incorporated in India having registered office at Kochi, Kerala. The aim of the company is to own, develop & lease Star Hotels and Resorts at various prime locations in India.

OBJECT OF THE COMPANY The object of the company is , from identifying the prime lands and turnkey

project completion from inception to handing over the keys as per the clients requirement and assist for operation or carry out or lease the business of hotels, holiday homes, resorts, tourist cottages, weekend holiday centres, fast food chains, café, restaurants, boarding and lodging apartments, guest houses, inn, health club, conference halls and other tourist attractions including package tour operators and to render consultancy in the aforesaid activities. There is absolutely no doubt regarding the importance which tourism has gained as an industry in the recent years due to its potential in propelling the economy to greater heights by earning valuable foreign exchange and providing employment-both direct and indirect to millions. Now, in Kochi ,the commercial hub of Kerala , the whole scenario has changed With the announcement and inauguration of big projects like Smart city., LNG terminal, Vallarpadam Container terminal etc and cochin Tourism has gained such a momentum that has prompted the promoters of the company to venture directly in that line of activities. One of our prestigious 100 rooms four Star hotel project is nearing completion in the Heart of Ernakulum city .The promoters are also holding prime lands in all tourist destinations of Kerala.

KERALA The captivating Indian State of Kerala is a treasure trove of

nature and heritage. Strategically located at the southwestern tip of India, with the Arabian Sea on the west, the Western Ghats towering 500 – 2700m on the east and networked by forty four rivers, Kerala enjoys unique geographic features and natural endowments that has made it as one of the most sought after tourism destinations in Asia. As far as Kerala is concerned, the State’s potential for tourism has been well accepted. An equable climate, a long shoreline with pristine palm edged serene beaches, tranquil stretches of emerald backwaters, exhilarating hill stations, exotic wildlife, enchanting waterfalls, sprawling plantations, paddy fields, rejuvenating ayurvedic health packages, spectacular art forms, beautiful wildlife sanctuaries, magical festivals, historic and cultural monuments, exotic cuisine.. all of which offers a unique experience to the tourist and enchants him throughout his life. And what’s more, each one of these charming destinations is only two hours drive from one another. This is a sort of a unique singular advantage, which no other destination offers. The State is also endowed with its unique natural, cultural and social resources.

KOCHI KOCHI (formerly known as Cochin (the colonial-era name), is a major port

city located the west coast of India by the Arabian Sea. Kochi is part of the district of Ernakulam in the state of Kerala. Kochi is often called by the name Ernakulum, which refers to the western part of the mainland Kochi. The city of Kochi (pop. 601,574) is Kerala's second largest city and is part of an extended metropolitan region (pop. 1.35 million), which is the largest urban agglomeration in Kerala. It is the most densely populated city in the state. Kochi city is also a part of Greater Cochin region and is classified as a B-1 grade city by the Government of India, making it the highest graded city in the state. The city lies about 220 kilometres (137 mi) north of the state capital, Thiruvananthapuram and about 180 kilometres (112 mi) south of Kozhikode, the third largest city in Kerala.

Kochi is home for the Southern Naval Command, of the Indian Navy, state headquarters (DHQ4 )and Air Squadron 747 of the Indian Coast Guard, maritime-related facilities including the Port of Kochi, an International Container Transhipment Terminal, the Cochin Shipyard, offshore SPM of the Kochi Refineries, and the Kochi Marina. Kochi is also home for several major industries like the FACT, TCC, IREL, HOCL and Kochi Refineries, industrial parks like the Cochin Special Economic Zone and Info park. Kochi is home for the High Court of Kerala & Lakshadweep, and the Cochin University of Science and Technology.

SCOPE OF THE PROJECT Tourism is a major phenomenon of the modern society with

significant socio- economic consequences. The tourism scenario in India has been witnessing a boom than never before. ITB has made India a partner country and in 2007 India will be organizing the opening ceremonies with an attractive supporting programme of cultural events on the eve of the fair. This is definitely going to accelerate the growth of tourism in the country. While the tourism industry in India grows Kerala tourism is growing much faster.

WTTC had short listed Kerala as one among the three fastest growing tourist destinations very recently. The year 2005-2006 had been a fruitful year for Kerala tourism and there is a remarkable improvement in the arrival of the foreign tourists. Foreign tourist arrival recorded a growth rate of 13 percent from the last year and the number of domestic tourist saw an increase of 3 percent. In fact a 34 percent growth in international and 7 percent domestic tourist arrivals was recorded during the first six months of this year (2006-2007). This validates WTTC’s forecast that Kerala would register the highest growth rate in the world i.e., 11.6 percent, this decade.

Tourism in Kerala has recorded remarkable growth in the last few years and now it accounts for more than 8-10% of total foreign tourists arrival in the country.

The direct revenue generated in the economy due to tourism is assessed as about 2000 crores during last year which comes to about 3% of the GDP of the state considering the multiplier effect of 2.07 the direct + indirect revenue generated comes to 6.29% of the GDP. The direct employment as estimated by Tata Consultancy Service in tourism sector in the state comes to about 1.5 lakhs.

The total investment in tourism in the state for the last five years is estimated in the order of Rs.1500 crores. Despite a sluggish economy and increased security concerns after the events of September 11, over 23.25 lakhs international tourists visited Kerala in 2002 up from 20.88 lakhs in 2001, enabling the State to clock a record growth rate of 11.37 percent in international tourist arrivals, which according to Kerala tourism Department release is the highest recorded growth rate for the state in the last five years.

LOCATION AND PRESENT SCENARIO

The said project is located in the Heart of Ernakulam city and exactly at Kadvanthara Junction which is easily accessible from all the sides of the city. The Ernakulam Junction railway station is just 1 Km away from the said property. The KSRTC bus stand is 2 kms.The Vytilla Junction where the mobility hub is proposed is just 2 km away. The Jawaharal International stadium is also a 3 Kms away where in we have the Cochin IPL. All Major Hospitals of Kochi come in the vicinity of the property.

The info park and proposed smart city , International container terminal , LNG ,Cochin Shipyard, the major tourist attractions such as Bolgaty Palace, Matahnchery, the Cochin port etc are within a radius of 4 km from the project.

And the Nedumbasery International Airport is just 27 kms ( 40 minute journey by car).
