LOCATION Holman Creek Woods is in Terrell County, just ten minutes outside of Dawson, Georgia. Terrell County is in southwest Georgia and right in the middle of the Peanut Belt. Additionally, this area is in the heart of the Apalachicola-Chattahootchee-Flint River Basin. As a prominent feature of this watershed, Ichawaynochaway Creek flows through western Terrell County and right through the southwest quadrant of these woods. The creek name is derived from the language of the area’s original inhabitants, the Muskogee Indians. ACCESS & BOUNDARIES From US Highway 82 in Dawson, Old Field Road is eight miles northwest on Lee Street/County Road 141. The property boasts nearly 1,500 feet of road frontage along Old Field Road, also known as County Road 53. Holman Creek is accessed through a single private gate off this county-maintained dirt road. While the road is the eastern edge of the property, the remaining boundaries currently are not definitively marked.

SITE DESCRIPTION With pine timber and hardwoods, this property is ideal for a recreational or a residential tract. The northwest corner of the wood contains a 10-acre pine timber stand. This stand of trees has been through a first and second thinning. From the pines, there are upland hardwoods to the west and then the property slopes gently down to the creek and lowland hardwood bottoms. There are three wildlife feed patches spread out across the property as well. TAXES & TITLE Annual property taxes in 2017 were $599.30. The property is identified by Terrell County Tax Assessors as parcel 004 007 of land lot 116/11. The land is NOT currently in the CUVA (Conservation Use Value Assessment) program or any other tax-saving program. More information about the CUVA program in Georgia is available on the GA Department of Revenue website: http//dor.georgia.gov. The property is owned by the Holman Family Estate whose deed is recorded in the Terrell County courthouse in Book 7D Page 401. ZONING The property is zoned A5, or agricultural. This designation is used for tax purposes.
