When to list

The earlier the better is the right answer. And you don’t have to wait until you start building. Using detailed CGIs and floor plans can generate upfront interest from buyers and help with cash flow if you sell off-plan, easing the pressure of having too many unsold finished homes sitting empty on completion.

Offering incentives at this point is a key way to secure reservations on unbuilt plots and will help with marketing the rest of the development by creating a buzz that other buyers will want to be a part of.

By offering a stamp duty incentive on a recent development at the Newton Leys District Centre, and having high-quality CGIs available to view at the time of listing, we manged to secure off-plan reservations on 40% of the development.

First impressions count

It’s a cliché but it’s true – you don’t get a second chance to make a first impression. Your listings need to grab buyers’ attention straight away so they shoot right to the top of their must-view list. And the price needs to be right, too. Pricing your properties in line with Rightmove’s own price-range options can be the difference between the right buyers seeing them and them being overlooked completely if they don’t show up in search results.

Interest is at its height when properties are first launched. Emails and alerts making buyers aware of new listings spike interest and viewings in the early days and weeks but will soon tail off after the initial flurry of activity.
