their homes listing photo’s

make on the sale of their property.

Have you studied the listing photos

of homes in your area? Who took

your listing photos? Substandard list-

ing photos are a disadvantage to sell-

ing your largest asset. Taking great

listing photo’s “can make the differ-

ence between winning a buyer and

losing an opportunity” Photographer

tion to detail in every shot and show-

case the home best features in a

favorable lighting conditions for the

best results.

The Stars prepare for hours

to make a stunning entrance down

that red carpet to the public’s

appraisal. The dress is chosen to

highlight their best features, jewelry

that sparkles, makeup to cover and

accentuate, hair all in place and a lip-

stick smile that draws the eye. The

arrival of your property on the mar-

ket is much the same. A professional

stager will rearrange furnishing to

items that limit the success of your

listing photos. Don’t post pictures

that are small, blurry, dark and

improperly oriented. Bathrooms

shots are some of the most offending,

the toilet seat should be down,

potty’s, toilet brushes and personal

items should be put away. Buyers

want to see clean bathrooms. Keep

people out of the shots and TVs off.

Pet owners keep your beloved pets,

their cages, food dishes, beds out of

sight. Pets in listing photos cost you

showings and money. It’s known that

a percentage of buyers are turned off

by pets in a home, their concerned

with pet dander, allergies, smells,

scratches on floors and doors. Also

it’s very important to NOT have any

weapons or valuables items even

medications in the pictures for secu-

rity reasons, remember anyone can

view photos on line, even thieves. If

any of your listing photos have any

of these issues I highly recommend

you have them retaken, it can be the

edge you need to increase viewings.

Real Estate agents don’t

have a magic wand to clean, repair,

update a property for sale, that’s not

their job. Agents are trained to mar-

ket you home, their time and knowl-

edge is best spent advertising to tar-

get buyers. If attaining top dollar and

shorter time on the market is your

goal give your agent a product that is

ready to market. Great listing photos

will achieve successful results.
