At some point in our lives, most of us will have to deal withselling the home we've lived in for many years and moving intosomething smaller. But, giving up our beloved family home anddownsizing into something smaller is always a difficult decision.

Many seniors make the mistake of waiting too long to move intoa smaller home. Sometimes, they put off downsizing until a deathor an illness occurs. At that point, the move may become anabsolute necessity and they could be forced to sell their homequickly and move into a retirement home. Having to sell quicklyis always a disadvantage for home sellers because there's notime to properly prepare the property for sale. And, as you know,selling a home in "as is" condition leaves lots of money on thetable. Also, when people are forced to move quickly they oftendon't have time to find the perfect living situation and they mayhave to compromise.

It's easy to understand why some homeowners stay put longerthan they should. We all have a strong emotional attachment toour home and the thought of making a retirement move can bevery depressing.

However, it's always best to look at the positive side of life. Thereare many benefits to a low maintenance lifestyle. Time andmoney are freed up for other activities such as hobbies andtravel. An easier living situation, without stairs to climb and withassistance readily available if needed, is popular with manyseniors who don't want to be a burden on their loved ones.

Advance planning will greatly reduce the trauma of downsizingto a smaller home. Do your research and figure out exactly whereyou'd like to move before selling your existing home. Sometimesit's a good idea to move into your new living situation beforeselling your existing home. That way you can convenientlyprepare it to sell for the highest price possible. It also makes iteasier to dispose of unwanted personal property.

Many senior housing situations have waiting lists. By decidingwhere you want to move before you have to sell, you can choosethe lifestyle option that will make you the most happy. Then, whilewaiting for your new place to become available, you can prepare

your home for sale. You'll be ready to put it on the market whenthe time comes to move.

Get lots of help when you're downsizing your home and don't tryto do it all by yourself. This is the time to call on family and closefriends for assistance. And be sure to get good financial advice.Choose a good real estate agent who can help coordinate thesales process, assist with the property enhancement, and putyou in touch with packers, movers and repair people.

QUESTIONS TO ASK YOURSELF: When you're thinking ofdownsizing to a smaller home, here are some importantquestions to ask.

• Does your home provide the best environment for the physicalneeds you have?

• Are you having trouble performing the routine maintenance ofyour large home?

• Is it difficult finding workers and service people to help you takecare of your existing home?

• Is your home isolating your from friends who already moved toa smaller home?

• Are finances keeping you from enjoying the home you've lovedfor so many years?

• Do you feel you have adequate security where you are?

• Do you feel you have proper access to medical care in yourpresent home?

HINT: It may not always be possible to time your move tocoincide with the most favorable market conditions. But, if youcan choose when to sell, it's better to downsize in a seller'smarket. You'll pay a bit more for your new home than you wouldin a softer market. But, since you're selling a more expensivehome in the same market, you'll come out dollars ahead.

Have you ever had the misfortune ofcleaning up a smelly, wet and very coldmess on a freezing winter day? I hopeyou haven’t and never do. Thousands ofpeople, however, suffer through thisnightmare every year because unprotectedwater pipes in their homes freeze andbreak.

A more subtle destructive winterwonder is the phenomenon known as icedamming. Snow on your roof can lead toice dams that damage the roof, gutters,walls, interior ceiling and even itemsinside the home.

There are ways you can preventfrozen pipes and ice dams, simplesolutions to avoiding the hassles andcosts of cleaning and repairing yourhome.

The value of two minutes

Two minutes. That’s about as long as ittakes to begin a small trickle of water

from your home’s hot and cold faucetsand to open the doors of cabinets withwater pipes running through them.

Two weeks. That could be the lengthof time needed to find and hire contractorsto tear out smelly, water-soaked carpetand wallboard, dry the remaining flooringof your house and replace all that mighthave been destroyed by flooding fromburst, frozen pipes. An eighth-inch (threemillimeter) break in a pipe can spew up to250 gallons (946 liters) of water a day,wrecking floors, furniture and keepsakes.

As you can see, there can be atremendous advantage to spending acouple of minutes taking simple, no-costprecautions to prevent frozen pipes. Thesaying, “time well spent,” is certainly anunder-statement when you consider thesoggy consequences of doing nothing.Here are a few additional steps to protectyour home or apartment:

- Insulate pipes in your home’scrawl spaces and attic.

- Use heat tape to wrap pipes.(Use only products approvedby an independent testingorganization, such as Under-writers Laboratories, Inc., andonly for the use intended(interior or exterior). Closelyfollow the manufacturer’sinstallation and operationinstructions.

- Seal leaks that allow cold airinside, near where pipes arelocated.

- Close air vents leading underthe house.

- Disconnect garden hoses and, if- practical, use an indoor valve to- shut off and drain water from

pipes leading to outside faucets.

What are ice dams?

After several days of melting-free-zing cycles, it’s common for the meltedwater and ice to work up under the shinglesuntil water enters the attic and eventuallydoes damage to the ceilings, wall andcontents.

In cases where the ice dam goesunnoticed for an extended period of time,it can do significant damage to thebuil-ding and its contents.

There’s no way to guarantee an icedam won’t damage your home, but youcan take steps to cut the chances of an icedam forming in the first place:

- Thoroughly clean all leaves,sticks and other debris fromyour home’s gutters and down-spouts.

- Make every effort to keep snowon your roof to a minimum.

Long-handled devices on themarket called “roof rakes” letyou stand on the ground andpull the snow off the roof.Keeping heavy snow loads offyour roof reduces the chancesfor both ice dam formation androof failure due to the weight.

- All winter long, keep guttersand down spouts clear of snowand icicles.

- Evaluate the insulation andventilation in your attic. Mostexperts agree the R-value ofattic insulation should be atleast R-30 (R-38 is preferable innorthern climates).

An eclectic decorating style is easiest to define bywhat it is not. Eclectic style doesn't rigidly adhere toany one major style. It is characterized by a free-dom of expression and a vibrant individuality. Ifyou were the kind of child who deliberatelycoloured outside the lines, this is the style for you.

Eclectic style is also great for those individuals wholove too much. For example, if you love the rich-ness ofAsian and the serenity of contemporary, youmay find these two styles combine in a unique wayin your personal eclectic decorating style.

However, eclectic decorating is not a jumble ofwhatever catches your eye. It only works when thebasic principles of design are understood and worktogether to create a unified design. These five prin-ciples are: line, color, texture, mass and form. Thinkof your eclectic room as a work of art composed ofthese five basic elements and your unique decorat-ing style will be spectacular.

Decorating with white: Often white is the colourof choice for every room in the house. Most often,this is because white is seen as the perfect neutraland safe. It is good to keep in mind, though, thatpure white will jump out at you like any other brightcolour, and add to this the potential for glare froma window and white can give you a headache. Bet-ter choices for white range from slightly off-whiteto creamy. Creamy white is serene and pure. In the

home, white is perfect for trim in almost every roombecause it lends a crisp finishing touch. It alsoworks well on the ceiling because it enhances re-flected light. Kitchens are a favourite place to usewhite because the purity of the colour adds serenityand a look of cleanliness to a place where counterscan be jumbled with food and colourful dishes andtowels. Bathrooms look absolutely great in white:just add a towel colour of your choice and voila!Whether it’s deep red, dark blue, or simply blacktowels, you can change colours frequently to makean instant fresh transformation to your décor. Justadd similar colour accessories (a vase, or a soapdish) to finish the look.

If you love white: You are a bit of a perfectionistand self-reliant. You are neat in your clothing andkeep a tidy home.

If you dislike white: You are more interested inthings that are a bit off-centre or quirky than thingsthat are perfectly orderly. You are easy to be withand not obsessed with order.
