concerns, whispers, rumors

and rhetoric: What exactly

is the status of Bali’s property market

since the bomb attacks last October?

Prior to the second Bali bombing in October, 2005, the business of property

acquisition, development and market-ing here was soaring. The island was quickly earning the reputation as being an investment hot bed for Asia, if not the world. The number of transactions became so staggering that whispers began – when will the Bali bubble burst? Real estate analysts spoke up, “burst?” they said, “the bubble has barely begun to form.” Such was

the climate preceding the tragic events that October night. The question on eve-

ryone’s mind immediately after was; what effect has the event had on the market? Has

the burgeoning bubble lost its air? What does the future hold?

According to Mathew Georgeson, Sales Director at Elite Havens – one of the island’s leading real estate

firms – Bali’s property market is comprised of three general sectors, top end private residences, land ac-

quisition development and project marketing, whereas each has been affected, or not, in different ways de-pending on their intrinsic characteristics and dependant variables.

“There was definitely an immediate and lasting effect on project marketing,” says Georgeson, refer-ring to the section of the real estate market here that focuses on occupancy dependant investments such as managed rental villas. “Most people who are invest-ing in these types of properties want their money working for them,” he adds, but the uncertainty clouding the tourism sector caused potential investors to question whether or not occupancy goals would be met in order to realise the needed income to acquire the promising ROI realised prior to October 2005.

Andy Gray, Sales and Marketing Manager at Paradise Property, another key player in Bali’s real estate agrees. “After the second bomb, this market basically sat in limbo,” says Gray, whose portfolio includes some of the island’s most recognisable properties. “Once April came around, we started seeing a significant improvement.”
