4th Quarter 2013 EXECUTIVE SUMMARY January, 2014

The Westchester, Putnam, and Dutchess County real estate markets closed 2013 in much the same way we ended 2012 - with a new post-recession high for homes sold, and with pending sales indicating the region is poised for continued sales growth in the year ahead.

Even with sharply higher levels of sales and a continuing shortage of inventory, price increases remain modest; median home values were up roughly 2-4% in 2013 across most local communities. We expect this to remain the case in 2014 as the steady creep up in mortgage rates exerts a drag on home prices even as demand continues to be strong.

For 2013, single family home sales in Westchester County surged 22% to 5,435 units, the highest level since 2005, with double-digit sales growth across nearly every price range and local community. Nearly 1,000 more Westchester homes sold at an average of 6% faster than in 2012. The median price for a Westchester home increased 4% to $610,000. In general, the strongest sales gains were seen in markets that had previously lagged in the recovery. For example, Northern Westchester communities across the board sold more homes in 2013, with Chappaqua, Yorktown and Somers among the biggest gainers in all Westchester.

In Putnam, single-family home sales were up 13% for 2013, with the median home price up 3% to $307,000. Garrison, a popular second-home market for New York City residents, led the rebound in Putnam by tripling home sales to 39 from 13 in 2012. Further north in Dutchess County, home sales increased 15%. Although the median home price inched up just 1% to $244,250, Dutchess finally halted a grueling run of six consecutive years of price declines that shaved nearly 30% from home values since 2006.

Just as the recovery trickled up to higher price points over the past 24 months, the recovery also spread into other forms of home ownership. For example, Westchester condominium and co-op sales increased 15% and 22% respectively in 2013. Many 2013 condo and co-op buyers were downsizers, who sold their single-family homes and desired more manageable, easier to maintain residences.

Looking forward, pending sales are up in the 10% range across most markets, and inventory is slowly being replenished as homeowners recognize that market conditions have become more favorable. Overall, we expect the current market environment to remain stable through at least the first half of 2014. We have a healthy, active market in which neither buyers nor sellers are able to exert relative market power. Sellers who position their property well generate strong interest and often receive multiple bids close to or even above their asking price. Buyers who are prepared to move quickly are usually able to get the best deals.
